Location and Directions Sandyknapps Poultry Farm is situated in a predominantly rural district in northern Aberdeenshire about 7 miles west of Peterhead. The farm is reached by an unclassified public road off the A950 at Longside. Grid Reference: NK 038 494

Poultry Buildings The buildings, which are about 19 years old, stand about 40m from the public road. They comprise five purpose built sheds of steel portal frame construction with insulated profile steel roofing and cladding and concrete floors. Four buildings are approximately 143m x 23m x 3m eaves and are divided into two equal sections with a central control area. The fifth building is of similar construction and is about 72m x 23m x 3m. The buildings are currently equipped with feeders, drinkers, heaters, ventilation and daylight control systems for poultry production. Each building has galvanised feed silos, externally situated. The authorised capacity of the buildings is 325,500 birds. There is good access around the buildings with hard standings and surfaced access ways.

Manager's House

A detached modern timber frame bungalow stands next to the access road. Accommodation comprises: Entrance hall, utility room, kitchen / dining room (open plan), living room (with patio doors), 4 bedrooms (1 en-suite), bathroom. Outside there is garden ground and ample parking. A general purpose shed adjoins the western side of the garden.

Sandyknapps Cottage West of the GP shed is a traditionally built single storey cottage. This is in poor condition and in need of refurbishment. Accommodation comprises: Entrance porch, kitchen, living room, 2 bedrooms, bathroom.

Prospective Purchasers should note that the Seller reserves the right to remove the feeders, drinkers, heaters, generator and diesel tank although these items may be available for separate purchase by agreement.

The LPG tanks are subject to a rental / supply agreement which is to be terminated. The tanks belong to the gas supplier and may be removed.

Access A short roadway leads directly off the public road.

IPPC Consent The farm is currently operated with the benefit of consent under the Pollution Prevention and Control (Scotland ) Regulations 2000, Permit Number PPC/A/10/1016791 (copy available on request). Subject to agreement of the Scottish Environment Protection Agency, the Seller will cooperate with the Purchaser to arrange the transfer of the consent to the Purchaser if required.
