Site Snapshot

• Site is 7.8 hectares in area and bounded by Ocean Boulevard to the east, Scholefield Road to the north, Marion Golf Course to the south, the quarry haulage route to the immediate south-east and traditional suburban areas to the west.

• Site has been in a dilapidated state for many years.

• Part of the site has an elevated position with sea views.

• Earmarked for housing, retail, open space, office, and community uses.

• Potential for the site to be a “a gateway to the adjacent suburbs.”

• Lorenzin Construction Depot– 1990 - 2010o Site also has been used for refuse purposes (Council)o Cement workso Roof tile manufacturing

• Seacliff Development Pty Ltd purchased the site - 2008

• Memorandum of Understanding established between Seacliff Development Pty Ltd, Marion and Holdfast City Councils o Development of a partnership to resolve site issues such as: Boral

interface, contamination, housing densities and commercial constraints

• Key issues identifiedo Providing security of Boral operations (Quarry)o Addressing site contamination o Local traffic issueso Stormwater flows

• Ongoing discussions with Boral to ensure their support for development subject to addressing any ongoing operations needs

• Marion and Holdfast Bay City Councils prepared and issued a Statement of Intent for Planning Minister Rau’s consideration

• Planning Minister Rau approved the Statement of Intent – 31st July 2012Key outcomes:

o Seen as part of the 30 year Plan for Greater Adelaide’s transport corridor development principles

o Development seen to be a mixed use development including commercial and retail opportunities

o A range of housing choices that are predominantly higher density than currently exists in the area.

• Creating links to the existing golf course

• Creating a community destination and a sense of place

• Current process is not an agreement to rezone the land but an agreement to investigate the feasibility of rezoning the land.
