    All that tract of land lying in or being in Land Lot 321, 4th District, Gwinnett County Georgia, and being more particularly described as follows: BEGINNING at the point at the intersection of the northerly right of way (80 feet wide right of way) of Rosebud Drive with the northwesterly side of Mink Livsey Road (variable width right of way) THEN from said point of beginning and leaving said right of way intersection proceed along the easterly side of Mink Livsey Road along a curve to the left with an arc length of 94.32 feet, a radius of 8671.84 feet, with a chord bearing North 27 degrees 52 minutes 49 seconds West with a chord 94.32 feet to a point;

    THEN South 34 degrees 40 minutes 03 seconds East for 161.05 feet to a point on the southerly right of way (variable width) of Lee Road; THEN proceed along the right of way of said road the following courses: Proceed along a curve turning to the right with an arc length of 117.97 feet, a radius of 8057.11 feet with a chord bearing North 66 degrees 52 minutes 36 seconds East and chord length of 117.97 feet to a point; THEN North 67degrees 47 minutes 45 seconds East for 181.80 feet to a point; THEN leaving said road right of way proceed South 34 degrees 44 minutes 40 seconds East for 437.15 feet to a point;

    THEN South 06 degrees 40 minutes 04 seconds East for 490.54 feet to a point on the northerly right of way (variable width) of Rosebud Drive; THEN continue along said right of way the following courses: Proceed along a curve turning to the right with an arc length of 35.92 feet and radius of 1247.51 feet with a chord bearing North 62 degrees 19 minutes 01 second West with a chord length of 35.92 feet to a point; THEN North 61 degrees 31 minutes 06 seconds West for 142.57 feet to a point; THEN proceed along a curve turning to the left with an arc length of 100.21 feet, a radius of 1253.31 feet with a chord bearing North 63 degrees 24 minutes 42 seconds West with a chord length of 100.19 feet to a point; THEN along a curve to the left with an arc length of 93.92 feet and a radius of 628.82 feet with a chord bearing North 68 degrees 54 minutes 55 seconds West with a chord length of 93.84 feet to a point; THEN proceed along curve to the left with an arc length of 13.50 feet with a radius of 628.82 feet with a chord bearing North 78 degrees 48 minutes 33 seconds West with a chord length of 13.50 feet to a point; THEN North 73 degrees 15 minutes 44 seconds West for 36.70 feet to a point; THEN continue along said northerly right of way of Rosebud Drive North 77 degrees 50 minutes 53 seconds West for 380.61 feet to the intersection with the easterly side of Mink Livsey road and The POINT OF BEGINNING. Said compiled parcel contains a total of 8.222 acres of land along with all improvements on the property and is subject to valid easements and encumbrances and is shown on the Compiled Survey and Reconfiguration Plat for Manor Restoration, LLC dated September 21, 2020 by Elite Surveying, LLC under the Seal of Douglas R. Bentley, Georgia Registered Land Surveyor number 2535.
