during the past two months that national media coverage of residential construction has started to turn a corner. Key residential data, including

new home sales, housing starts, national home prices, existing real estate sales andremodeling activity have shown signs of improvement during these past several months.

Indeed, government data reveals that housing has gone from a net drag on the econ-omy to a net positive. In addition, residential home construction, which includes bothremodeled and new homes, is now starting to reassume its traditional role of helpingto move the economy forward following a recession.

There is good reason not to wait on the sidelines any longer. Interest rates are stillthe most affordable in a generation and will likely rise as the economy picks up. Onecould build a dream home, or consider doing renovations to the home where they live.Homeowners can enjoy the benefits of updated styling, modern conveniences, morespace, and better use right where they are. Read the stories on the following pages tosee how other homeowners have implemented the latest bathroom and kitchen trendsand living space expansions to make their homes into dream houses.

Also in this issue, the Remodelers Council STAR Awards and the ProfessionalRemodeling Achievement Awards are highlighted. CERTIFIED AGING-IN-PLACE SPECIALIST (CAPS)The NAHB has joined forces with AARP and several experi-enced remodelers to develop the Certified Aging-in-PlaceSpecialist (CAPS) certification. Designees are trained tounderstand and respond to the unique needs of older homeowners.

CERTIFIED GRADUATE REMODELER (CGR)The Certified Graduate Remodeler (CGR) designation rec-ognizes remodeling professionals who have a proven trackrecord of success. You can count on remodelers who have theCGR designation to show a high level of professionalism andcredibility, and those who earn it can be considered industryleaders.

GRADUATE MASTER REMODELER (GMR)The Graduate Master Remodeler (GMR) designation allowsCertified Graduate Remodelers (CGR) to attain furtherrecognition for educational excellence and longevity in theremodeling industry. Qualifications include 15 years ofremodeling experience.

CERTIFIED GREEN PROFESSIONAL (CGP)The Certified Green Professional designation recognizesbuilders, remodelers and other industry professionals whoincorporate green building principles into homes without driving up the cost of construction.

MASTER IN RESIDENTIAL MARKETING (MIRM)The Master in Residential Marketing (MIRM) designation is thefourth and most prestigious designation given by the Institute.The MIRM is the top-level achievement for professionals in newhome marketing. Candidates must successfully complete thefour (4) required courses, have 50 elective hours and write a marketing case study focusing on a new home community.

GRADUATE MASTER BUILDER (GMB)The ultimate symbol of the building professional, the GraduateMaster Builder (GMB) designation is for experienced veteransonly. Before beginning the GMB designation process, you musthave the CGB designation, the CGR designation, or the CGAdesignation with five years of building experience, or ten years ofbuilding experience and have completed three CGB/CGR/CGAcourses. GMB courses are more advanced with in-depth instruc-tion geared for experienced building professionals.

CERTIFIED GRADUATE BUILDER (CGB)CGB is an exclusive professional designation designed toemphasize business and project management skills. Candidatesmust have: Two years of building experience by graduation;Completion of the Builder Assessment Review (BAR); Be a"builder" according to the following criteria: primary execu-tive/owner of a company, superintendent or lead carpenter, orconstruction executive personnel/employee who has built aminimum of one dwelling in the past 24 months.

Finding ideas for remodeling and design inspiration isthe easy part, when you’re considering your home improvementoptions. The challenging part is narrowing down the ideas in termsof overall style, specific colors, finishes, and materials. Stayingtuned to current trends in design and home renovation certainlyhelps in the decision-making process.

Houzz.com, an online platform for home remodeling and design,recently polled 30,000 homeowners across the country and foundthat the vast majority of those who were considering a remodel-

ing project or an addition were doing so to “improve the design quality oftheir home.” Improving the look and feel of the space was most impor-tant, rather than increasing home value. This was true across all incomelevels and demographic groups.

With that said, let’s not dwell on where you can get the most bang foryour buck. Instead, we’ll focus on some of the key design trends in spaceplanning, colors and materials in order to help you get started with somefantastic choices for your home improvement project.

SPACE PLANNINGThe overriding themes of today’s renovations are more open floor plans andrepurposing of rooms to add to everyday living and entertainment space.Formal dining rooms are becoming offices, craft rooms and playrooms.Dining room and family room walls are being opened up or removed inorder to expand the kitchen area. Even front hallway coat closets are beingsacrificed for the sake of ultimate kitchen and entertaining utility.

Along these lines, dual cook kitchens with morethan one work triangle and a second prep area arepopular upgrades; including a second under-counterrefrigerator, double ovens, and larger pantries. Andoutdoor spaces and sunrooms are being designed asan extension of indoor living and entertainment.

In master bathrooms, space is going to largershowers and double vanities, while whirlpool tubsare out and free-standing soaking tubs are in.Eddie Casanave, EIT, CGR, CAPS, of DistinctiveRemodeling tells us that, “While free-standing tubsare not the most practical, they do make a majorimpact on the style, look, and feel of a room.Free-standing tubs can be either very modern orvery traditional, so it allows some flexibility withdesign.”

Whenever possible, closets are being expandedand customized. Wider hallways and doorways arebecoming the norm, as Universal Design conceptscontinue gaining a foothold and more homeownersare seeking to Age-In-Place.

Open floor plans mean that having a complemen-tary combination of colors, materials and finishesfrom room to room is of increased importance.

COLOR, PATTERN AND FINISH People have grown in their sophistication aboutcolor, choosing to layer a number of colors whetherin contrasting or monochromatic schemes. Brightand saturated colors prevail, appearing as accents aswell as making bold statements in a space. Use ofvibrant color is grounded with black, white and allshades of gray as complementary neutrals.

Fresh yellows, greens and the full range of bluesare more dominant than ever, from deep blue to softaqua. All things reminiscent of the ocean are trend-ing, as they induce a sense of calm and relaxation.

All shades and tints of orange are trending in ahuge way. A deep reddish-orange, full of warmthand energy, was dubbed “Tangerine Tango” byPantone—who declared it the color of the year.Other current oranges range from tropical papayato amber, copper, and terra cotta.

Doors, crown molding and other trim work arebeing painted colors other than white, and the useof wainscoting and bead board is on the risethroughout the home. Paint finishes are no longerjust flat or eggshell for walls, as high-gloss sheensand lacquers are being used on accent walls andceilings.

Brushed nickel, chrome, and oil-rubbed bronzeremain the top finishes for plumbing and hardware,with antiqued brass on the rise.

butcher block; and quartz. At a lower price point, there are beautifulofferings in the large format laminate category, where digital technologyprovides granite-like imagery, and new edge-forming technology providescounters without seams.

For kitchen backsplashes, the variety of glass options continues toincrease along with its popularity. Natural stone also continues to be atop choice for backsplashes, and recycled granite formed into tiles is anew, beautiful and responsible choice.

Use of bamboo as a flooring material is quickly on the rise, as the vari-ety of available colors and styles has increased. It’s beautiful, harder thanoak, and inherently sustainable. “Strand woven and engineered naturalbamboo are becoming some of our best sellers in the flooring industry.More and more customers are doing their homework and finding thegreen and readily renewable products that are stronger and more durablethan ever,” elaborates Sarah Soule, Product Consultant at Terry’s FloorFashions in Raleigh. And, bamboo “can provide the perfect floor for anyhome, from modern to rustic to traditional.”

Growing hand-in-hand with the Green movement are the Buy Local,Made in America, and Reduce-Reuse-Recycle movements. Folks areincreasingly conscious of reducing overseas shipping and repurposinglocal materials. Also, using quality materials that endure is vital, reducingthe need for future repairs and renovation.

Therefore, the use of reclaimed woods is a rising trend, offering rich char-acter, colors, and history in the process. For example, antique heart pinereclaimed from the Cape Fear River tells the story of timber floating down

Angela Sutton of ByrdTile Distributors suggests that geometric patterns“can often work for opposite tastes… minimalistclients that want a hint of interest and traditionalclients that want to de-clutter.”

Cut and loop carpeting that allows for a range ofpatterns is gaining popularity over friezes. “Not allpatterns needs a lot of color, the new HGTV andShaw Couture Sutton Lines create beautiful patternand shape by simply combining a cut and uncut loopin a single color, to form their bold patterns anddesigns,” says Sarah Soule, Product Consultant atTerry’s Floor Fashions in Raleigh. “Sometimes it is asimple shade difference or the way the light hits apiece of carpeting that reveals its pattern and design.”

Wallpaper is definitely back, and is a great wayto incorporate today’s colors and patterns and addinterest to a space. Current wallpaper optionsinclude large, patterned florals and geometrics, formore stylish and artistic designs than the themedpapers of previous years.

NATURAL MATERIALS & HANDCRAFTED QUALITYMaterials that show off their natural qualities are indemand, especially wood in all its forms.Hardwood floors are covering more of the home’ssquare footage and are going darker, and wood cab-inetry showing richer grains is at the forefront.

Solid slabs of “live edge” wood are being procuredlocally for all manner of tables and countertops. Thelatest in digital technology has produced tile that hasthe look of wood, in an endless array of colors andspecies. Larger format tiles are being used in kitchenand bath flooring, as well as on shower walls. Sizeslike 24x24 are common, and rectangular sizes of12x24, 6x24 and 2x12 are all the rage.

If you’d like to incorporate rectangular tiles in akitchen backsplash, here are some design thoughtsfrom Hank Wall, of Wood Wise Design andRemodeling, “If the granite countertop is busy it isbetter to dial down the volume on the backsplash.”However, if “the countertop is more monochromat-ic as Cambria quartz it can handle the drama of thethin, rectangular glass tiles. I think the trend in tileis more unique combinations of materials or variedpatterns to add interest. Homeowners watch homedesign programs on cable and are bolder in theirdecisions than a few years ago.”

The beauty of polished granite is still the mostpopular choice in kitchen and bath counters, withhoned and leather finishes slightly gaining. Kitchencounters are being placed at different levels, allowingfor interesting combinations of materials includingrecycled and opaque glass; natural woods and

Another related trend is the AmericanArtisan movement—an increased callfor products that have a handcraftedlook, implying quality and durability.Today people are looking for things thatwill last a lifetime. “Quality not quanti-ty” seems to be the new standard.

This client holds the record for long term relationships. We met and discussed a projectover ten years ago. They went through some lifechanges, moved away (and rented the condo)and for some reason when they moved back,the condo they had was still too small. Creatinga semi-private guest suite/family room/personalget-a-way was the goal. Designing a newspace while meeting space constraints was the challenge. The location of the staircasechanged four times during the design to preservethe space in the garage for the sports car, family car and golf cart. With today’s modern family spending more time in the kitchen,many families find that this is the congregating area wherethey tend to spend the most time together. Here are some of

the most popular upgrades homeowners have on their must-have listwhen remodeling their kitchen.

INCREASED STORAGE Homeowners want a sleeker look in their kitchens, and are opting formore cabinet space. To meet this demand, more homeowners are puttingin islands, which adds extra storage as they do so.

Further, cabinets are very fluid and unnoticeable units these days. “Interms of cabinets, customers are requesting cleaner and simpler styles… itis more economical and easier to clean,” said Kellie Demeritt ofFerguson Bath, Kitchen & Lighting Showroom in Raleigh, NC. “Thereisn’t as much interest in glazing… just stains and paints. Espresso, white,and antique white are the most prevalent colors in this market.”

Also, many cabinet systems are hidden behind sliding doors and havetop latches that give them a sleeker appearance. Homeowners want theirkitchen accessories hidden and their storage itself barely noticeable.

OPEN CONCEPTThe kitchen is the true hub of almost any home. Assuch, the kitchen is opening up and is getting moreintegrated with the rest of the house. Homeownerswant to socialize while cooking and serving insteadof being cut off from everyone else.

To meet the demand, designers are seeing home-owners knocking down walls to open up thekitchen to the rest of the house. More and moreislands are being added to kitchens so people canwatch their kids do homework, socialize or set outfood. Designers are even seeing more hardwoodfloors in kitchens, which are easier to make uniform with the rest of house since the kitchen is now part of the open concept floor plan.

CREATIVE BACKSPLASHESBacksplashes are a mainstay for many kitchens.While tile mosaics are out in the kitchen, designersare seeing subway patterns above stoves and someowners are opting for three-dimensional stone patterns. Glass tiles are being incorporated intobacksplashes and stainless steel backsplashes aregrowing in popularity.

Uniform, linear designs remain the most popular.For instance, subway tiles in a running bond pat-tern are a popular choice right now. Carrie Carrollwith Quality Design and Construction in Raleigh,NC commented, “We do a lot of 3 x 12 tiles varie-gated to have that subway tile look with a boarderaccent made out of glass or metal. The 3 x 12’s aretypically natural stone material.”

THE GREEN KITCHENHomeowners are looking to reduce their impact onthe environment. To make this a reality, MeganPoteat, AKBD, with Kitchen and Bath Galleries ofRaleigh, NC, said reclaimed wood is being used tocreate countertops and raised bars.

“More people are in tune with the environment,”Poteat said. “I've recently been installing compostbins in kitchen countertops.” A hole is made in thecountertop and the bin fits as a drop-in.The binitself is lined with odor protectors and a simple, flatlid is placed on top of the bin so the compost is notnoticeable.

TOUCH FAUCETS According to Demeritt, faucets that only require atap of the wrist or forearm to start the water floware taking off in homes. “More and more peopleare interested and are purchasing the touch technol-ogy faucets by Delta/Brizo. If the customer is atrue cook, they love this function.”

TOP BATHROOM TRENDS Homeowners are putting more effort and resources into their bathroomsthen ever before. Cutting-edge technologies make the bathroom a com-forting haven from the stresses of life.

HIGH-TECH SHOWERSHomeowners are focusing on getting the best possible showering experi-ence, since few people have the time to enjoy a bath as much as peoplehave in the past. Side jets are popular for a more complete and luxuriousshowering experience. Steam showers are also on the rise.

Higher-end showers now have Bluetooth compatible waterproof speak-ers in them so they can play music. Touch pads allow the owner full con-trol of programmable temperature options, water delivery and recall ofthe setting with the push of one button.

WATER CONSERVATION With water costs on the rise and concerns over water availability rising,water conservation is making its way into the center of the designprocess in many bathrooms. A popular product on the rise is the dual-flush toilet, which uses more or less water depending on which buttonis pushed. Low-flush toilets are also getting more popular, some cuttingback the amount of water used by over half, from 3.5 gallons per flushto 1.28 gallons.

Certain showers come with the ability to inject air into the water stream.Demeritt commented, “We sell the Hansgrohe air injected showerheads.They are amazing! During our live demonstrations, customers experienceoptimum water pressure. However, we explain that the showerhead usesless water; it is the air technology that pushes the water through those jets,making it feel so powerful.”

HEATED FLOORS “Everyone always wants to add in heated floors, and they are popular,but very expensive,” said Poteat. “In North Carolina it doesn't seem nec-essary to install them for the use of 3 months. One way to cut cost is toadd in heated sheets in certain areas like the sink base, in front of the tub,or the toilet area.”

Heated floors also take away the chill of walking on a cold bathroomfloor in colder months, but also warm up the entire bathroom without the

LIGHTS Shades of white are dominating the design sceneright now. Demeritt described the current colortrends as, “White… clean, Californian, almost a medicinal look… white vanity, white sink,countertop-carrera, calcutta, or some other whitecountertop. For flooring, we see white tiles withsome black or gray tiles in the pattern.”

Poteat also commented that, “From Raleigh tothe coast it seems more people are wanting brightwhite kitchens with Carrera marble counter tops.”

Homeowners are attracted to the use of white as the primary design scheme because it gives thehome a look that is not likely to go out of style any-time soon, as well as looking highly contemporary.As a result, polished chrome in bathrooms is back instyle as a part of a sleeker, lighter and more futuristiclooking home.

Many designers are seeing shades of gray incor-porated heavily as well, and gray islands are huge.The more distinctive colors like the reds, blues andgreens in appliances are out, except for some ofthe highest-end appliances. Kitchen appliances still hold steady with stainless steel being the mostpopular, seconded by black. Overall, white or graycolors are the way to go for that popular sleek andcontemporary look.

LED LIGHTING Once unappealing because of the harsh and unflat-tering nature of the light quality, new LED lightsgive off warmer and more subdued light. “AlthoughLEDs are more expensive upfront,” said Demeritt,“the customer will save more money over the life ofthe unit. They will save on electricity consumptionand bulb replacement.”

Demeritt went on to say, “While we educate ourcustomers about LED’s, we must explain tempera-ture colors. This is a hot topic because many peopledo not like the blue light that is associated withLED’s. You can purchase under cabinet LED’s thatgive you 2700-3000 Kelvins, which is the color thatincandescent gives off… it is a warm light… it isn’ta blue light.”

Poteat said LED lighting for under cabinets isespecially popular. LED lighting technology overall

For most of us, our home will be the single largestinvestment that we’ll make in our lifetime. It makessense to purchase a home that meets high-energyand water-usage performance standards. You’ll savemoney every year on lower utility and maintenancecosts, which will translate into real dollar savingsover the course of your home ownership.

Fossil fuel and fresh water costs will continue to rise because the scarcity of these resources willcontinue to increase. The increase in the price ofthese resources should at least keep pace with theoverall inflation rate (they will likely exceed infla-tion), which will protect the payback you receive(in the form of lower utilities cost) on your invest-ment as a result of your water and energy reduc-tion measures.

Steve Bowman, President of BowmanMechanical Services who is an area leader in theinstallation of Geothermal HVAC systems com-ments: “Geothermal heat pumps are becoming amainstream method to heat and cool spaces incommercial buildings, schools and residences. Atypical residential geothermal heating and coolingsystem can save as much as 75 percent in operat-ing costs over a conventional propane/electricheating and cooling system and as much as 50percent over a high-efficiency natural gas/electricsystem. An added bonus of these systems is thatheat generated by the unit can be harnessed tofunction as a “hot water generator,” which canreduce typical domestic water heating costs by asmuch as 50 percent.”

Steve also notes that the average life of a geother-mal heating and cooling system is 24 years, com-pared to conventional heat pumps,which last anaverage of 14 years in North Carolina.Maintenance costs are also lower because theequipment is installed in a crawlspace, basement orother designated mechanical area, eliminating dete-

In order to properly value properties after implementing energy upgrades in an existinghome, Quick Turn recommends obtaining HERStests prior to starting and again after the comple-tion of the project in order to properly documentreductions in energy usage.

Quick Turn converts the monthly energy savingsinto an additional capital value for the property.For a seller, this translates to a higher listing price.While this would appear to be a negative factor forbuyers, the reality for those financing these types ofenergy and water efficiency improvements is thatthe higher monthly payment may provide a greatertax deduction whereas higher recurring utility costswill not.

This third-floor attic was converted into a beautiful suite,which now includes a roomy bedroom, a luxurious bathroom, acloset and a study area.

About four years ago, homeowner Dr. Dave Harpole had his cus-tom Hope Valley, Durham, NC, home built by KrichcoConstruction Inc., of Chapel Hill, NC. The spectacular home has

beautiful views of the golf course, tennis courts, and clubhouse and hecouldn’t have been happier with the results. So, when he decided to con-vert his third-floor existing attic into a suite for his daughter, he had noquestions about whom he was going to call to do the job.

“Krichco had done such a fantastic job on building my home, I ofcourse knew that I didn’t even need to look for another remodeling com-pany because I knew that they do excellent work, are easy to get alongwith, and really care about the finished product and the customer’s over-all satisfaction” he said.

According to Andrew Krichman, the President of Krichco Construction,the biggest issue to face was that the attic only had access by a ladder. Theyknew the access would be challenging, but they looked at this not as a prob-lem but an opportunity for a solution. “We enjoyed working with Dave andHutch Johnson, the designer of the original house, we knew we could solveanything that came up, and set about to make it happen!” he said.

Because of a growing family, the plan was to build a bedroom suite forDr. Harpole’s oldest daughter—to include a bedroom, a study/TV area, awalk-in closet and a full bathroom. The goal was to create a full third-floor suite with finishes commensurate with the existing home, that hisdaughter would be comfortable in.

ACCESS WAS LIMITEDThe only existing access was through an attic crawldoor and then up a ship's ladder. “So, we relocatedthe entrance and closet to a second-floor bedroomand created an extremely nice third-floor staircaseand entrance that complimented the main staircasewith heart pine treads and custom-made wroughtiron balusters,” Andy said.

In order to get the third-floor plumbing to drainto the crawl space through existing second-storywalls, “we stepped the bath and closet area up 7" toget over the second-floor ceiling beams that framedthe massive staircase skylight,” he said. “We thenpulled out the second-floor playroom cabinetry andran the drops and supplies behind it, before rein-stalling the cabinetry with a new removable back.”

SEAMLESS RESULTSKrichco then brought the plumbing out in thegarage and extended the staircase down so that it is imperceptible that any plumbing was added.“We had challenges in reworking the second-floor,multi-piece crown details in the revamped spacesas well as matching and weaving in the heart pineflooring and stair treads, however, we were able to solve them in a really clean, good-looking,fashion,” Andy says.

They asked the original custom metal fabricator tomake new wrought iron custom pickets and Krichcomatched the stained handrail. They continued the useof the curved sheetrock corner beads on the third floorto match the existing ones on the lower floors. Thiscomplimented the solid look and feel of the space.

BEAUTIFUL SKYLIGHTS Another challenge was adding three, 4'x4' Veluxskylights to the ceiling through the clay tile roof.The skylights add significant light and openness tothe room.

While we are describing openness, Krichcoswitched out the existing dormer window with aFrench casement to meet egress code and added aplatform below that doubles as a window seat.

BEAUTIFUL RESULTSThe addition of the Study/TV area nicely transforms this space into a wonderful suite.The result is a beautiful two-room suite with a com-fortable bathroom/closet area.

The homeowner as well as his daughter absolutelylove this new suite and are thrilled that it matchesthe fit and finish of the existing home so well. Infact, Dave called Krichco recently to ask them tolook at another renovation project as well as to referthem to a good friend. “A happy customer alwaysleads to another project,” Andy proudly says.

As for Dave, he and his family couldn’t be happierwith their home and most recent project. “KrichcoConstruction did a wonderful job, and I wouldhighly recommend them to anyone that is doing a building or remodeling project.”
