ABSORPTION RATE PRICING Is a comparison of the number of houses to the number of
buyers in a particular market area.
If the absorption ratio is 6 it means it is a balanced market.
There is an adequate number of buyers to number of
available houses.
If the absorption ratio is below 6 it means it is a seller’s
market. There are more buyers than available houses for sale.
House Prices Increase…..BUYER PAYS MORE
If the ratio is above 6 it means it is a buyer’s market. There
are more houses for sale than there are buyers. House Prices
Decrease…..BUYER PAYS LESS

ABSORPTION RATE Formula
Find the # of houses that sold and closed in the last 12/6/3 months i.e. 12 mo. 156 closed.
Divide the # of houses that sold and closed by time period i.e. 156 divided by 12 mo = 13 per mo. sold in last 12 mo. This is the Absorption Rate.
Count # of houses currently listed i.e. 48. Divide 13 into 48 = 3.6 month supply of houses is the absorption ratio.
