  • Fixed Rate Fixed rate mortgage is a mortgage in which the rate and payments of the mortgage are constant and do not change for the life of the mortgage or its term. The 5 year fix rate is set based on the 5 year bond rate of government of Canada.

    Pros: Equal monthly payments over the term of the mortgage

    Cons:

    Usually higher rate and payments comparing to variable rate

    You usually end up paying higher interest over the term of mortgage

    The penalty is calculated as ird (Interest Rate Differential) or 3 Months interest on the balance of the mortgage whichever is higher. Usually the ird is more expensive penalty.

    Variable Rate Variable rate mortgage is a mortgage in which the rate and also the payments will change depending on the Prime rate of lending in Canada over the term of the mortgage.

    Pros:

    Lower rate and monthly payments Historically lower interest paid over the term of

    the mortgage Always the penalty is calculated as 3 months interest so

    lower penalty Since the penalty is lower you may refinance to lower rate

    in the middle of the term Cons:

    Your rate and payments changes along with Prime over the term higher risk tolerance needed

    Historical AnalysisBased on data from 1950 to 2007, the average Canadian could expect to save interest 90.1% of the time by choosing a variable-rate mortgage instead of a fixed. The average savings was $20,630 over 15 years per $100,000 borrowed. Those who can negotiate big discounts (0.75% off Prime) save money 77.1% of the time by going variable.

    Fix Rate Mortgage ForecastBanks foresee 5-year bond yields climbing to 3.59% by the end of next year. Assuming a typical 1.2 spread above yields, this suggests discounted 5-year fixed rates could rise to roughly 4.79% by year-end 2011.

    Variable Rate Mortgage ForecastBig bank economists expect 4.50% prime rate by end of 2011. Based on a .70 average discount from prime, this suggests 5-year variable rates in the 3.8% range by year-end 2011.

    ConclusionMost mortgage professionals would take the variable, but that doesnt mean 5-year fixed rates are irrational. On the contrary, longer-term fixed rates are quite suitable for borrowers who cant withstand interest rate shocks.

    Long story short, variables are still a great bet for many.

    But, if you:

    Have a tight budget Are nervous that prime rate could exceed analyst rate Find an amazing deal on a 5-year fixed

    then no one can blame you for paying more for the insurance of a fixed rate.

    If you had to pick one rate for the rest of your mortgage life, and your only two choices were a 5-year fixed or a 5-year variable, which would you take?

They come to you and deal with many banks because they are generally commissioned by the banks they get paid for results. Get locked in at all rates for 120 days. Should rates go down call your broker do not assume you'll be re-locked. Know not only how much you can spend but how much you can

    afford. Ask about doing accelerated weekly or bi-weekly payments. Take advantage of first time homebuyer incentives. Property transfer tax is waived for first timers. It is 1% on the first 100k and 2% on the balance. Property transfer tax is waived on a purchase price up to $425K. After 425K there is a sliding scale to 450K. rrsp's can also be used. Get informed on how much of them you can use and what restrictions apply. Legal fees run around $800-1000 depending on whether you are using a lawyer or notary.

    hst applicable on purchases, don't even get me started! 12% on NEW PROPERTIES with substantial discounts made available. The calcula-tions are complicated and on a sliding scale. Get help from your realtor/broker/lawyer. See what the developer is offering, don't assume they all offer the same form of discounting. You don't want to get to completion only to find out you need to come up with crazy cash in addition to your down payment because you will get your refund later.

    There are three type of condos: co-op, leasehold and freehold. Find out from your agent the differences and the pros and cons to see

    which is best suited for your needs. Work with a realtor who knows the area you want to

    live in. It's important your realtor knows buildings, or is willing to find out everything about a building for you. Major expenses encountered on an older building are usually: building envelope, plumbing, roof, elevators and common

    areas. Assume that if these have not been done in a 25 year old building they are coming up. Budget for them. Concrete or wood frame if proper maintenance isn't done it will lead to a more rapid deterioration and issues. Remember if it looks like crap it PROBABLY is!

    Market value is what someone is will to pay for a property. It has little to no relevance with what the owner paid. Get comparables from similar properties sold preferably in the same building. The dreaded competing offers! Don't be afraid if other people want this property too then you know when you decide to sell it you'll have interest. I have a 92% success rate in competing offers. As much as I'd love to give up my secrets ummmm no!

    Your realtor isn't taking you out? It's likely there is nothing to see, and prefers not to waste your time taking you to see properties just to maintain your relationship. Remember if you don't buy or sell we don't get paid and being an agent is not cheap. The seller is usually responsible for paying the buyer and sellers agent commision. Take advantage use an agent to buy you're going to be paying the buyers agent when you sell. Be loyal to your realtor behind the scenes we do much more than you know.

    Location, location, location! Live where you want to live. If you can't afford to buy something live in it for a year then rent it out and move to where you want to live and rent there. I'm not telling you to do this what I am saying is find a solution to your quandary. Get in the market. Historically property values double every ten years, sometimes more quickly. It's a great investment and retirement plan. I have been an agent for over 10 years and have bought and sold properties with hundreds of people. I do not know one of them that have regretted purchasing. Usually and probably is frequent throughout this article because that's how things usually are in real estate. Use an agent help clear them up.
