Going to a settlementand signing a contract on anew home can be bewil-dering. Home buyers areusually required to sign aseemingly endless pile ofdocuments, most of whichare written in legalese.While you will not under-stand all of the details in-volved in the settlementprocess, there are certainimportant items youshould know about so thatyou can achieve the bestpossible terms for yourselfin the transaction. Somethe more common termsfound in your contract in-clude:Appraisal FeeAn appraisal is an esti-mate of the fair marketvalue of your home. Ap-praisals help both thelender and the buyer to de-termine if the sales price isconsistent with the actualvalue. An appraiser in-spects the house and theneighborhood and makesan estimate based on theprice of comparablehouses and other factors.The appraisal provides noguarantee that the propertyis free of defect. Lendersinsist on an appraisal tosee how much they couldrecover by selling yourhouse if you default. Thefee for this service mayvary considerably depend-ing on the specific charac-teristics of your house.
Attorney’s Fees
If the lender requires anattorney to draw up any ofthe settlement documents,you may be charged a fee— a flat amount or a per-centage of the loan. If youhire a lawyer to assist withthe settlement, you willhave to pay an additionalfee at or immediately fol-lowing settlement.
