As a direct result of the recent car break-ins and vandalism, a garage looting, and suspicious solicitors, an effort is being made to revive the once very effective Sendera Security Committee. The committee members will work closely with officers from the Austin Police Department to implement a strong Neighborhood Watch Program. A Neighborhood Watch Program is only effective when there are neighbors involved. If you can spare some time, whether a little or a lot, consider contacting the committee to see how you can help, hear more about the Neighborhood Watch program, or voice your concerns. Tips from A.P.D. to Fight Crime • Leave outdoor lights on all night or install a motion detector • Trim trees and shrubs so as not to block visibility of windows and doors from the street • Do not leave belongings in vehicles (if you must, make sure they are not in sight or locked in the trunk) • Lock vehicles • Close garage doors when you are not in the garage, even if you are home • As for solicitors….you do not have to open the door. Don’t feel you are being rude. Do let them know you are home by saying "not interested", please send info through mail, etc. Burglars generally knock and/or ring the bell to make sure no one is home before breaking in, so let them know you are home – then keep an eye out when the "solicitor" goes to your neighbor’s house, making sure they do not go to the BACK DOOR. Do not be reluctant to call 911 when you see someone you do not think belongs in your neighborhood. Let the police come and check them out. If they are residents or legitimate visitors, they should appreciate it. Message from the Sendera Board of Directors By Eric Steen, President Sendera Owners Association By now you should have received your Sendera Owners Association Payment Coupon Book. If you have not please contact RealManage at (866) 473-2573 immediately. Remember you will receive a 5% discount on the Home Owners Association (HOA) fees if the full year is paid by January 31, 2008. This means that if you pay all of your 2008 assessments before the end of January you will only be paying $376.20 for the year instead of $396 if paid $33 per month. If you are paying month-to-month your assessments are due to RealManage by the 10th of each month. Late payments will be charged $10. Besides the US Postal Service RealManage offers a variety of payment options via their website. Visit www.realmange.com and click on the “Resident Portal” to learn more. The Sendera Board of Directors is currently looking for “a few good residents” to fill the two vacant positions on the Board. We had to say good-bye to Jamie Avila in December. That now leaves us with two vacant seats on the Sendera Board of Directors. If you would like to help the community, and have been apprehensive about serving on the board due to the three-year tenure, now is the perfect time to step forward. The Board will only be filling the vacant seats until the next meeting of the members. At that time the temporary Board members will have to be voted in by the membership to remain on the Board. Jamie Avila Says Goodbye to Sendera

Sendera residents, This is a tough article to write but I must step down as a member of the Sendera Home Owners Association Board of Directors. After over 7 years of living in Sendera, my wife, Susan, little boy, Andre, and I will be moving soon. We love Sendera and have loved calling it our home for these many years. Sendera is a wonderful subdivision with beautiful homes and friendly people. We sure will miss it. I want to thank the Sendera residents for their friendship. We have been proud to call Sendera home. I hope I will be able to keep the friendships that I have formed here. I will continue to sing Sendera’s praises and will be keeping in touch. Sendera is in good shape with the present Board of Directors, Eric, Luanne and Patrick. They have Sendera’s best interest in mind and work hard to do what’s best for Sendera. I have enjoyed the honor of serving on the Board with all of you. Keep up the good work. (Editor’s note: Jamie Avila was elected to the Board of Directors in March 2007 and served as Board Secretary.)

Section 3.06 of the Declaration of Covenants, Conditions, andRestrictionsforSenderastatesthatdogscannotbeallowedtobecomeanuisanceormakeanunreasonableamountofnoise.AlongwithbeingaviolationoftheHOArules,thisisalsoacrime. FormalcomplaintscanbefiledwiththeAustinMunicipalCourtat(512)974-4800.Penaltiesincludefinesof$173pluscourtcosts.Formal dog barking complaints have beenfiled against Senderahomeowners.YoumayalsofileacomplaintaboutbarkingdogsbycontactingRealManageand/orwiththeCityofAustinbycalling311.RealManagewillcontacttheownerofrecordaboutthecomplaintinanefforttoresolvetheproblem.Iftheproblempersists,wedorecommendaChapter209hearingwiththeBoardbeforealawsuitisfiled.Youmayrequesta“dogbarkinglog”fromRealManagetokeeptrackofthenuisance. Dogowners,ifyouhearyourdogbarking,goinvestigate.Donotallowyourdogtodisturbthosefamiliesaroundyou.Bringyourdoginsidewheneverpossible.Ifabarkingdogiscausingyouproblems,talkwithyourneighbors.Theownermaybeunawarethataproblemexists.

Temporaryholidaydecorations/lightingarenotconsideredanimprovementandthereforedonotrequiretheACapprovalpriortouse.Thefollowingareexamplesofwhatisconsideredpermanentexteriorlightingrequiringpre-approvalfromtheACC:a.Backyardfloodlights b.Walkway/drivewaydecorativeorsafetylights. c.LamppostsYour planned exterior lighting improvement must becompatiblewiththedecorofourneighborhood.Thetypeofexteriorlightingyouareplanningtoinstallcannotbetoobrightforitsintendeduse.Forexample,usingthelongfluorescenttubelightingforpatiolightingilluminatesmorethan the patio area and can be a nuisance to surroundingneighbors.Thenumberof lightfixturesneededshouldbeappropriateanddirectionallights,suchasfloodlights,shouldbeproperlyaimed.Toomany,orimproperlyaimed,lightfixturescanalsobeanuisancetosurroundingneighbors.
