Pending home salesincreased in March andare well above a yearago, according to theNational Association ofRealtors.NAR’s pending home
sales index, a forward-looking indicator basedon contract signings,rose 4.1% to 101.4 inMarch from an upwardlyrevised 97.4 in February. It is 12.8%above March 2011 when it was89.9. The data reflects contractsbut not closings.The index is now at the highest
level since April 2010 when itreached 111.3.Lawrence Yun, NAR chief econo-
mist, said 2012 is expected to be ayear of recovery for housing. “First-quarter sales closings were thehighest first-quarter sales in fiveyears. The latest contract signing
activity suggests thesecond quarter will beequally good,” he said.“The housing market
has clearly turned thecorner,” Yunadded. “Rising salesare bringing down in-ventory and creatingmuch more balancedconditions ... whichmeans home prices will
be rising in more areas as the yearprogresses.”The index is based on a large na-
tional sample, typically representingabout 20% of transactions for exist-ing-home sales. An index of 100 isequal to the average level of con-tract activity during 2001, whichwas the first year of examination.

ponents might allhave an unlimited lifeexpectancy. Butgiven the realities ofday-to-day use, howlong can a homeowner reasonablyexpect a home com-ponent such as awindow or roof tolast?A study conducted
by the National As-sociation of HomeBuilders (NAHB) andsponsored by Bankof America HomeEquity provides in-sight into the life ex-pectancies of anumber of productsin the home. Thestudy intentionallyoverlooked con-
sumer preferences,acknowledging that ifthey were consid-ered, kitchen coun-ters would bereplaced long beforethe end of their use-ful life, and roomsmay be repaintedonly once in 50years. Other factorsthat can have a sig-nificant effect on lifeexpectancy includemaintenance, properinstallation, the levelof use and the qual-ity of the materials.And some compo-nents, while remain-ing functional,become obsoletedue to changingtechnology or im-provements. InsulationAccording to the
study, all types of in-sulation can be ex-pected to last alifetime if they areproperly installedand are not punc-tured, cut, burned orexposed to ultravio-let rays and are keptdry. Proper installa-tion not only extendsthe lifetime of yourinsulation, it also en-
sures that it will per-form properly, result-ing in reducedenergy use and ex-penses, as well asincreased homecomfort. WindowsWindows, because
they can be exposedto extreme weatherconditions, have amuch shorter life ex-pectancy. The study,which polled expertsin the various fields,found that aluminumwindows can reason-ably be expected tolast 15 to 20 yearsand wooden win-dows can last up-wards of 30 years.An important ele-ment of maintainingyour windows is thewindow glazing —the putty that se-cures the glass tothe sash. Over time,this glazing cancrack, resulting indrafty and loosepanes. Available atany hardware store,glazing can be re-placed by simplychipping or scrap-ping off the old putty,cleaning the window
thoroughly and in-stalling new glazingwith a putty knife orcaulking gun. Sometypes of glazing re-quire a coat of latexpaint for weather-proofing. RoofsLike windows, the
life expectancy of aroof depends onlocal weather condi-tions as well as ap-propriatemaintenance andquality of the materi-als. Slate, copperand clay/concreteroofs can be ex-pected to last morethan 50 years. Roofsmade of asphaltshingles should lastfor about 20 years;fiber cement shin-gles should lastabout 25 years; andwood shakes forabout 30 years. In re-gards to roof mainte-nance, it’s importantto be proactive toprevent emergencyand expensive re-pairs. Look for in-clude damaged orloose shingles; gapsin the flashing wherethe roofing and sid-
ing meet vents andflues; and damagedmortar around thechimney (especiallyat the joints, capsand washes). If yousee any signs ofdamage, call a pro-fessional to repair it. PaintAlthough some
avid decorators mayrepaint every sixmonths, homes usu-ally need to bepainted every five to10 years dependingon the content of thepaint (its glossiness),its exposure to mois-ture and traffic. Qual-ity paints areexpected to last up-wards of 20 years.Exterior paint condi-tions should be regu-larly monitored inorder to catch prob-lems early on. As-sessing paint for dirt,mold, cracking, peel-ing, fading and rust-ing — and repairing
immediately, usuallythrough simplecleaning methodssuch as scrubbing orpower washing —can end up savinghome owners muchmore costly repaint-ing jobs in the longterm. Remember, these
numbers are aver-ages, with usage,weather, mainte-nance and a numberof other factors influ-encing life ex-pectancy.
