What is a SRES ?• The Senior Advantage Real Estate Council is an

internationally recognized training and certification course founded in 1998. It has over 10,000 members.

Home Maintenance

• Depreciation of your home’s value– Most home repairs and maintenance will be more

costly the longer they are differed– Consider differed maintenance a thief, stealing your

homes equity

• Cost of labor and materials are increasing faster than the average cost of living – not to mention your fixed income or return on stock investments

• Most differed maintenance will also lead to additional as well as ongoing damage to your property– Pay now, or pay more later

Exterior Signs of Differed Maintenance

• Chipped or flaking paint– Could also be lead-based paint, harmful to pets and

children (pre 1978)– Leads to wood rot, water and moisture damage, which

could lead to termite damage

• Missing roof shingles– Will also lead to interior ceiling and water damage

• Clogged gutters– Leads to overflowing and wood rot of eves

Interior Signs of Differed Maintenance

• Water stain on ceiling or walls– Appears during rainfall; could be missing or damaged

shingles – Appears after a severe storm or hurricane, call your insurance

company– If near the AC unit in the attic, the condensation line could be

clogged and the overflow pan flooded– Can be prevented by having an annual HVAC service or

contract

• Excessive water or utility bills– Water = Check your flapper valve in the toilets and adjust or

replace as needed– Electric and Gas = Check for drafts around the windows, doors

and fireplace. Caulk and repair as needed

• Electrical outlets shorting or tripping of GFIC– Could be an overloaded circuit or bad GFIC, call a professional

electrician ASAP

Preventative Maintenance Tips

• Have an annual inspection and contract for termite and moisture damage

• Have an annual inspection and service contract on your HVAC units

• Clean the gutters at least once a year, after the Fall season

• Replace your batteries in your smoke and carbon monoxide detectors every Spring and Fall (Daylight Savings Day)

• Paint exterior trim every 6-8 years

Average Life Cycle of Common Household Items

• Exterior Paint = 6-8 Years• Hot water tank

– Electric = 8 years– Gas = 10 years

• Roof Shingles – 20 Year Shingles = 12-20 years – 25-30 Year Shingles (newer with no record yet) estimated 25+

• Exterior Siding – Wood 20+ years, painting every 5-8 Years– Aluminum and Vinyl = 20+, low maintenance, clean every 5 years

• Heating & AC Systems – Heat Pumps = 10-12 years without regular maintenance, 14-16 with

annual servicing– Compressor and humidifiers = 5-10 years– Oil / Gas Furnace = 20-30 years– Heat Exchanger = 5-20 years

• Appliances =– Oven, Stove and Refrigerator = 15-20 years– Dishwasher, Disposal, Microwaves and other smaller

appliances = 5-10 years

Energy Savings Tips

• Make sure your fireplace damper is closed securely – off season

• Close foundation vents or install automatic vents

• Install an automatic attic vent fan

• Repair and maintain toilet tank valves and dripping faucets ASAP

• Change HVAC filters every 60 days

– Annual service contract will keep the unit from un-expected breakdowns, and be more efficient

Home Security & Locks• Did you have the locks changed when you

purchased or moved into your home?

– If not, change all the locks and only give out a single key to your most trusted friend or family members

• If you give out more than one key, you may not be able to remember who has a key or not

• Did you check to make sure there wasn't a key already hidden outside or left with a neighbor?

• Both lock sets can be keyed alike with one key fitting both the deadbolt and door knob

The Key to your Keys

• Make sure your key ring does not have your home address or name on them

– If you lose them, they will know exactly what property they can get into and what car it will allow them to use

• Use my “Free Key Chain” service

– Simply use one of my key tags on your key ring

– If you ever loose or misplace your keys, call me and let me know when and where

– Hopefully whoever finds them will contact me and I can return them to you, without fear

• Are your tools and ladders put away where a thief could not find and use them against you?

• Do you have motion-detectors around the home, inside and out?

• Can your doors and windows be seen from the street or by a neighbor?

• Do you have and use the peephole before answering the door?

• Is your garage door locked?• Install metal plates on the door jam and locks• Do you have supplementary locks on all

windows and sliding glass doors?– An old broom handle or 2x4 works well too

Security Systems• Not Monitored

• No one will call if they don’t hear the siren

• Outdoor signs deter most amateur burglars

• Monitored– For a nominal monthly

fee you will have the Security Company at your service; they will call for assistance and check on alarms

– Newer systems have voice activation modules

– Can also have panic buttons

Vacation Time• Did you notify the Paperboy?

– Nothing says “I’m not home” like a stack of unread newspapers

• Did you stop your mail or are you having a friend check it for you?

• Lock your garage doors and the garage door opener

• Don’t leave a message on your answering machine that you’re not home or out of town

• Do you have someone cutting the grass or checking on the property at least once a week?

• Have you left a travel plan with a friend, family member or neighbor?

– Who should know where you are and when you will return?

– A trusted family member or neighbor?

Some Simple Safety Precautions?• Do you always use the

peephole before answering the door?

• Do your doors have deadbolts and metal plates?

• Are your windows and doors locked at all times?

• Have you installed supplementary locks on all windows and sliding glass doors?

• Is your garage locked?

• Have you ensured that no spare keys are hidden outside the premises?

• Did you change the locks when you moved in?

• Have you ensured your key ring does not have your address on it? Use my Free Key Ring & Finder Service.

• Have you marked your valuable possessions with unique, irremovable identifiers?

• Can your doors and windows be seen from the street or by your neighbors?

• Do you have a security system?

• If you’re going away for an extended period, have you informed your neighbors, mailman and paperboy?
