    INSTRUCTIONS TO TENDERS

    NOTE:

    * The Contractor shall submit B.O.Q. and total amount for the items mentioned under provisional

    Sum before signing the Contract.

    *Provisional sum for the steel structure is 2,800,000 dhs.* Contractor shall provide necessary attendance, accessories, wiring and sleeves for service pipes

    And electrical power points for the same.

    * The Owner reserves the right to select & supply provisional sums, P.C. rates

    items & it will be deducted from the Contract price without any benefit to the

    Contractor.. Profits and overhead can be inserted separately.1-1. The Contractors must submit the tender documents at their own expense and shall visit and

    inspect the site of works and its surroundings before submitting their tenders.

    1-2. The Contractors are reminded that this tender summary should be duly filled in and submitted

    with the tender. The rates mentioned in the said tender summary shall be considered by the

    parties in case of any variation, addition and / or omission of quantities for any of these or other

    items than what is mentioned in the Contract Documents or the Contract Value.

    1-3. The name of the Sub-Contractors if any with whom the contractor / second party intends to placeon sub-contract any portion of the work must be stated and approved by the Consultant before

    signing the Agreement.

    1-4. The first party will not be responsible for any expenses, which may be incurred by the contractor

    in the preparation of the tender.

    1-5.The first party does not bind himself to accept the lowest tender and reserves his right to rejectany or all tenders.

    1.6 Contractor should not assume or mention any conditions which are not mentioned in the

    specifications or not to exclude or change any of it.

    1.7 The period allotted for this project shall be (12 ) months and (30) days mobilization Starting from

    the date of demarcation or as instructed by the Engineer.

    1-8. Penalty for any delay in the work by the Contractor shall be as follows:

    Payable to the Owner : Dhs. 500 /- per day up to 10% of the Total Contract Value

    Payable to the Consultant: Dhs. 300 /- per day

    1-9. Building permit, Insurance and any other deposits / funds required to be paid by the Contractor.

    Demolition of existing Structure shall be carried out by the Contractor to Consultants

    Approval.

    1-10.Soil Report To Be Done By Owner.

    1-11. the mode of payment shall be monthly based on the percentage of work completed on the site

    or as approved by consultant and the payment submitted by contractor should include the

    following:

    - Complete site progress report (including site photos).

    - Cube test result for casted structure elements

    1-12 The Consultant will issue payment Certificate to the Contractor on the basis of the percentage of

    work completed and approved on site.

    * No payment shall be made unless the Consultant issues a payment certificate.1.13 No allowance shall be made in the payment certificate for the cost of material on site.

    1.14 The payment certificate will be issued or returned to contractor for correction, revision as directed

    by the Engineer within 15 days of receiving contractors payment certificate..

    1.15 The owner will make the payment within 15 days of issuing payment certificate by the

    Engineer.,

    1-16The advance payment shall be made against Security Check and shall be deducted from

    contractors payment certificate in proportion to amount of work carried out on site.

    1-1710% of each payment will be deducted and as performance retention.

    1-18The completion certificate shall be issued to the contractor only after satisfactory testing of all

    services like water supply, drainage, electricity, air-conditioning, lift etc.

    1-19The contractor must submit in the manner as accepted by the Engineer calculations, sketches,

    invoices, technical in formations.etc along with claimed variation and he is responsible for anydelay in decision by the Engineer due to the lack of the required in formations to provided by the

    contractor..

    1-205% of the retention amount will be released on issuing the substantial completion certificate by

    the consultant upon all services are connected and satisfactory tested and commissioned, all required as

    built drawings manuals of operation and certificate of warranties handed over to the Engineer approval

    and all snags are attended.

    1-215% (the remaining amount) of retention will be released at the end of maintenance period

    (12 months +one month) and on the issuance of defects liability certificate.

    1-22Drawing along with specifications are to be returned to the Consultant Office within two weeks of

    handing over the project failing which a fine of Dhs. 500/- will be charged.The contractors are reminded that this is a lump sum turnkey contract and that they are

    responsible to calculate their quantities and estimates

    1-23Contractor to add any additional Item to B.O.Q not listed but required.

    1-24All Items in B.O.Q to be priced separately failed to do so. Items not priced it deemed to beincluded somewhere else in the contractor offer.

    1-25Contractor to add any additional Items to B.O.Q with quantities and rates as per drawings &

    specifications not previously included to complete the build up of the lump sum tender price for the

    respective section of the works should the tenderer fail to insert any items herein, it will deemed that

    his lump sum price for the tender included all items necessary to make the Various System out lined in

    the specifications and drawings and no subsequent claim for any additional item will be entertained.1-26Contractors responsibility to finish all works and approaches all Authorities concerned for

    connection of services ahead time in order to have connection completed within the construction

    period.

    1-27Price reduction shall be made in respect of decrease of quality or value due to substitute of

    materials and no price addition shall be made in respect of increase of quality or value of the accepted

    and approved substitute materials.1-28Incase substitute materials is not accepted by the Engineer, the contractor shall be solely liable for

    any delay or loss accessioned by his failure to provide the specified materials.

    1-29The Engineer may not accept substitute materials and incase of different option of specified

    materials. The Engineer has the right to select the option he feels is more suitable for works without

    any objection b the contractor of any kind.

    1-30If the delay penalties reach 10% of the effective contract price (which means contractor price less

    provisional and contingencies). The employer has the right to take over the project and complete the

    project and to charge any extra cost to the contractor in addition to 10% penalty until all works are

    completed.1-31Contractor to follow and consider in his offer the complying with the latest rules and regulations

    of the concerned authorities. On the time of signing the contract.

    1-32The Engineer has the right to demand copy of the contracts between contractor and the approved

    subcontractors or suppliers for reference and record at any time.

    1-33The contractor fail to pay the approved subcontractors/ suppliers their dues as per contract

    between them in spite that dues received from the employer, then the Employer and the Engineer has

    the right to stop the contractor payment or deduct from the contractor payment the amount due to the

    subcontractor/ suppliers without any objection of the contractor of any kind.1-34Contractor shall seek the Engineer prior consent and permit for working beyond official working

    hours

    8:00 AM2:0 PM and 3:00 PM6:00 PM

    Contractor shall provide transportation to and from the site.

    1-35The Engineers representatives shall be present at all major works and all concreting programs,Engineers representatives and holidaysavailability is a most and especially after official working

    hours and holidays. The contractor shall be paid 200 Dhs/ h for the Engineer

    1-36Contractor to delete Items inserted in B.O.Q may not require.

    1-37Any discount made by the contractor to the tender price should not be applicable on provisional

    sums or Prime cost items unless agreed other wise by the Employer/ Engineer.

    1-38Contractor is responsible to submit co-ordination drawings for engineersapprovals incorporatingall services over ceiling level (Architecture and MEP)

    1-39Contractor how is awarded the work shall pay 2.00% of total cost as tender fee to the consultant

    even if the owner introduces or recommends contractor to the consultant.

    Specification

    1- Earthwork & Excavation

    1.1- Contractor to visit and inspect the site and to allow in his tender price for normal anyobstructions may interfere with the excavation.

    1.2- Contractor to liaison with the local authorities for protecting diverting or shifting of existingservices without any claim or fees to contractor.

    1.3- Contractor to allow removal all surplus o unsuitable materials resulting from excavation andexisting obstruction and the like and cart away to approved tip or as directed by the Engineer.

    1.4- Site hoarding to be provided as per Engineer design and approval and DM regulations.1.5- Contractor to allow for protecting the site and excavating area and the adjacent properties and

    existing services. Al to engineer approval.1.6- Back filling should be in layers not exceeding 300mm each, leveled, watered and compacted

    to minimum M.D.D as specified.

    1.7- Back filling material of granular road base to be laid under ground slab and paving block o f200mm thickness and minim. CBR of 80% leveled, watered and compacted to minim MDD as

    specified.(not require)

    1.8- All back fill materials the supplier and gradations to be approved by the Engineer, Contractorto allow for carrying out required tests as directed by the Engineer on his own cost.

    1.9- Anti termite treatment above Foundation , plinth area , along the outside perimeter of theconstructions inside the plot (horizontal and vertical treatment) .

    1.10- Soil under swimming pool to be compacted properly, then a layer of gravelar road base shouldbe applied and compacted also all to approval of engineer , and two compaction tests to be

    performed (one for the soil and one for the road base)all on contractor expense (not included

    in swimming pool P.C. Sum)

    1.11- Excavation and back filling to be measured in m3.1.12- Pest control shall be apply under Ground floor ( cost by main contactor )

    2- Concrete Work

    2.1- The latest revised edition of related BS standards, ASTM. Shall be followed for all concreteworks.

    2.2- All concrete works should be of approved mix design and supplied by an approved ready mixbatch plant.

    2.3- No hand mix of all concrete works is allowed.2.4- All materials used in concrete work should be approved and in compliance with relevant

    standard and code of practice as well local authorities norms and manuals.

    2.5- Steel reinforcement should be high yield deformed bars to BS 4461 grade 46 of minim.Strength of 460 N/ mm2

    2.6- Concrete work to be carried out approved by weight batch plant.2.7- Sulphate resistant cement to be used for all substructures including plinth ground beam and

    ground slab and all concrete element in direct contact with soil.

    2.8- Ordinary Portland cement to be used for all super structure concrete works.

    2.9- Minim. 6 No. of cubs or as directed by the Engineer to be taken for any concrete delivered tothe site, and to be tasted for strength at 7 and 28 days at approved laboratory.

    2.10- Formwork for all concrete works should be new 18mm marine plywood, supporting system tobe approved by the Engineer and contractor to submit the required calculations.

    2.11- Concrete price to include form work, steel reinforcement, curing, protection of castedmembers as directed by the Engineer, testing, poly then sheet 1000 gauge below plinth level.

    2.12- Plain concrete with 20 N/mm2 strength (after 28days) using S.R.C for Blinding 10 cm thickunder reinforced Concrete footing

    2.13- Reinforced concrete with 35 N/mm2 strength (after 28days) using S.R.C for all sub-structureelements

    2.14- Reinforced concrete with 35 N/mm2 strength (after 28days) using O.P.C for all super-structureelements

    2.15- Concrete works to be measured by m3 unless specified other wise.

    2.16- All foundation, water tank and roof slab concrete mix design should contain RECRONchemical additive.

    3- Block Work

    3.1- All concrete blocks (hollow and solid) to be from approved mechanical factory toEngineer approval and as per DM local order 44/1990.

    3.2- Block works in contact with soil to be solid blocks. Fixed by 1:3 S.R cement sand mortar.3.3- Block work to super structure to be fastened to concrete structure by approved

    200x25x2mm G.1 holders fixed by gunshot at each third coarse of block.

    3.4- All external block wall of the villas to be thermo block and as per the engineer approval3.5- Block around windows, doors and openings to be solid with steel reinforcement except

    lintels and sills, which should be concrete.

    3.6- Block walls area exceeding 14 M2 the to be braced by reinforced 20x20 cm stiffeners tiedto column as directed by the Engineer.

    3.7- First coarse of block to compound wall and to concrete slab to be solid.3.8- All block work to be grouted, leveled and plum bed to Engineer approval.3.9- Rate for block work to include wastage. Fixing anchors, curing, lifting lath mesh as

    required etc.

    3.10- Concrete block to be measured by m2.

    4plaster

    4.1- Sand used for plaster to be screened natural block sand of approved source, additives,lime and dune sand can be added as appropriate as approved by the Engineer.

    4.2- All surfaces to receive plaster should be prepared and remove any Irrigulaties to be rectifyperior to work.

    4.3- The mix design of plaster to be approved by the Engineer.4.4- Pregalvanized mesh lathing of minim 1.6 Kg/m3, plaster stopper for internal and S.S for

    external from approved make.

    4.5- Pregalvanized still angle beads of 50 mm expanded metal for internal and stainless stillfor external of approved make.

    4.6- Rate to include preparation surfaces, hacking concrete work, dashing leveling points,accessories as required by the Engineer, curingetc.

    4.7- Plaster (1:3 mix, ) 15 mm thick for ceiling. And 20mm thick for walls4.8- Plaster to be measured by m2.

    5finishes

    5.1- Leveling sand under tiles not accepted, tiles to be laid on concrete screed and cementmortar.

    5.2- All additives, grouting..etc. spacers for tiles to be approved by the Engineer .5.3- Interlocking tiles paving should be of approved color, shape and pattern laid on 50mm

    crushed sand and compacted. measured in m2.

    5.4- The Kerbstone works to include the P.CC, polythene sheet, concrete base, hunching, formworks joints with flexel sheet. All to Engineer approval and measured in RM.

    5.5- Fixing of marble and natural granite should be to Engineer approval wet land dry fixing,groutetc measured in m2.5.6- All grooves at facad to be powder coated aluminuim chanel of approved colour by

    engineer

    5.7- Paint work to include preparation the surfaces, treating the cracks. Apply the paintsystem complete as per Engineer approval and the manufacturer instructions and as per

    the following systems:

    Texotile system for external surfaces( plastered wall or rendered block),will be Full epoxysystem to be followed:

    i. 1X Penguard HBii. 1X Penguard Texo

    iii. 2X Futura II

    Oil paint system for external&internal and wooden surfaces, will be Alkyd oil paint system

    to be followed:i. 1X Bengalac wood primer

    ii. 2X Gardex Gloss/ Matt Enamel

    5.8- False ceiling work to include for supply and fixing approved false ceiling system as per

    drawing and B.O.Q including cut out and opening for services to include also painting asrequired, approved suspension system noting that:

    i. Measure will be m2 and for bulk head RM up to 50 cm height.ii. Aluminuim strip false ceiling will be 200mm wide without groove

    iii. Calcium silicate false ceiling tiles will be 9mm thickiv. Gypsum false ceiling will be 12mm thickv. Gypsum false ceiling tiles will be with aluminuim foil backside

    vi. Aluminuim false ceiling tiles will be 0.7mm thick

    6- water proofing

    6.1- Wet areas water proofing will be liquid membrane reinforced with polerthene base

    and applied rate to include treatment of surface cracks, primer, over laps.. etc. and to bemeasured in m2.

    6.2- Roof water proofing will be APP modified 4 mm thick membrane reinforced with 200 g/ m2polyester of approved quality torch applied rate to include treatment of surface cracks,

    primer, over laps.. etc. and to be measured in m2.6.3- Heat insulation board of extruded polystrene and 50 mm thick of approved, tightly laid

    measured in m2 quality.

    6.4- Tanking system to be of approved SBS non woven membrane of 4 mm thick reinforced with200 g/m2 polyester including 6 mm protection board as directed by the Engineer will be

    applied in case that water table is higher than excavation level or lower than excavation level

    with less than 1M

    6.5- 2coats of cold applied rubber based bitumen will be applied in case that water table is lowerthan excavation level with more than 1M

    7- Aluminum work

    7.1- Supply, install, and maintain Electro statically powder coated aluminum door & windowsusing Gulf Extrusion Profiles color, mullion, transoms, sills, Lugs, weather-strip, fly screens

    from inside, sealant, hardware, glazing strips, and glazing as per drawing, specification and

    Eng. approval. Different color will be used to Architect choice & approval. Work to be

    carried out by an approved subcontractor only.7.2- Sections 13009 &13010 and its supporting sections will be used for sliding windows

    Sections 13023 &13024 and its supporting sections will be used for sliding doors

    7.3- Coloured reflective tempered double glass 6 mm. (high performance reflected glass)

    7.4- All bathrooms & W. C. window to be double glazing, 6mm reflective and 6mm sand plastedglass.

    7.5- All handles, locks and all other accessories are subject to the choice of architect and approvalof engineer

    7.6- All hinges used should be heavy duty as per the choice of architect and approval of engineer7.7- All Aluminum and glasswork to be tested against leakage by pressured water prior to take

    over. Contractor to arrange for such test in presence of owner and Consultant. The system

    must be perfectly sealed against leaking & whistling and resist wind pressure.

    7.8- Contractor shall submit workshop drawings to the consultant approval before commencementto any aluminum work. All materials are to be submitted for approval by the engineer.

    7.9- Balustrades and aluminum handrail should be provided as shown in the drawings. All need tobe rigidly connected; all ends needy capped to approval of engineer.

    PARTICULAR SPECIFICATIONS FOR MECHANICAL

    WORK

    A:WATER SUPPLY SYSTEM

    1-Ground and Roof Water Tanks

    Roof & ground water tank capacity shall be as mentioned on drawings

    Tank is to be guaranteed for 10 years from the date of installation.

    2. Domestic Water Supply Pumps

    In general either booster or transfer sets as shown in the tender drawing the pumps shall be

    Horizontal multi-stage, centrifugal type complete with stainless steel impellers, shaft and casing.Each

    pump shall be driven by totally enclosed, fan cooled, squirrel cage, star -delta electric motor with class

    F insulation, IP54 protection suitable for 380V/50Hz power supply automatically controlled and

    protected by approved control panel. Each pump suction/discharge line will incorporate a gate valve

    plus quick closed spring actuated check valve (in discharge line only) .

    Suction/discharge and manifold pips shall be made of hard copper to BS 2871 part 1 suitable for

    working pressure of 10 bar .

    a. Transfer Pump Set (on the ground ) :

    2xhorizontal, multistage water pump (stand by/on duty)(Capacities as shown on the Tender

    drawings).The pumps shall start /stop by means of pressure switch and complete with dry running

    protection.The pump shall be located inside louvered penthouse .

    . Control Panel :

    One of common control panel comprising of:

    - Star delta starters (size according to motor KW).- Cyclic switch- Selector switches (Auto /Off/Hand)..

    - H/L voltage cut -out

    - Transformer to give 24V out-put for float switches

    - Dry running protection.

    - Run, trip, power indication lights.- TP MCB+ ELCB back up protection..

    - Enameled steel enclosure with IP: 54 protection.

    b. Booster Pump Set (on the roof )

    1x horizontal, multistage water pump(Capacities as shown on the Tender drawings)(stand by/on duty) , complete

    with 24 L press tank, press switches, press gauges, control panel & dry running protection.The pump set is to bekept in aluminum, louvered penthouse of suitable size complete with door and lock.

    ELECTRICAL WORKS PARTICULAR SPECIFICATIONS

    I GENERAL NOTES

    1. All electrical points shall be installed as shown in the drawings.2. All switches,sockets,isolators,light fittings,distribution boards etc installed outside/in damp areas

    VI L ighti ng and Small Power Installations

    1.General Requirements

    The contractor shall submit complete working drawings with all relevant details for the proposed

    installation of lighting and small power in compliance with the design drawings, specifications and

    local schedules for the various areas.

    2. Lighting in Areas with False Ceiling

    These areas shall be with 60x60cm false ceiling. Recessed 4x18W fluorescent fixtures suitable for

    the particular false ceiling shall be used. All down light fixtures shall be recessed mounted on to

    the false ceiling.OR AS SPECIFIED FOR SPECIFIC AREA ELSEWHERE.

    3. Lighting in Areas Without False Ceiling

    Unless otherwise stated, all these areas shall be equipped with surface ceiling/mounted fixtures/ as

    indicated in the drawings.

    4. Decorative Lighting

    These shall be suspended or surface mounted and should match with the wall bracket installed onthe same area .

    5. External Lighting

    This shall comprise of galvanized steel lighting columns complete with high pressure

    soduim lamp/metal halide lamp and control gear, cables and all accessories. Cables to columnsshall be laid direct in ground .

    All external lighting circuits shall be controlled by contactor time switch assembly as wellas ELCB 100ma .

    6. Fluorescent Fixtures

    All fluorescent lighting luminaires shall be provided with capacitors to give p.f.in excess of 0.9lagging .

    All the ballasts should conform to BS 2818 : part 2 : 1985 or IEC82 and shall be suitable for

    normal switch start operation.

    Fluorescent luminaires shall have spring-loaded bi-pin lamp holders and shall be equipped

    with control gear to give trouble free operation at an ambient temperature of 50 deg c. .Theballast shall be of polyester resin filled type and shall be made of laminated sheet metal core

    with coils of enamel wires of class H (180 Deg C). It should have touched proof push wire

    spring terminal .Third harmonic should not exceed 10%of the fundamental.The capacitor to be

    metal enclosed and rated for 250V.

    The internal wiring shall be with insulation of PVC rated for 105 Deg .C as minimum heatresistant wires .It shall be of appropriate sizes neatly clipped in position .All luminaires shall

    contain all associated control gear within the body of the luminaire. The main body of theluminaire shall be stove enamelled.

    The fluorescent tubes shall have a life of approximately 7500 hours and shall be of efficiency 961m /W,85 color rendering index and 4000K colour temperature .

    The contractor , before ordering the fluorescent luminaires , shall obtain the approval of the

    Engineer .The submittal , necessary to obtain the approval, should contain the catalogues ofthe luminaires, all necessary technical data and a light distribution calculation in accordance

    with British zonal method. The luminaires chosen by contractor, in addition to meeting the

    requirements of specifications and drawings, shall be able to maintain the standard lighting

    levels:

    7. Incandescent Lighting Luminaires

    Lighting luminaires for use with tungsten filament lamp shall comply with BS 4533.

    All tungsten lamps shall be internally frosted type and shall comply withBS 161: 1976.

    All lamp holder shall be of bayonet cap type for lamps upto and including 150 watt and shallcomply with BS52 : part 1 : 1981.

    8 .Socket outlet

    General purpose socket outlets shall be of 13 A shuttered 3 pin switched type complying withthe requirements of BS 1363: 1984. These shall generally be connected on ring main circuits.

    Connections to the phase and neutral conductors shall be carefully made in accordance with the

    manufacturers markings and the earthpin shall be effectively earthed. Unless specified otherwise,

    all general purpose 13 A socket outlets shall be mounted 0.45 m above F.F.L as indicated in the

    drawings. In general domestic flush type 13A socket outlets have been specified for most area as

    indicated in schedule of equipment and materials. All socket outlets shall be suitable for mountingon appropriate galvanized , pressed steel boxes .PVC boxes can be used for surface mounting only.

    9 .Switches

    All lighting switches shall comply with BS 3676: 1963. These shall be quick make , slow breakA.C type 10A rating SP, multiple 1-way, 2 way type suitable for making and breaking inductive

    loads. These shall generally be mounted at a height of approximately 1.4m above F.F.L and shall

    be complete with galvanized steel boxes of the same manufacture. Earth terminals shall be

    PREAMBLES

    A) GENERALLY

    Pricing generally:

    The pricing of the Bills of Quantities shall be executed in ink to enable reproduction by

    photocopying to be carried out if required.

    The price must be comprehensive and must include for complying in all respects with the

    instruction to tenders, conditions of contract, specifications and drawings, and for all matters and

    things necessary for the proper construction, completion and maintenance of the hall of the works. No

    claims for additional payment will be allowed for any error or misunderstanding by the contractor of

    the work involved. The following clauses on pricing are included as a guide only.

    The contractor shall insert a lump sum or rate against each individual item in the Bills of Quantities.

    Where the contractor considers that an item has no financial value he shall insert the word " NIL".

    Lump sums shall not be inserted covering more than one item. Items not priced shall be deemed to

    have no financial value or to have their value included elsewhere.

    The unit rates must include for the following:

    1. Labor and all costs in connection therewith.

    2. Materials, goods and all costs in connection therewith (e.g. carriage, freightage, Delivery,unloading, sorting, returning packing, handling, hoisting or lowering, replacing work, goods

    or materials damaged, broken, lost, or stolen, until the issue of a certificate of completion).

    3. Fitting and fixing materials or goods in position.4. Plant.5. Waste, bulking, shrinkage or overlaps.6. Overhead charges and profit.

    The rates inserted will be used to determine the amount of the contractors interim payments.

    B) variations

    The rates inserted in the Bills of Quantities will be used to value any variations to the works,

    whether omissions or additions. The Contractor shall not be entitled to payment for profit and

    overheads on the value of work omitted. The Engineer may value any variations from the Contract

    Drawings and the Contract Sum adjusted accordingly.

    C) Unspecif ied Materials and Submission of Samples

    Generally, all the materials shall be specified. In case of non-availability, consultant's adviceshould be sought and an alternative is suggested. A sample shall be submitted to the consultant

    and his approval shall be obtained on paper as well as on sample itself.

    In case of non-specified items, similar sample submission and approval is necessary.

    In case of modifications suggested by owner or consultants, a similar procedure is may be

    adopted.

    In case of materials where specifications are not or cannot be fully described (pattern, colors,

    shade, etc.) similar procedure is necessary.

    All the records of submissions and approval shall be kept at site.

    D) measurement & rate items

    1. Setting Out:

    The contractor shall study foundation drawing and soil investigation report before commencing

    the work. He shall make a suitable arrangement to provide correct grid network with offsets as

    mentioned in project drawings.

    2. Excavations:

    Quantities for all excavations and filling shall be measured net and no allowance made for working

    space.

    The rates for excavation are to include excavating in any type of ground including rock and

    excavating below the water table if necessary, filling and ramming around foundations. Selecting and

    netting aside approved materials for filling to make up levels and multiple handling and removal and

    disposal of surplus excavated materials are to be included as well.

    Rates shall include for bulking, compacting, working space, shoring of sides of excavations, keepingsite and excavations free from water, leveling or grading. Trenches for pipes shall be measured by

    length of pipe.

    The rates for filling shall include for compaction, leveling or grading and thickness of beds and

    blinding are the thickness after consolidation.

    The rates for Polythene sheeting shall include for extra materials at overlaps, all straight, raking and

    circular cutting and for notching around all obstructions.

    3. Water Proofing & Damp proofing:

    Concrete surfaces coming In contact with soil shall be applied with approved waterproofing system

    as specified or indicated on drawings. In the absence of any such specifications, two coats of approved

    cold applied bitumen with minim. Content of 10% rubber shall be applied. All other surfaces of sold

    block masonry shall be similarly applied with cold bitumen as above. Ground non-suspended slabsshall be casted on 1000 gauge Polythene sheet on well-compacted grade. Care must be taken while

    back filling and roof slab shall be provided with specified torch-welded membranes to be appliedaccording to manufacturer's instructions by specified sub-contractors.

    Roof water drain slopes, insulation should be laid in accordance to the project drawings.

    4. Concrete work:

    Plain and reinforced concrete shall be measured net by volume or surface based on dimensions as

    shown on the drawings or as directed by the Engineer, without deduction for the volume of any steel

    work embedded or encased in concrete. Rate to include formwork steel reinforcement....etc.

    5. Block-work:

    Block walling shall be measured net as laid without deduction for lintels. The rates for block

    walling are to include for isolated and attached piers, bonding at angles and intersections. Rates

    shall also include for filling ends of hollow blocks and all necessary cutting. The rates for block

    walling are to include for cutting or forming chases or grooves and making good, building in or

    cutting and pinning in and making good ends of lintels, timbers, steelwork, pipe holder-bats and thelike, and building in or cutting holes for and making good around pipes, ducting and fittings.

    Damp proof courses bellow first coarse of block work for the entire tie beams at ground floor and

    compound wall and shall be measured net as laid, and rates shall include for overlaps.

    6. Roofing:

    Roofing shall be measured net as laid; covering to falls shall include work to cross-falls. The

    rates for all roof sheeting and membranes are to include for overlaps, forming collars and watertight

    joints to roof outlets, pipes, ducts, etc passing through the roof covering.

    The rates for skirting and the like shall include all labors in dressing over angle fillets, tucking

    in edges etc and all angles and ends. The rates for decking are to include for all necessary cutting.

    The rates for roof screeds are to include for lying in bays with felt dividing strips.

    The rates for all flashing shall include for all labors in dressing and bending, tucking in edges

    and for all laps, ends, angles and intersections etc.

    7. Carpentry and Joinery:

    Unless specifically described timber shall be deemed to be either approved softwood or

    hardwood species suitable for the purpose for which it is to be used

    The rates for timber frames are to include for bedding in cement mortar. Where applicable

    rates shall be deemed to include for all ends, angles and cutting etc.

    All timber under the heading (Carpentry) shall be deemed to be sawn, i.e. as cut, and thatunder the heading (Joinery) shall be deemed to have wrought surfaces, i.e., planed, unless otherwise

    specified. Sawn timber shall have the nominal sizes as measured; sizes of wrought timbers are the

    actual dimensions required after planning. Wherever the terms sawn and wrought occur elsewhere as

    applied to timber used in this context, they shall be interpreted in a similar manner.

    Rates shall include for all sorting spraying, notching, forming joints, etc, and for forming all

    ends, angles and the like. They shall also include for all necessary nails, screws and fixing

    accessories.

    Work described as (plugged) has been given relative to the structure irrespective of any

    applied finishing.

    Rates for flush doors shall include for incorporating fixing blocks for ironmongery, as

    specified in BS.

    Rates for doors shall include screws for fixing and for all necessary sinking, boring etc. Theyshall also include for taking off and re-fixing after decorations have been completed.

    The rates for all softwood joinery in contact with the structure shall include for priming the

    contact surfaces.

    8. Metal work:

    The rates for metal work are to include for rolling margin, joints in the running length,

    notches, holes, slots, angles, ends and all cutting etc Welded work has been specified.

    In the absence of specified requirements to the contrary the techniques and materials

    employed in welding shall be selected with the regard to the character of the work and the materials

    being connected. The rates for welding are to include for grinding to a smooth finish.

    The rates for all galvanized work are to include for the treatment of cut ends, etc. as required

    by the specification. Galvanizing shall be done after fabrication

    9. Plumping:

    Pipe-work shall be measured the mean length as fixed.

    Rates shall be deemed to include all pipe clips and fixing accessories for pipes up to 50

    mm. in diameter (nominal bore).Rates shall also include for all joints in the running length and joints to fittings and a

    appliances.

    Rates of pipe-work shall include for all necessary labor molding in bends etc.

    Work specified as "plugged "or fixed shall be given irrespective of any applied finishing.

    Prices shall be deemed to include all necessary marking of positions of pipe-work and fittings

    and of temporary removal of decoration, etc.

    10. Plasterwork and Other Floor, wall and ceiling Finishing:

    Rates shall include for all narrow widths and for all labors at angles and boundaries, etc. and

    making good around pipes and the like.

    Work to sofits shall be deemed to include work to sides and sofits of beams Rates shall

    include for all battens, templates, etc.

    The rates for all finishing are to include for using Unibond bonding agent on all concrete

    surfaces and raking out joints to form key, brushing, cleaning off and dampening the background of

    block-work surface before application of finishing.

    The rates for plastering and rendering are to include for all, grooves, arise, metal stop or angle

    beads except at expansion joints.

    The rates for screeds are to include for brushing cleaning off and dampening the background

    surface before lying.

    Rounded edge tiles and the like shall be deemed to be included with the rates for the

    appropriate tiles and division strips shall be include in the rates for all floor finishes.

    Rates for suspended ceilings shall include for supplying shop drawing and for obtaining

    approval of details before commencing work. Rates shall also include for primary and secondary

    grids as necessary and for suspending the same with requisite hangers from the sofit specified and thelike. All cutting and fitting is deemed to be included in the rates. The cost of providing access panels

    and any additional support for light fittings shall be included in the rates.

    11. Glazing:

    The rates for glazing are to include for replacing any cracked or broken panes and for aligning

    wires in adjoining panes of wired glass

    12. Painting and Decoration:

    The rates for paintwork are to include for painting in any color, multicolor work cutting into

    line at junctions of different colors of paints at angles or plain surface.

    Quantities of paintwork to beams shall be included with paintwork to sofits.

    Quantities of paintwork to columns shall be included with paintwork walls.

    Rates shall include for preparing all surfaces as specified or as recommended by the

    manufacturer and for rubbing down with glass paper between coats.

    Rates shall include for painting in narrow widths.

    13. External Works and Drainage:

    Measurement and rates shall be based on the rules for similar items as recommended in the various

    trades herein before. The rates for drainpipes shall include for bends etc.

    14. Generally - all trades:

    Should the Contractor wish to use alternative materials to those specified, e.g. to utilise local stock

    and suppliers instead of importing goods, he shall first obtain the approval of the Engineer whose

    sanction will not be unreasonably withheld Any alternative materials shall not be of a lessor

    standard than those stipulated herein.

    Where items are described as (plugged) this shall be taken to mean plugged to any background

    i.e. block-work, concrete.

    15-Builders Work:

    a. The Expression Builder work shall mean the ancillary work carried out by the contractor inconnection with the specialist installations.

    b. The drilling, cutting or leaving of holes or apertures through structural floors, walls, beams,

    etc. . Shall be avoided but where this becomes a necessity, the contractor must obtain thewritten approval of the Engineer before such work in put in hand.

    c. Builders work will include the following, but it should be noted that this list is not intended tobe exhaust.

    1- Drilling, cutting or leaving of holes for pipes, ducts and like through walls, floors,partitions, roofs, etc, and subsequently making good.

    2- Cutting and pinning ends of supports for pipes, equipment, appliances, fitting and thelike to walls, floors, partitions, sofits, etc, and making good.

    3- Cutting or leaving mortises, sinkings,,etc, for holding down bolts, brackets, supportsand the like and grouting in.

    4- Cutting chases for pipes and the like in walls, floors, petitions, etc, and subsequentmaking good.

    5- Cutting and fitting around, boring holes through and making good of finishing up to

    pipes, supports, brackets and the like.6- The building of meter pits, access chambers and the like.7- The painting of exposed pipe work, fittings, equipment, etc.8- The construction of Air-Condition equipment foundations including the provision of

    cork pads al as per the A/C subcontractor requirements.

    9- The construction of water tank foundations in accordance with requirements of watertank subcontractor.
