Is that a light at the end of thetunnel or just an on-comingtrain?

Harvard University’s JointCenter for Housing Studies hasrecently published its report onthe current and future state ofthe remodeling industry. Someinteresting stuff… “As both theeconomy and the housing mar-ket stabilize, so too will homeownerimprovement spending. Over the comingyears, remodeling expenditures areexpected to increase at an inflation-adjust-ed 3.5 percent average annual rate.”

Is this the steady and solid incline thatmany of us were hoping for in 2011?

“In the next five years, the focus ofremodeling spending will shift fromupper-end discretionary projects toreplacements and systems upgrades.Remodeling contractors have a numberof growth opportunities generated byunderinvestment in distressed properties,lower mobility, changing migration pat-terns, and the rise of environmentalawareness.”

Mmmmmm… people are staying intheir homes more and they are becomingmore aware of green building concepts.This is welcome news for sure.

After the last year of so very difficultchoices and trimming down our compa-nies to meet a leaner and ever-more com-petitive marketplace, this informationfeels like a ray of sunshine amidst theclouds. I have gathered just from anecdot-al evidence that something is going onout there. The phones are ringing moreand people are feeling more secure. Theimprovement is small and steady andwidely reported.

So… What does a veteranremodeler do now? Celebrateand declare the recession isover? Not so much. Be cautiousand be careful. The competitionout there is still not stable andnon-National Association of theRemodeling Industry (NARI)remodelers are quoting pricesthat seem to be more fantasy

than fact. Planning for a lean 2011 is theway to go. If it turns out better… thenyou will be swimming in gravy!

This means that staying close to NARI,participating in NARI, and using theresources of NARI is a necessary tool forsurvival and success. We will be adding afew new wrinkles to our calendar this yearthat should give our members some newand different points of view. We are partner-ing with TW Perry’s on a Green EducationDay in March. This one is going to be real-ly good and I would get out my hand-held“Google machine,” mark the date and makesure to attend. We are also working withPella and NARI National on a Pro Expo inApril that should be another don’t-missevent. Details for both of these gatheringsare still in the works and we will let youknow when everything is ready to go.

So… keep your eye on the prize andstay on course… that light at the end ofthe tunnel may just be a warm and wel-coming sign of relief. I’m going out to getsome sun tan oil… I’m just not rubbinganything on right now.

Certified Remodeler (CR)Designed to recognize and identify full-service remodelers. Candidates musthave a minimum of five years experi-ence and be employed by or own afirm that derives 90 percent of its salesvolume from remodeling.

Certified Remodeler Associate (CRA)Recognizes individuals who activelysupport the remodeling industry, suchas architects, designers, educators,manufacturers, publishers, suppliersand consultants.

Certified Remodeler Specialist (CRS)Reserved for remodelers who specializein a particular area of the industry, suchas roofing or flooring, etc.

Master Certified Remodeler (MCR)This designation recognizes CertifiedRemodelers that have demonstratedcommitment to the remodeling industrythrough support of their local chapter,NARI National, and/or their local com-munity. The MCR identifies CertifiedRemodelers that have withstood the testof time and continue to be successfulwithin the industry. Candidates mustcomplete and submit this application forconsideration by the NARI CertificationBoard. In addition to completing andsubmitting an application to qualify forthe MCR certification, candidates mustbe a Certified Remodeler for a minimumof 10 consecutive years and holdanother NARI certification. Candidatesmust have been involved with their localNARI chapter or NARI National and/orinvolvement as a leader in the localcommunity. Candidates must submit aletter of recommendation from theirchapter executive or chapter presidentor three letters of recommendation fromrecent clients.

Universal Design Certified Remodeler (UDCR)This designation includes remodelerswith knowledge and skills in a broadrange of universal design and remodel-ing. Individuals with the UDCR designa-tion are recognized as experiencedremodelers with skills and knowledge inall aspects of universal design andremodeling. Candidates must completeand submit this application for consider-ation by the NARI Certification Board. Inaddition to completing and submitting anapplication, to qualify for the UDCR cer-tification exam, candidates must havebeen in the remodeling industry for a min-imum of 5 years. Candidates must alsohave completed a minimum of 8 hours ofuniversal design remodeling/buildingrelated education.

Certified Lead Carpenter (CLC)Designed for lead carpenters who areskilled and knowledgeable in the tech-nical, hands-on aspects of their work,but also have demonstrated skill andknowledge in project management,supervision and customer service.Candidates must have a minimum fiveyears experience with at least two ofthose years as a lead carpenter.Companies who believe in providing aquality product will make sure their leadcarpenters are trained and certified sothey can produce better jobs, be moreprofessional, run projects more efficient-ly, and interact more proactively withtheir customers.

Certified Kitchen & Bath Remodeler (CKBR)This designation allows homeownersto identify contractors who do exten-sive work in kitchen and bath remod-eling, and have gone the extra mile to improve themselves and their firm’s capabilities in these areas. TheCKBR certification addresses theunique aspects of kitchen & bathdesign and remodeling, includingtechnical expertise and new productknowledge.

Green Certified Professional (GCP)The GCP designation is designed torecognize and identify remodelerswho apply green or sustainable prin-ciples to their remodeling projects.They understand key green buildingconcepts including energy efficiency,site management and use, indoor airquality, water conservation and theuse of building materials and finishes.The GCP certification addresses howgreen remodeling can make homesmore durable, efficient, sustainable,healthier to live in and less expensiveto operate.

The economic conditions of the pastfew years have thrown a monkeywrench into plans and dreams for

so many homeowners. Unfortunatelymany of us have had to adjust our goalsand re-plan our futures.

With the real estate market in anunknown state, people are really nervousabout selling their houses to buy newer,bigger homes. Many of us are making duewith what they have and are “waiting out”the economy. However, many more of usare doing remodeling projects to upgradeour current homes until things get better.

If you have not already done so, it maybe time to re-focus and possibly re-plan.Fortunately, there are options that mayactually be better than our original plans.

ADDITIONS OR EXTENSIONSFor those who need more space andthought the answer was to sell and buy alarger home, perhaps the solution to thespace crunch is an addition or extension.This solution also works well for accom-modating merging families. Just as thereare many considerations in the decisionto relocate or remodel, there are manyfactors to consider in choosing to remod-el your home in order to accommodategrown children or aging parents.

FACTORS TO CONSIDERPerhaps the biggest issue in opting forextended family living is that of privacy.With the proper remodel, good communi-cation and firm agreements, this optioncan have many significant financial advan-tages. Although the costs of running alarger household will be more than thoseof a single family unit, the costs will be lessthan those of two separate households.

AGING IN PLACEPerhaps you want to downsize or preparefor a scaled-back lifestyle or retirement ofsorts. In that case you may want to pre-pare your home for the next phase ofyour life. Just because you may be retiringfrom your business activities certainlydoesn’t mean you will be retiring fromlife. LOCATIONAs you contemplate the advantages anddisadvantages of moving vs. remodeling,there are definite location factors to con-sider. These factors will depend on a num-ber of things including your age and theage of your children, proximity to activi-ties that you and your family enjoy, andthe neighborhood itself. If you have chil-dren in school, you may want to avoid dis-rupting them. This is a strong incentive forremodeling instead of moving. There maybe other advantages to staying in your cur-rent home. These could range from theactual block you live on, the tranquility orbusyness of the area, the proximity totransportation or even your immediateneighbors. We tend to notice those thingsthat we don’t like, but it is equally impor-tant to not overlook the advantages tostaying where we are. In making a deci-sion, it is usually best to write down all thepluses and minuses to your current loca-tion and have your family do the same.You may find that there are significantadvantages to staying in your currenthome. In that case, remodeling will be abetter choice for you and your family.

ADDING VALUEAssuming you decide to remodel insteadof moving, keep in mind that a well-donerenovation will add value to your home,so when the time does come to sell, yourhome will be worth significantly more.

If a careful analysis of your living situ-ation indicates that it is time to sell, I urgeyou to find a home stager to assist in theprocess. A good home stager will give youan honest assessment of your home, coor-dinate any needed repairs, assist with there-arrangement of furniture, and will helpin the decoration of your home for a fastsale at the best possible price.

Everybody wants a great home. Weremodel our homes to improveour kitchens, our bathrooms, our

living spaces, and our quality of life. Wespend a significant amount of energyplanning and selecting just the rightmaterials or design elements for ourhomes. Many of us have families whomwe care about deeply and we work hardto provide for them and keep themhappy, healthy, and safe.

When most of us were in school weworked hard to get good grades. It wasn'talways easy, but bringing home a reportcard with straight D's was not rewarded.And with good reason. Barely passing,below average, was hardly an accomplish-ment, and definitely not something to beproud of. In some areas, our buildingcodes are designed to be just good enoughto keep us from getting hurt. They areessentially the equivalent of a "D."However, in some cases, building codes,while still the minimum standard, may bea bit better, but it depends where you live.

When we talk about what a great homeis, we should be talking about somethingthat is better than a “D.” This is wheregreen remodeling comes into the picture.Green remodeling and building are allabout going well beyond the bare mini-mum to create something of quality that ishealthy and safe for you and does lessdamage to our environment and our com-munity. Green remodeling is really aboutmaking great spaces for your family whilebeing responsible. However, keep in mindthat different people view green in differ-ent ways. Not all green building approach-es are also healthier and all healthierbuilding practices are not green.

We all know that Green remodeling isthe right thing to do, and it’s probably safeto say that there aren’t any builders orremodelers who do not want to buildgreen. So why isn’t everyone remodelinggreen? It is a bit of a catch 22. The problemis that construction professionals don’tthink that homeowners want green, andmost homeowners think construction pro-

fessionals don’t want to or know how tobuild green. And both parties think it costsmore. Well let’s set this story straight.

MYTH #1Homeowners are not interested in Green.This is obviously not true. Organic foodsales are through the roof. Target is sell-ing bamboo shirts (which incidentally arenot very green), and Ford is producingefficient hybrid vehicles. In a less thanstellar economy, the growth in the sus-tainable and green market continues tobe steady. Why? Because when we havethe opportunity to have healthier, happi-er lives, we choose it. What you, as ahomeowner, need to do is let yourremodeler or designer know that youwant something better than a D and askto have your remodel certified.

MYTH #2Green is expensive. This is also not true.Data from around the country shows thatto build a certified new home adds 2 per-cent to 3 percent to the cost of a home!Experienced green builders actuallyshow a reduction in cost overall as theybecome better at building better. Withremodeling you can often see a reductionin project cost! Properly installed insula-tion and air sealing costs nothing more,but can save energy. A green home needsa smaller heating system, which is lessexpensive, and often no AC is needed,which also saves money. Water-savingshower heads cost the same as regularshower heads and offer the same pleasur-able experience. Dual flush toilets use afraction of the water and cost the same topurchase and install, saving money onwater bills. About 50 percent of yourwater use is spent on keeping turf grassgreen when native Washington, D.C.,grasses don’t need watering and onlyoccasionally need mowing.

Today, ultra-Low VOC paints are thesame price as regular paint but are muchhealthier for your family, as are No-Added-Urea-Formaldehyde-plywoods.Your biggest expense comes from thethird-party inspections that green remod-eling requires, but the value of having anindependent audit of the performance andthe project seems worth the minimal cost.

MYTH #3Green is too hard. For you, the home-owner, going green in remodeling is easy.Just tell your remodeler and designer youwant your project to be as green as possi-ble. That is all you have to do. For theremodeler or design professional, there issome work involved. Just like school, thisrequires some training and some prac-tice. Because the secret to green remodel-ing is in the process and NOT the prod-uct, the planning and design stage is veryimportant and takes additional effort tothink things through and consider theimpact of an action.

“Green or sustainability-based plan-ning and design development forces clar-ity into the building process. This reducesdelays, change orders and mistakes, ulti-mately saving money, generally between$1 and $3 / SF. This is enough to get thattile you wanted, and then some,” saysBrian of Amicus Consulting Services.

MYTH #4Green building is for big projects and new homes. Totally untrue! While LEEDrequires that you practically re-build yourhome, green remodeling projects of allsizes are happening all of the time; bath-room remodels, kitchen remodels, win-dow and siding replacement, attic or base-ment finishing, and of course additions.

“As with life, it isn't about what you didyesterday, it's about what you are going to do today. Every choice has a cumula-tive impact, every choice is a path,” said Brian of Amicus Consulting Services.

MYTH #5Green is all about energy. This may be themost commonly misunderstood part ofgreen remodeling. The beauty of green isthat it is a whole systems way of thinking.It gives equal weight to each key conceptand asks us to consider the interconnect-ed nature of the world we live in.

“Think of it this way: a poorly con-structed house that leaks and poisons yourchildren to which you add solar panels isa poisonous, leaky house that costs a bitless to run,” says Brian of AmicusConsulting Services. “You should put firstthings first: products and practices thatpromote comfort, air quality and safety,then energy efficiency and renewables.Luckily, most green strategies that accom-plish one task accomplishes all of them.”

A systems approach means under-standing that insulating the housereduces air infiltration, which means lessfresh air to the occupant. We understandthe link and the danger in insulatingwithout considering occupant health.A systems approach has us ask the ques-tion about how much energy it took tomake the insulation, what were the envi-ronmental impacts, and what are theimpacts on the installer and the occupantwhen handling this material. In fact,green remodeling really starts with com-munity and the impact on the health andwell being of the people manufacturingthe products, then those installing theproducts—and then those living with theproducts. Community impact and indoorenvironmental quality are the top con-cerns. Next is water, then resource effi-ciency (which includes durability, recy-cling, and embodied energy), and thenfinally energy efficiency. If we reduce thequality of life of someone in India so thatwe can have cheap slate in our greenhome, we are really taking advantage of

someone less fortunate, which is neitherfair nor beneficial to all concerned.

The straight story on green remodelingis that it is easier than you might think. Itcan save you money, it conservesresources, it is healthier for you and yourfamily, and most importantly it is the rightthing to do. You have the power with yournext remodel to be a force for good in theworld and your community. Think abouthow hard you worked to save for thatremodeling project, do you really want tobuy a ‘D’ grade project when you canhave a ‘B’ or an ‘A’ home with little to noadditional expense? Washington, D.C.,residents love our areas natural resourcesand we value our neighbors. Do your part.

The owner of this new home desired to build a newENERGY STAR qualified home, which included greenfeatures, while not “appearing” to be green. While

designing the systems to meet ENERGY STAR requirements,the EarthCraft House green building program was introducedas an additional certification that could be achieved whilefocusing on a house as a system approach.

Not only was this home the 1st EarthCraft House in theMetro Washington, D.C., area, the home qualified for theBuilder’s Tax Credit, EarthCraft Select, and ENERGY STAR.The utility bills have now been tracking at approximately 75%lower than a conventionally built home. The overall premiumfor the added energy efficiency and green features was lesswhen evaluating the true cost the ownership.

The home consists of 4 finished levels of living, includingthe basement and attic. The key green features include: anENERGY STAR cool metal roof, Hardieplank siding, ultra-low U value windows, a hybrid insulation package with R-21walls and a R40+ cathedral ceiling, high-efficiency 2 zone heat-ing and cooling, Honeywell digitally controlled energy recoveryventilator, Cree LED recessed lighting, designer G24 base fluorescent light fixtures, advance lighting control systems,ENERGY STAR appliances and fans, richly stained bambooflooring throughout, recycled fiber carpet in basement,Grasspave II impervious driveway, drought tolerant landscapingwith rain barrels and a rain garden to contain runoff on site.

From the beginning, these homeownersaspired to bring the feel of their Mainevacation farmhouse to the elegance

of their Chevy Chase home. To this end, their program included expanding the kitchen tobring more light into the house, creating a better connection to the dining room, and adding aspace for pantry and mudroom functions.

The comfortable, inviting feel of this updatedkitchen is apparent in each detail of the design.Custom inset cabinetry houses modern stain-less steel appliances and is balanced by blackgranite countertops. A slice of carrera marble atthe center of the space provides warmth and awelcome place for guests to mingle. This new, custom, waterfront home includesnot only a private master suite, but suitesfor each of the four bedrooms. It also

CREATIVE SOLUTIONS UNDER $15KMERIT

The exterior side breezeway of this 1950’s ranch was a barren concrete and brick shell beforePyne Studios designed and created drastic improvements that not only made it a more attrac-tive and efficient space but improved the traffic flow as well. The primary family entrance

into the home was very narrow and tunneled occupants into an even narrower hallway that connect-ed to the family room and dining room. The disjointed traffic flow created a major bottleneck anddidn’t provide storage for coats or other items. The owners wished to create an entry into the residence that allowed direct access into the family room and protected access into the garage.

The awkward traffic pattern was transformed when Pyne Studios enclosed one end of the breeze-way with a new glass entrance door and removed a jalousie window to open up the other end of thespace into the family room. By introducing high-contrast colors, durable yet warm materials and inno-vative storage ideas they created a bright and functional foyer that avoids the typical cubby solutionwith style. The original side doorway and hall into the house were closed off with a bright yellowaccent wall to create a powder room and a dramatic spear-like wooden shelf was added to hold purs-es and keys, while a grid of rustic hooks provide plenty of space for hanging coats and back-packs.The window in the accent wall provides light into the new powder room.

The clients pretty much wanted to double the size of their house and bring the whole structure to cur-rent standards. We did just that and added our craftsmanship to the “mix” to create a work of art.

The front of this house was completely transformed with a new portico, large bay windows on eitherside, a new entry, and newly constructed and upgraded dormers. The rear got totally reworked: an earlieraddition was torn away and the whole rear of the house was extended about 18' towards the back with anew facade, a screened porch with a stone-veneered fireplace and a deck. The basement and the attic werealso transformed into both recreational and living quarters respectively.

The description of the project can go on and on, however, nothing can say it better than the clients them-selves: “…your hands-on approach was great and very important to us. During the construction you werepatient and very involved. Because of the combination of new and old, we often needed help and adviceon how to execute our plans. Your ideas were great. RANCH TRANSFORMATION WITH MODERN TWISTS

Ted and Wanda Rogers had thoughtabout remodeling their home forat least a couple of years before

they actually found a remodeler that suit-ed them. “We had thought about remod-eling our home, and we even looked atbuying a new home, but the quality of thenewer homes didn’t even compare to thequality of our existing home and we real-ly like the piece of property our home ison,” Ted said.

So a lot of thought and planning wentinto the ideas and plans. The couple isonly one of three families that have livedin the 75-year-old Fairfax County homeand Ted says that the quality of the homeis great.

FINDING THE RIGHT REMODELERTed, who used to be in the military, saysthat they wanted to open up the homeand have a more updated layout with agreat room connected to a kitchen area.

The family, who over the years has livedin as many as 18 different homes in thepast due to the military, purchased thehome in 1983.

So, as several years passed, they eventu-ally needed to replace their dishwasher,which then resulted in the idea of com-pletely remodeling their entire home. Theymet with several local companies, but theyweren’t very impressed with any of them.“Either I didn’t like the designs that theywould come up with, or their customerservice would be terrible,” Wanda said.“After meeting with several companies, Ijust wasn’t impressed and I didn’t want tomove forward with the project.”

Their grandson, home from collegefor the summer at the time, had taken asummer job with Foster RemodelingSolutions, in Lorton, VA, and he men-tioned to his grandparents what a greatcompany it was. “He told us to meetwith the owner and see what we

thought,” Ted said. “Our grandson wasvery impressed with them and said thatthe owner was very honest and just agreat person to work for.”

Once they met with David Foster, CR,Owner of Foster Remodeling Solutions,they knew that they wanted to work withDavid and his company. “David was veryhonest with us and he treated the projectlike it was his own home. He had built hisown home years ago and he had somewonderful suggestions for us. His compa-ny is extremely reliable and we knew thatit would be a great fit for us,” Ted said.

GETTING STARTEDOnce they talked with Foster RemodelingSolutions, eventually plans were drawnup and the Roger’s moved out of theirhome and went to Florida for the winter.“They pretty much had to gut the entirehouse and start new; they re-did every-thing,” Ted said.

MASTER SUITEThe newly built master suite includes aluxurious master bathroom retreat,which has two vanities with separatesinks, Sienna Ridge Silestone counter-tops, a deep soaking tub, and a beautiful-ly tiled shower with a large sitting bench.

MODERN KITCHENThe transformed kitchen now includes aSubZero, wood-paneled refrigerator, whichmatches the cabinets throughout, a Wolfstove, and a stainless steel KitchenAid dish-washer. Dakota Mahogany granite coun-tertops are throughout and the couplechose Southport cherry wood cabinets withhoney tone stain, manufactured by CrystalCabinets to complete the look.

COMING UP WITH IDEASAccording to Wanda, David and his teamwere very helpful with coming up withideas for the new home. “They wouldtake us around to area appliance storesand help recommend what products toget,” Wanda said. “He made excellentsuggestions for the flow of the home, andthey were a great company to work with.”

The kitchen also includes both electricand gas cooking, with a two-burner gastop and a four-burner electric top. All ofthe work Foster Remodeling did includesa five-year warranty, so the Rogers aren’tnervous about possible upcoming issues.All of the rooms were painted in earthtones, and the new home is comfortableand warm. Custom crown moldingthroughout, adds beauty and charm.

would be without power for any signifi-cant amount of time. “The home willalways be able to function during storms,or whatever the weather brings,” Wandasaid. “David designed the flow, and weare really happy with the way everythingturned out.”

GREEN BUILDING PRACTICES The entire home was re-wired and a newfurnace and air conditioning system iselectronically programmed. “David evencame over after the project was complet-ed and programmed the settings for us,”Ted said. It’s a very tightly built homeand is much more energy efficient. Manygreen building practices were used in theremodel of the home such as closed cellspray foam insulation.

Foster Remodeling also tore out theexisting chimney and rebuilt the fireplaceto include a beautiful restored mantel tomatch all of the woodwork throughoutthe home. “It was these unique touchesand attention to detail that really makesthe completed home ours,” they said.

VERY ACCESSIBLEAnother priority for the couple was tomake the new home as accessible as pos-sible. “We’re getting older, and we want-ed to make the house very accessible. Forexample, the older section of the home isvery private, so people could live in oneend of the home, and it would be its ownarea,” they said.

The entire project took about one anda half years from design and selections tocomplete construction, and they are veryhappy with their new home and choice touse Foster Remodeling Solutions.

Homeowners Miriam Schneidmanand Nick Burnett have lived inthis 4,000-square-foot, three-level,

beautiful Bethesda, MD, home for the past16 years. The 25-year-old home is not newto the remodeling process. “We’ve donemany projects in the past, and we alwaysknew that we’d eventually want to remod-el the kitchen, but just have not had thetime to do it,” Miriam said. Both Nick andMiriam travel quite frequently for theirjobs and it is hard to plan for a remodelingproject. “We always envisioned openingup the area, but we weren’t quite sure howto do it.”

REMODELER HIGHLY RECOMMENDEDThe four-bedroom, four- and one-halfbathroom home, also includes twokitchens—one in a built-out lower level,and one is on the main level. “When ourson, Alexander, was born, we had akitchen area remodeled in the lowerlevel for a nanny quarters,” she said.

Now that her son is 16 years old, theydon’t use it as often and just wanted toopen up the kitchen on the main leveland make it much more functional fortheir family of three. When they hadremodeled other areas in the homeHopkins & Porter Construction, Inc., ofPotomac, MD, had done the work andMiriam and Nick have always been verypleased with their work.

“When we decided to remodel themain-floor kitchen, we didn’t even thinkabout using a different remodeling firm—they [Hopkins & Porter] had done suchexcellent work for us in the past, that weknew that we wanted them to do theremodeling work,” Miriam said.

The work was implemented byHopkins & Porter; led by Lead CarpenterScott Weyforth and Production ManagerRay Hornsby. Their workmanship,project management, and attention todetail were critical to the successful out-come. Hopkins & Porter’s Director of

Architecture Kai Tong, AIA, designedthe entire project.

“It’s a cheering and gratifying momentwhen a past client calls for more work,”Mike Denker, President of Hopkins &Porter said. “We had done 2 remodelingjobs in past homes for Nick Burnett aswell as one in an old town house inNorthwest D.C. More recently ourHandyman Division had been helpingNick and Miriam with a host of miscella-neous changes to their present contempo-rary abode. This had included swappingout windows, redoing closets, makingchanges to the basement, and partiallyopening up the kitchen with a passthrough. This time, however, Nick waspresenting us with a tricky kitchen remod-el that would involve a complete gut of themudroom, laundry area, and the kitchen,with a break through to the living room.”

Nick, who has a great sense of space,could have been an architect himself. Forthis project, he and Miriam had been

working on potential designs but had cometo an impasse. They just could not find away to break through the old layout to thedesign they knew they wanted. Miriamalso was dreading the dust she knew wasan inevitable corollary to renovation.

THINKING CREATIVELYAccording to Kai, the original kitchenhad a very constricted layout, blockingthe flow of light, space, people, and ener-gy. Beautiful backyard views wereobscured, and the homeowners felt timespent in the kitchen was more drudgerythan enjoyment. Both Nick and Miriamhave an artistic and architectural disposi-tion, and encouraged the architects tothink creatively.

“I felt that a single strong sweepinggesture was needed to clear out, energize,and organize the space,” Kai said. “Thus,I went with the simple but powerful diag-onal line, spanning from one corner ofthe space to the opposite end, creating asightline all the way through the kitchenand into a newly enlarged window at thefar end.”

DIAGONAL LINE ADDSFUNCTIONALITYThe diagonal line also provided anopportunity to organize both functionsand massing throughout the small space,with butler and laundry functionsgrouped openly at one end, along with awalk-in pantry tucked into a residual

space created by the geometry of thediagonal. The space becomes increasing-ly wider as one moves to the other end ofthe diagonal, where a large open area iscreated for a breakfast or buffet table.

A new small triangular bay windowreplaces a previous uninteresting picturewindow, and nudges the space out in asmall but powerful way, while providingan attractive ledge. No additional spacewas added in this elegant kitchen, exceptfor a small bay window, which provides asunny ledge for growing herbs, etc.“However, the visual and actual transfor-mation of new and added space and lightis absolutely palpable,” Kai said.

“Each client's personal style and tastevary,” Kai said. “The visual vocabularyof my particular design for this specificclient is light and airy, and almostsparse. The modern kitchen includeslots of new space shaped by naturalbisque finish maple cabinets and dra-matic countertops.”

Kai made some serious breakthroughson the design while working withProduction Manger Ray Hornsby to keepthe project costs within the family’s budg-et constraints. Scott excelled on keepingthe dust to a minimum while also sched-uling to do all the major demolition whilethe family was out of town. “That’sanother key issue that they were wonder-ful with,” Miriam said. “They truly didtheir best to be as clean as possible whiledoing the project.” The finished space is a

transformation: a dramatic kitchen andentertainment space with a wonderfulsense of openness enhanced by vistas tothe outside gardens

HAPPY WITH RESULTSNick and Miriam, who are ecstatic withthe results, hosted a reception for thedesign-build team. Twelve or more guestswere able to stand and converse comfort-ably in the kitchen around a buffet table,and the slender triangular shelves alongthe window work beautifully as horsd’oeuvre display ledges when entertaining.

Sherm and Carla Wolfner built their3,400-square-foot Ashburn homeabout 14 years ago, and they had

recently been thinking about remodelingthe home. They even casually beganhouse hunting last fall to possibly takeadvantage of the down economy andlower cost of the local current real estate.“We went and saw quite a few homes,but we didn’t really find anything that weliked,” Sherm said.

After a little bit of time, and due to aminor leak in their master bathroom,they revisited the remodeling idea andCarla got a referral from a co-worker tocheck out Michael Nash Design Build &Homes, Inc., in Fairfax, VA. They calledto make an appointment for a designer togo to their home and on the scheduledday, to their surprise, they met withSonny Nazemian, CR, CKBR, President

& CEO, and they looked at their options.“The company does everything on aturn-key basis and the majority of theirwork is done by their own employees,”Sherm said. “When we met with Sonny,we liked him and we had heard greatthings from other referrals we had talkedto so we decided to move forward withMichael Nash Design Build & Homes.”Michael Nash Design Build & Homes,Inc. won 13 Capital Contractor of theYear Awards (CotY) in 2010.

TIGHT DEADLINEWhen they first sat down and started talk-ing with Sonny at the Michael Nash show-room, they also toyed around with doingother projects throughout the home, suchas remodeling the kitchen, possibly addinga sun room, and other highlights through-out the home. “The Wolfners were happy

to be in a showroom with all the amenitiesthey were looking for. The homeownerdoes not have to go several places and dragsamples around to get what they need,because the Michael Nash showroom isfully equipped; it has everything all underone roof,” Sonny said.

“A big priority for us was the timelinethough,” Sherm said. “Our son hadrecently gotten engaged and we neededthe home to be completed before wehosted his engagement party. I toldSonny that they had two months to com-plete the remodeling project.”

According to Sonny, this was a tightdeadline considering the size of the proj-ect. “We knew that it would be challeng-ing, but I also knew that we could pull itoff. The project turned out wonderfuland we made it a big priority to keep theproject on time.”

SELECTING THE DESIGNSonny and his experienced Michael Nashdesign team sat down with the couple anddrew up nine different plans for the proj-ect. The final selection that they choseincluded remodeling their kitchen—mak-ing it much bigger and included its ownbreakfast area. “We wanted a more func-tional kitchen with an improved layout.”The design also included an addition of a14' x 22' sun room, which they wanted toinclude views of the backyard.

Another priority for the family was toremodel the backyard. The existinghome had a deck on the back of thehome and they didn’t use it often. “Ourold deck was not desirable and did notfit our lifestyle,” Sherm said. “We hadan old Jacuzzi out there as well, whichwas wasted space because we never real-ly used it. We wanted an area where wecould entertain back there when wehave guests at the house.”

“This really was a great area for ourdesign team to be creative,” Sonny said.“We decided to take advantage ofredesigning the entire area and it resultedin a one-of-a-kind backyard oasis, which isa wonderful place to entertain and relax.”

THE NEW KITCHENThe now-spacious kitchen has matchinghardwood floors, and the new additionhas connected the entire first level of thehome, and the family loves it. Warm cher-ry cabinetries highlight the room withexotic stone counters. All upscale stain-less steel appliances include a new Vikingstove, KitchenAid refrigerator, oven, dish-washer, and a Sharp microwave.

Detailed molding and limestone backsplash are just a few of the beauties usedin this kitchen. A newly constructedcathedral ceiling was added and brings ina lot of light to the entire first floor.

IMPROVED TRAFFIC FLOWMichael Nash Design Build & Homesextended the kitchen into the new addi-tion by about three feet. This made itpossible to include a big center islandand improve traffic flow. According toSonny, he suggested better accommoda-tions of the appliances, more storage,and accessibility. PH

Additional lighting was added, such aspendent light, under-cabinet lights, recesslights, zone lighting, which makes theproject even more interesting.

Overall the client’s satisfaction wasachieved with a new spacious kitchen,breakfast area, and sun room.

REMOVE EXISTING DECKAccording to Sherm, Sonny suggesteddemolition of the existing deck and startfrom scratch. “We wanted to create atechno-style stone patio and include awater feature on the corner to view fromthe new sun room and family room; itturned out just beautifully,” Sherm said.

A short wall all around with matchingstone and decorative lighting on theperimeter are definite highlights of thisproject. “Focusing on having a longpanoramic backyard scenic view anddirecting all of the interior windowstoward the beautiful backyard was a mainagenda of the design team,” Sonny said.

In addition, because they removed theold deck, this allowed the design team to

expand the remodeled kitchen, whichnow includes the breakfast area that thefamily wanted. Side French doors nowlead to a small deck that descends onto anew 36' x 36' stone patio. Several largewindows view the backyards lovely newlandscaping and the windows allow west-ern sunlight to get in for daylight.Michael Nash Design Build & Homescustom made a built-in bench below anda couple of bookcases on both sides.

LIVING THROUGH A REMODELThe couple lived in the home during theentire remodeling project. “It wasn’tgreat, but it was fine,” Sherm said.Michael Nash moved their existingrefrigerator out into the garage andhooked it up for them as soon as possi-ble. “They were as neat as possible, andwe ended up eating more takeout thanusual.”

Most importantly, they met their dead-line of two months and the family didn’thave to live through the remodelingprocess for very long.

HAPPY WITH THE RESULTSThe Wolfners are extremely happy withtheir remodeled home. “They did a lot ofunique final touches that we were extreme-ly happy with,” Sherm said. “For example,when they remodeled the master bath andpainted the walls, they even painted themaster bedroom as well, even though thatwasn’t part of the overall project.”

Importantly, Michael Nash’s team alsomet the family’s strict timeline and theproject was completed before their son’sengagement party. “The kitchen was ahuge hit at the party, and we were able tohost everyone much more comfortablywith the open-floor plan. I highly recom-mend Michael Nash Design Build &Homes. They did an excellent job.”

Atlanta native Chip Wade has building in his blood, coming from a line of

experienced carpenters and woodcraftsmen. Working closely with his father,

Chip’s interest in carpentry and renovation was sparked at an early age.

With a family project underway at any given time, he developed his skill with hands-on learning. Today

Chip’s passion for carpentry extends beyond his family home and into the homes of millions of Americans

nationwide. He is a contractor and carpenter on HGTV’s Curb Appeal: The Block and HGTV’s Design to Sell,

and owns his own business, Wade Works, a custom design-build firm in Atlanta.

William Moss – aka the Garden Boss – is the expert on greening, gardening
