safety and wellness, co-op styleBy Lisa Anteau

Almost a year ago to the day, I stood in my kitchen and stared uncomfortably at the bags of groceries that had been brought into our kitchen by a masked grocery delivery person. Several thoughts were racing through my head at the time. Should I spray the bags with Lysol? Wipe the items down before placing them in my pantry? Should I wear gloves? And finally…am I crazy for even thinking these things? My views of what was safe and good for my health, and that of my family, had abruptly changed - and I wasn’t alone.

As you move toward a changed lifestyle in cooperative housing, I

know your mind is running with questions as well. How will safety and security of my home differ from what I know now? As we move past this era of Covid, how will my health be protected and what can I expect in terms of wellness?

Here are the answers to this very important and timely question.

and promote ease as you come and go from both your residence and the cooperative itself.

As a resident of Gracewin, you will benefit from the modern advancements in heating, ventilation, and air conditioning (HVAC) systems that improve our air quality and help us all breathe easier. It may be hard to believe, but you may actually have cleaner air at Gracewin than you will find in a typical single-family home!

Each residence will have its own independent air exchange routed directly to the outside of the building, and that air will not be shared with other residences. In common areas of the building, air will be filtered and purified to help reduce the chance of spreading or catching germs while using community spaces. Modern HVAC systems do more than just warm or cool a space – they also regulate the humidity level and clean the air of dust, allergens, pollutants and germs.

All of the mechanical equipment to support your residence is located outside of the building, and will be accessed by maintenance from your patio or balcony. This saves valuable space and helps provide a more quiet environment.

To further enhance the peace and serenity in your home, floors will include Soundmat as part of the under flooring to effectively eliminate vibration (television or radio) and impact (walking) sounds. (See page 1 illustration.) Walls between units have a double framed system with insulation, gypsum, and an air space to cut off noises between residences. (See illustration to right.) Add to that

or tornado to provide additional protection.

In terms of your daily life, your residence and amenities are designed to promote ease and comfort with stylish single-level living, wider doorways and kitchen pathway, well-placed rails and maintenance provided both inside and outside of your residence by on-site staff.

Physical and mental well-being are at the heart of cooperative living with rich amenities that promote a healthy and active lifestyle. Feed your mind by joining a book club in the fireside lounge, or let your creativity come to life in the Woodworking Shop or hobby Creator’s Space. Your personal patio or spacious balcony offers ready access to the outdoors for those seeking some restful solitude, while community patios and the outdoor grilling area offer opportunities for friends and neighbors to gather and share fellowship.

You’ll love the convenience of an on-site fitness room with exercise equipment and weights and enjoy common corridors to take an indoor walk during cold months. When it’s nice outside, power walk the 1.2 miles to Oakland Park for some time under the trees, or spend time out in the community doing the activities that are meaningful to you. If you want to get away, take a trip in your RV, spend time at the lake, or fly around the world if you so choose. When you live at Gracewin, the flexibility and the choice will be yours, with the peace of mind that your home is well taken care of while you are away.

our design for 1” insulated glass windows, and you will enjoy energy efficiency, as well as further ability to keep outside noises at bay.

You can be assured of your physical security thanks to locked, secure entrances at both the building and the underground parking structure, which will only be accessible by a key fob or sensor sticker on your vehicle. Visitors will be required to use the directory and intercom system at the main entrance to gain entry.

Your residence, as well as the building overall, will be equipped with a modern sprinkler system that is individually-metered and provides automatic notification to the fire department if the system has deployed. The added shear walls between Gracewin’s residences shore up the building for added strength and wind resistance. The concrete floors, walls, and ceiling of the underground parking garage can act as a storm shelter and provide a safe haven in the event of a serious storm

Servant leadership at its core may seem to be an oxymoron, or a contradiction of terms. However, it is our philosophy that the goal of the leader is to serve. (Opposed to people working to serve their leader.)

Servant leaders take an altruistic approach and focus on the needs, growth, and support of others to help them succeed, which in turn helps the company grow and thrive due to the employees’ growing commitment and engagement.

Nile, Inc.‘s role as the developer in a cooperative living community is that of a servant leader. We come into a community leading the charge to create an opportunity for the community members to partake in new style of living -- a lifestyle that offers both a sense of independence and partnership all in one.

By fulfilling this role, Nile is serving the people of the community by leading the development of the cooperative and empowering its members to continue to operate under their own terms.

To ensure the continued success of the project after completion of construction, Nile offers services to manage the day-to-day operations of the cooperative in its first year. From this start, the Gracewin Cooperative will elect from its shareholders a Board of Directors. This Board will be vital to the cooperative maintaining a healthy physical and financial foundation in which to propel and perpetuate the cooperative’s success for years to come.

Model feature: The chickadeeBy Christine Zrust

When life grows and changes, the decision to move is often a reflection of that change. Depending on what life stage you are in, you may be searching for a yard for children to run and play, entertaining areas for teens, spacious living areas for family holidays, or simply less-is-more when you discover you have more space than you need. At any stage, you need a space to support your lifestyle.

But, the decision to move to Gracewin is often something different. What might your life be if caring for a home wasn’t part of it? How would you spend your weekends knowing you no longer need to worry about mowing, gutters, and raking leaves? What new activities and people might fill your social calendar? Do you have wanderlust that goes unchecked because of responsibilities at home?

This month, we are highlighting our smallest floor plan, the Chickadee unit, perfect for those who wish to simplify their homes and/or explore a lifefestyle that includes travel.

W h e n y o u n e e d a c r e a t o r ’ s s p a c e

The Chickadee is a two bedroom, one and one half bath layout with 990 sq. ft. This floor plan is a social butterfly’s dream - close to amenities within the building at the central core.

The u-shaped kitchen offers lots of room for moving about creating your favorite meal, plus a breakfast counter for those quick snacks or cups of coffee with friends. Like all units at Gracewin, you have a spacious patio for enjoying the morning’s light or fresh air when the spring season returns.

The master bedroom is comfortable with space for a bed bigger than you need, but always deserve. Your closet is a walk-in because, well, why not! You have a linen closet as you head to your master bath. And, when the time comes for a long bubble bath, you have a great sized bathroom with room for your favorite accent table and candles, or simply room to move around as you get ready for the day. There is a full sized washer and dryer in your unit as well.

If you have visiting grandchildren or other guests, you have a second bedroom and half bath across the hall. But, if you are like me, you know that room is perfect for your own creator’s space. Be it a studio

for painting, a den for writing, or simply a room to lay out your latest quilt creations, an artist’s heart needs room to be inspired. This space is perfect to house whatever you find yourself planning in life, from arts and crafts to working from home.

To ensure your future home fits your unique style and personality, we encourage you to commit your interest and contract your residence prior to construction! Those who do will have the opportunity to choose from three finishing packages for flooring, kitchen and bathroom cabinets, counter tops, lighting, and fixtures.

To make this even more appealing, the cost of finishing personalization is already included in your cooperative share price!

At Gracewin, you are not a real estate holder, but rather a share owner in the Gracewin Living Cooperative. Members of the cooperative share everything equally: the building and property, the master mortgage, and equal voting rights. To join Gracewin, you will pay a share price, which includes the residence you will live in, as well as all-inclusive monthly fees which includes your share of the mortgage, property taxes, utilities, and expenses.

The Considerate ChickadeeChickadees are often symbolized as cheerful and truthful beings who teach us the art of flexibility and curiosity regardless of size. But what speaks most about them are their behaviors.

Black-capped Chickadees seldom remain at feeders except to grab a seed to eat elsewhere. They are acrobatic and forage in flocks - calling out whenever they find a good source of food. Now, keep watching that chickadee.

When others hear its call, it looks as through they form a living conveyor belt. One chickadee after another, flies to the feeder and then leaves with a seed. When they find a concentrated supply of food, such as a tray of sunflower seeds, the birds take their turns instead of coming at once and squabbling over the seeds.

Nature seems to prefer order to chaos. Sounds like a considerate neighbor to have at Gracewin!

As Gracewin prepares to launch its second development in the Baxter/Brainerd Lakes area, our team is spending great time talking about the vision of what Gracewin will be as it moves through each new site.

An important person in this process is our fearless leader, who motivates and encourages the best from all who contribute to this process. Today, we are happy to introduce:

NATHAN ANDERSON president

Nate has been in the design and development field for 21 years. His experience crosses the full spectrum of development from the early stages of survey and site layouts to the final close out of a project. As President of Nile, he leads architects and engineers who specialize in hotel and senior living design, while maintaining his professional license as a land surveyor.

I n h i s w o r d s.. .

Family Life

I have been married to wife (Kember) for 15 years. We have two children: Emilee is a Sophomore at Moorhead High School and son Zack is a 5th grader at St. Joseph’s school in Moorhead as well.

Best Part of his job

I love problem-solving and executing a plan, despite the obstacles that sometimes arise.

I also enjoy being involved with projects that leave lasting impressions in their community, both from an aesthetic standpoint, and by filling a void or need in the community.

how do you energize outside of work?

Anything I can do spending time with friends and family - sporting events, concerts, plays, musicals, etc.

Career besides your own you wish you had

Coaching. I love to help young people learn from their mistakes and enjoy in their victories. Contributing to the success of a team is one of the most rewarding things in life for me.

What would you do if you knew you could not fail?

One word - pilot! I would love the convenience of travel independent of schedule and the speed in which you can get from one place to the other. The feeling of freedom that you have when you’re in the air is like no other.

Hobbies

My motto is: Work hard, Play Hard.

I live a very active lifestyle and am seemingly always on the “go”. When I’m not working, coaching or attending the activities of my children, I like to hunt, fish, play basketball, throw darts, bowl and travel. Many of the hobbies that I love are done with my wife and/or kids.

Biggest time commitment that is absolutely worth it

As a parent, you share in your child’s successes and failures, which is a unique bond that you have with them. It takes a lot of time and patience to be a parent, but it is very satisfying to hear people compliment you about your children.

Conversely, it challenges you to step up your game when you hear remarks of disappointment or failure.

Either way, the unconditional love that your give and receive as a parent is what makes it totally worth it.
