PROJECT STAFFINGLed by a principal, each project is staffed with a full-time, seasoned master builder, a part-time project manager, and required support staff. Combined, the field and office staffs collaboratively manage the project to provide a high-quality result, a safe work environment, proper insurance and contracts for all subcontractors, and timely communication to the client and the entire project team.

PRECONSTRUCTION SERVICESSea-Dar’s Preconstruction Services gets involved when documents and scope are being developed. This early involvement allows Sea-Dar to manage our projects to aggressive schedules while maintaining the projected budget. Our knowledgeable and experienced preconstruction staff is accustomed to working closely with client teams to fully assess budget, schedule, procurement, and logistics well in advance of the actual commencement of each project, thereby minimizing the potential for changes and delays. We take pride in our ability to deliver accurate project pricing by collaborating in key decisions concerning product and design prior to construction, identifying maintenance and material lifecycles to determine best product selection, and assisting with logistics planning to ensure construction safety and schedule accuracy.

PROJECT MANAGEMENT PROCESSESDelivering projects on time and on budget is a core value at Sea-Dar and so we use the most advanced, integrated project control tools available to enable our project teams to effectively control budgets, manage tight schedules, and track project issues and concerns. The team begins by preparing a master schedule and a 3-week look ahead, and then uses procurement logs to ensure material deliveries do not impact the schedule. We stay on top of the project financials by using robust accounting programs that allow us to have real-time financial status of the project. All the while, we utilize strong communication tools to manage owner, architect, subcontractor & vendor Q & A, and to resolve issues in the field.

SAFETYSafety is also of prime importance at Sea-Dar. All project employees are OSHA certified, and instructed to follow our comprehensive safety manual on every project. We were awarded First Place, 2013 NAHB/Builders Mutual Insurance Company Safety Award for Excellence, the Clifford E. Simmons Memorial Award for Safety in 2009, and we have received Exemplary Safety Record Merit Awards from the AGC every year since 2000. We have also achieved the Gold designation from ConstructSecure for demonstrating outstanding performance in their Contractors Safety Assessment Program.

INSURANCE & BONDINGSea-Dar takes risk management very seriously. In addition to our own Liability and Workers Compensation insurance, we require all of our subcontractors to provide the same coverage with adequate limits for the work being performed. We recognize the complexity of the insurance industry and work with an outside Risk Consultant to ensure that the interests of the owner and the contractor are adequately protected at all times during the project.

Our bonding capacity is $20M for a single project and $40M in aggregate, and is provided by Acadia Insurance.

Sea-Dar’s President and Founder, Jean Abouhamad, is a structural engineer and real estate developer who founded the company in 1991 after leaving a successful career with one of Boston’s most respected structural engineering firms. He brings enormous insight to owners and architects as they wrestle with the many options and considerations that arise through-out a project’s permitting, design, budgeting, and construction. As President, Jean ensures the project team has all the corporate resources necessary to exceed client expectations throughout all phases of planning and construction.

preconstructionOur mission in the preconstruction process is to utilize

our historical data and construction expertise to plan a

project that achieves a client’s goals.

PROCESS

Our preconstruction process starts with the initial budgeting phase, with the following goals:• In the initial kick-off meeting we will seek information to gain an understanding of the client’s goals and the design team’s vision. • Often this vision is built around a specific project component & our goal is to understand these “non-negotiable” items.• We prepare a detailed cost estimate based on our historical data and construction expertise. In addition, we break down the estimate by

project specific areas such as the exterior of the residence, master bedroom, master bath, kitchen, etc. so the owner can understand the major cost drivers of the project.

• We analyze the project schedule, permit process, and site logistics and ensure all potential costs are captured at this stage.• We proactively analyze and study the proposed design to propose potential cost savings ideas.• This budget is presented in a bound book with an executive summary that effectively communicates the project value, potential key risk

areas, and material allowances.As a member of the team, we stay close to the process after the initial budget phase by attending design meetings or establishing weekly project meetings. Our involvement is paramount for us to manage the schedule, provide constructability input and budget validation.

PRICING

When construction documents are complete we will price the project with the following goals:• Prior to the receipt of drawings, we pre-qualify the subcontractors to ensure a wide pool of appropriate bidding subcontractors. • We prepare a highly-detailed “in-house” estimate that is used to confirm we are receiving subcontractor quotes that reflect what the project

is worth.• We develop subcontractor bid packages to confirm all the various scopes of work are covered.• Each subcontractor quote is analyzed to ensure the subcontractor understands the project, the schedule and has included the correct scope

of work. The lowest responsible bidder is compared to our target budget. If there is a discrepancy, the values are reconciled.• Our final pricing effort is open book – clients will receive our bid evaluations as well as our subcontractor quotes.Our well defined preconstruction process sets up our construction team to execute the project without surprises.

that our industry has on the natural environment and

incorporate environmentally-conscious practices into

many aspects of our business.

OUR OFFICEWe understand that it all starts with how we operate our business and we drive the following goals:

• We have an active inter-office recycling program which includes a designated area for recycling bins paper and plastic and organization. • We embrace ‘pedal power’ and many of our employees ride bicycles to work and to meetings instead of driving or utilizing taxis.• Whenever possible, employees carpool to sites that are outside cycling or walking distance.• We have several LEED accredited professionals, and participate in the USGBC. • We incorporate the use of smart phones and other technologies in efforts to limit the amount of paper the construction industry consumes.• We spend time during the year doing office-wide community service events like the Charles River Clean-up each spring and the Rodman

Ride for Kids each fall.

PRECONSTRUCTIONWe embrace and continue to develop our green initiatives:

• To reduce the amount of paper consumed in the preconstruction phase, we use digital software to perform quantity take-offs, and distribute information to subcontractors via email. This saves resources on large-format documents, traditionally printed for each bidder.

• We introduce our subcontractors to the latest software to help them limit the amount of paper consumption as well. • We consult with experts about the most efficient materials, methods and systems for the construction industry, so that we can educate our

clients and make our projects more sustainable.

CONSTRUCTIONWe embrace and continue to develop our green practices:

• We utilize techniques to lower the impact to our environment in many ways. Several of our previous projects have had sustainable compo-nents, not least of which include geothermal wells, solar hot water, energy efficient lighting, prefabricated construction, and super-insulation.

• We sort construction debris for recycling, on-site. • We put negative air machines on every job site to improve air quality during construction as well as during the final cleaning stages so that

we can ensure clean, dust-free air quality at the time of completion.• Most of our subcontractors and vendors utilize green materials as their standard practice.
