However,these numbers have never reached the percentagesthat we have seen and read about in the media in otherplaces. These outside (of Moore County) factors havehad an impact on our local market. Many people havecome here and others are coming who cannot buyhomes at this time because of the inability to sell theirpresent home somewhere else because their local mar-ket is diluted with foreclosures and more people mov-ing out than moving in.

If you consult your favorite REALTORand asked: “where did the buyers comefrom over the past several years that relo-cated here?’ The answer will be from thoseareas that are in real estate chaos now! We expected to see a surge of people

coming here from the BRAC initiative at Ft.Bragg. Those people are coming; however,the Atlanta area is one that has been hardhit with foreclosures which makes it difficultfor many people relocating to this area tosell their homes there. Many are choosingto rent here because of that situation.

We began some weeks ago to furnish sales data onsingle family homes sold in Moore County to be printedbelow this column as a part of our effort as real estateprofessionals to assist you in knowing about our marketas opposed to what the media tends to dramatizearound the country. We would all like to see bettertimes more quickly; but, keep in mind that this area isstable and desirable. The Great American Dream is notdead. When prop-erly and adequatelyinstalled in yourfloors, walls and ceil-ings, this relativelycheap product ismaintenance free andquietly does its job for

the life of your home. Here is some usefulinformation to helpyou determine whichinsulation is right foryour new home:

How InsulationWorks

Insulation works byslowing the flow ofheat trying to leaveyour home by makingit jump across millionof tiny air spaces. Thesmaller and moreplentiful the airspaces, the better theinsulation. Your home

easily loses heat tothe outside airthrough radiation andconduction, whichmoves the heat from awarm area to colderarea - basically fromyour heated house tothe outdoors. Heat isalso lost through airleaks - those hiddenholes and cracks inyour home.

Types of Insulation Builders have manychoices for the typesof insulation they use.All insulation can beeffective if it is prop-erly installed and cou-pled with acontinuous air barrier.Insulation materialsare rated according totheir ability to resistheat flow. This ther-mal resistance ratingis commonly knownas an "R-value." Thehigher the R-value,the better the materialis at resisting heatflow. When building anew home it is worthtaking the time to en-sure your builder fol-lows the guidelines forinsulation set forth by

ENERGYSTAR®whichmeets orexceedsthe na-tionalcode re-quirements. ENERGY STAR®qualified homes caninclude one or moreof the following typesof insulation:

• Batt Insulation:Batt insulation is typi-cally made from min-eral fiber (fiberglass orrock wool) and manu-factured in blankets ofvarious sizes andthicknesses. Batt insu-lation is typically fittedbetween studs, joists,and beams andshould fill the wall,floor, or ceiling cavitywithout any gaps,voids, or compression.

• Blown-in Insula-tion: This type of insu-lation is usually madefrom fiberglass or cel-lulose and is literallyblown into the wallsand attic through alarge hose. Blown-ininsulation should

completely fillthe wallcavitiesand bean eventhicknessthrough-

out the attic. •

Sprayed or InjectedFoam Products:These types of prod-ucts are typicallymade frompolyurethane or simi-lar products and areinjected or sprayedinto cavities wherethey expand to the de-sired thickness.

• Rigid Insulation:This synthetic insula-tion is typically madefrom polystyrene andpolyurethane foam,which is expanded orformed into largesheets. Rigid insula-tion can be used toprovide a continuousthermal barrier inbasements, crawl-spaces, and on exte-rior walls. Thisproduct is also avail-able by certain manu-facturers as aspray-on expanding

foam, which when ap-plied expands to dou-ble its size, making ita great product for fill-ing in nooks and cran-nies.

Eco-InsulationProducts:

• Cotton Fiber: Re-cycled cotton fiberconsists of a battedmaterial, usuallydenim, which hasbeen treated with thechemical borate tomake it fire and heatretardant and to pre-vent it from develop-ing mold. Since thematerial does not off-gas and is non-toxicin doesn't requirewarning labels.

• Cellulose: Cellu-lose insulation ismade from finelyshredded newsprintand contains 85 per-cent recycled content.It is chemically treatedwith non-toxic sub-stances to reducemold and promote fireresistance. It can re-duce heating and airconditioning bills byup to 20 percent an-nually.
