Additional Statement for: Sellers Disclosures for 825 Blessing Way, Sebastopol, CA Re SP1 Item V-A-10: Section 1 corrective work completed and pending re-inspection by Pest Inspector. Much of exterior trim around windows and some doors(mostly South side of home) has been replaced with last 2 years. Float valves in all 4 toilets have been replaced within last 6 months. Disposal backsplash in kitchen sink next to refrigerator has been replaced in last 3 months. Re TDS Item C-4: Approximately 10 years ago the following three projects were done according to code per Dan Vaneck of DACASA Construction (http://www.dacasa.biz, 707-280-8973, who did all the work , but without permits:

1.) On East side of home, first floor sunroom has been rebuilt and second floor sunroom added. 2. A living room support wall was removed and replaced with a support beam. 3.) The French doors in the kitchen out to the patio were installed. 4.) Entry Hallway Closet

First floor sunroom’s south facing window leaked and was repaired within the last 12 months. PG&E recently inspected gas fireplace and cleaned pilot. The inspector suggested a local Gas fireplace specialist could do more comprehensive cleaning. Part of pumphouse roofing material is missing and pumphouse will need new roof or total rebuild within next few years. 2 stall horse barn’s roof and framing totally redone within last 2 years. Circular driveway recently resurfaced by Nunley Engineering in last 2 months. Two small areas on lower part of home had boring beetles per pest inspection report and have been treated locally with copper napthate within last month. Four roof standpipes leaked during 2016, 2017 rains and all 4 have been replaced within last 12 months, the resulting water stains in the ceilings, of the laundry room, south guest bedroom, master bedroom hall were painted after repair, and the interior of the cabinet in the lst floor full bath was sanded and bleached. Bullnose brick on front step recently repaired.

Two windows in SW storeroom off garage have small holes. Re SPQ Item D-1: As further description, the original windows installed by the contractor builder Robert Falconer who built the house, were incorrectly installed in the downstairs sunroom and on the south side of the home which resulted in the window surrounds leaking during heavy winds and rains. We had another contractor inspect and repair the windows and were reimbursed by Robert Falconer’s insurance company, Lloyd’s of London, for approximately $90,000. There are some carpet stains in the upstairs south guest bedroom. Copper green sprayed on small area near ground level of exterior of home formed by downstairs bedroom and laundry room only as preventative measure. Extended Home Summary Report

We have identified various items on the subject structure that either require maintenance now or requireperiodic maintenance in the normal course of ownership. This is only a summary report and is intended as aguide to be used in both short and long term scheduling of maintenance items. Please read the completereport carefully as additional information and details are contained therein. It is always advisable to useexperienced tradespeople or a qualified handyperson when contracting for work that may not be within thescope of your capabilities.

1. Structure - Smoke Detector(s):

There are smoke detectors installed but there is a missing batter at the upstairs hallway and amissing unit at a upstairs bedroom. Recommend testing the system prior to occupying thehome and every month to identify functional operation of the detector(s). If applicable, tallceiling height installation may not be accessible for testing. The national fire protectionassociation (NFPA) recommends that a CO alarm should be centrally located outside of eachseparate sleeping area in the immediate vicinity of the bedrooms. For added protection, installadditional CO alarms in each separate bedroom prior to occupancy.

2. Exterior Structure - Siding Condition:

Siding damage was noted at various areas at the exterior of the home. We recommendreferring to the pictures and contacting a qualified contractor to review the current pest reportand make needed repairs.

There is siding that is embedded behind the rear concrete patio. This is a condition that canlead to unknown potential deterioration of the siding material. It is advised to keep theseareas properly painted and sealed as a preventative measure.

Where ever pipes or cables penetrate the siding material it is advised to keep these areasproperly caulked and sealed to prevent any type of potential moisture intrusion.

3. Exterior Structure - Painted Surfaces:

The paint on the exterior is showing wear. The amount of wear would substantiate repaintingto provide long term protection and a pleasing look to the exterior structure. Contact aqualified painting contractor for evaluation/recommendations.

4. Exterior Structure - Caulking Structure:

There is some structure caulking that is in need of touch up repair along the exterior windowtrim and ends of siding material as a preventive measure in keeping rain water frompenetrating behind the surface material.

6. Exterior Structure - Double Pane Seals/Insulating Windows:

There are double pane insulating windows that have lost the vacuum seal between the panesof glass. The locations are the window in the unit over the garage facing the front of the home,two windows in the living room and a window in the dining room. The condition is identified bysigns of fogging, a halo effect or condensation build up between the panes of glass.Recommend contacting a glass company for complete window evaluation and estimate ofreplacement. The deficiency on any other windows is sometimes only visible under certainclimatic conditions. Due to the windows being dirty they were difficult to inspect.

7. Structure Perimeter Exterior - Vent Screens:

There is a loose vent screen at the front of the home and potential rodent access pointsaround pipes that enter the sub area that should be properly sealed off to provide for properventilation and keep animals out of the sub area.

8. Structure Perimeter Exterior - Vegetation Clear from Structure:

There is vegetation growing up against the exterior surface material. All vegetation should betrimmed at least 6-12 inches away from the structure to eliminate a common avenue for pestinfestation or and damage to the exterior structure material.

9. Electrical Service - Outlets, Switches, Junction Boxes, Lighting:

All spliced wires should do so inside of an appropriate covered junction box. There arespliced wires that do not meet this requirement. We suggest adding the appropriate sizedjunction box cover in the garage.

There is exposed wiring at the exterior of the home due to a missing light fixture. It isrecommended to install a proper exterior light fixture or protect the wiring system.

10. Roof - Moss/Mildew:

It is suggested that any moss or fungi growth on a roof be removed. The roof should betreated to prevent regrowth. There is moss or growth on this roof; however, we do not believeit has caused any substantial damage to date.

11. Roof - Gutters / Down Spouts:

There is a loose downspout support bracket at the right side of the garage. Recommendproperly reinstalling the bracket to maintain a proper connection with the downspout andgutter system.

12. Roof - Skylight(s):

There is moisture staining around the skylights in the attic indication past moisturepenetration. The area was dry at the time of the inspection and no major adverse conditionswere noted. It could not be determined if the staining is from leaking or leaving the skylightsopen in the past. Recommend monitoring this area and taking corrective measures if needed.

13. Attached Garage - Door(s), Garage - Building:

There is wood damage to the base of the side service garage door. Recommend keeping thisarea properly painted and sealed. Future replacement of the door is recommended.

14. Living Room / Main Hall - Window(s):

There is a swollen window sill in the den in front of the seams of the two windows. The areawas dry at the time of the inspection. This could be an indication of a window that is leaking. Recommend contacting a window specialist for evaluation.

15. Kitchen(s) - Kitchen Fixtures:

One of the kitchen fixtures was not function able at the smaller kitchen sink.See Figure 40Maintenance

16. Water Heater - Installation:

Recommend installation of a drain pan with a drain line discharging into the crawl space toprevent damage from a leak.

17. Heating System - Filter Condition:

The heating system filter(s) are in need of cleaning at the interior of the furnace and replacingthe upstairs air return filter. This can restrict proper airflow and reduce the efficiency of thesystem. The inspector recommends changing or cleaning the filter(s) on a regular basis asneeded.

18. Plumbing - Evidence of Leaks:

The inspector has found evidence of a plumbing leak. We advise the use of a licensedplumber to make final determination of the cause and to provide estimates of repairs. Locationof the leak is a copper supplying line from the water heater.

19. Raised Foundation - Moisture/Dampness:

Moisture staining was noted at areas of the concrete foundation wall indicating past standingwater. Seasonal water is not uncommon in crawlspaces. It is recommended to monitor thesub area during the rainy seasons to determine if additional drainage or sump pumpinstallation is needed.

20. Raised Foundation - Ventilation:

The crawl space ventilation appears restricted. There are a lack of vents at the front of thehome and some under house vents are blocked by insulation and vegetation at the exterior ofthe home. Review the current pest report for expanded comment/recommendation, if any.

November 9, 2017 Sandy Smith c/o Mary Haufler Via email: [email protected] Report of Findings regarding an evaluation of the onsite sewage disposal system at 825 Blessing Way, Sebastopol conducted on Nov. 9, 2017. System Evaluation The system was functioning properly under the current loading conditions and passed the hydraulic load test without any indication of problems. The system currently meets at least Class 3 standards as defined by County of Sonoma regulations. Records Search: Sonoma County Permit and Resource Management Department (PRMD), Well and Septic Division records for the above property were reviewed. The existing septic systems were installed under permit number SEP95-1570 on Nov. 21, 2000. The as built plan on file appears to be accurate. The main house septic system was sized for 4 bedrooms. A second system was installed for a one bedroom guest house. The guest house was never constructed and the system has been unused. This system was not evaluated. Septic Tank: A 1500 gallon concrete septic tank was located 14 feet from the southeast corner of the house. There were no risers but they are not necessary due to the shallow depth of soil cover. Plastic inlet and outlet baffles were in place. There was minor root intrusion through the top of the tank which could indicate some hairline cracks. These do not appear to have affected the structural integrity of the tank. Dispersal system: Permit number SEP95-1570 shows that the dispersal system consists of five 100 foot leach lines for a total of 500 feet of leach line constructed 36 inches in depth and 24 inches in width with 12 inches of drain rock below the perforated pipe. This is a “filled land” type of leachfield where an additional foot of fill material was placed over the leachfield to supplement the native soil layer. One hundred and twenty nine feet of leachline was installed for the unused guest house system.

A hydraulic load test of the leachfield was conducted in accordance with Sonoma County standards. I added 150 gallons of water to the outlet of the septic tank. The water drained normally with a 2 inch rise in the tank level. The level dropped down to its original level in 15 minutes after the test was concluded. This indicates satisfactory functioning of the dispersal system. The leachfield area was examined both before and after the hydraulic load test. There was no evidence of moisture or overflow from the leachfield. As with any level or gently sloping area in Sonoma County, winter time conditions could affect the operation of the leachfield. Replacement area: The plans indicate that there is sufficient area for two replacement leachfields to be constructed if necessary. Additional fill would need to be placed if the second replacement area ever needs to be used. Other alternatives would also be available. Any repair must meet standards in effect at the time of the repair. Recommendations: The following recommendations are intended as guides to insure the continued safe operation of the system but are not deficiencies in the system. • Care should be taken to not disrupt any portion of the existing dispersal system or possible

future repair areas with construction, paving, drainage or vehicles. • Regular pumping of the septic tank is essential to maintaining the long term viability of the

system. As a general guide the tank should be pumped every 3-7 years. Pumping frequency will depend upon the occupancy of the house and whether a garbage disposal is used. Heavy use of a garbage disposal will result in the need for more frequent pumping of the septic tank. Fats, oils and grease are detrimental to the operation of the septic tank and should be minimized to the greatest extent possible by disposing of them into the garbage.

• Minimizing sewage flow helps maintain the lifetime of the system. Low flow fixtures and appliances are recommended. Disposal of bactericides, pharmaceuticals and cleaning products should be minimized. Only toilet paper and human wasted should be disposed of in the toilet.

• Note that a laundry only graywater system can be installed without a permit as long as it meets state graywater standards.

Water levels and well depth are measured as feet below top of well casing unless otherwise noted.

All wells and springs are subject to seasonal and yearly changes in regards to water yield, production and quality. Wells may be

influenced by creeks or other water sources and are likely to yield less water during dry months of the year; typically August, September, & October. We make no predictions of future water production or water quality.

1. The recharge rate at the end of the test was 21.3 gallons per minute. This test may not represent the long term or seasonal yield.

2. The water was visibly clear, sediment and odor free for the duration of the test.

3. The well pump pressurizes the 85 gallon Hays #266 pressure tank. The operating pressure range is set 42 to 65 PSI. This system

pressurizes water for domestic and irrigation use.

4. There is a 13" x 54" calcite filter installed in the pump house. The calcite level was 18.5" from the dome hole plug on the day of the

inspection. The unit regenerates 1/12 days. This unit serves domestic water only. The system should be serviced routinely.

5. There is a Pure Water Core advanced reverse osmosis treatment system installed under the kitchen. This unit serves a dedicated tap at

the kitchen sink. The system should be serviced routinely.

Recommendations:

1. The water is very hard post treatment as a result of the acid neutralizing process. Recommend installation of a water softener to

reduce hardness deposits. We are partnered with Northcoast Waterworks and we can provide a quote at your request.
