EASY MONEYReferral Compensation - Thomas Wingard

More residential agents than not tell me that they tend to shy awayfrom commercial listings and/or sales because they do not haveexperience in commercial real estate, have their hands full with theirresidential work, are intimidated by the complexities of commercialreal estate, and other reason. Truthfully, it is not really a good ideafor an agent without commercial experience to attempt to learn the trade by trial anderror. There is simply too much room for error resulting in bad consequences. There is a very easy way for EVERYONE to make money in the commercial side of thebusiness. That is through collecting referral fees. Several residential agents havereferred their commercial clients to me and are in line to be paid a handsomecommission for doing so. Here is how it works. You give me the contact information of your client that wants to buy or sell or lease acommercial property. Meet with us together one time and let me give them my agencyrepresentation presentation and I will sign an agent referral agreement with you whichguarantees you twenty-five percent of the side of the commission involved. I do all therest of the work and when the deal closes, you get paid. Presently, I have a contract pending that will pay the referring agent over $8,000 inreferral fees. The agent introduced me to his prospect, met with us and I was able tofind a suitable property for the client to sign a very large contract to purchase. I have amuch smaller listing on a vacant lot that will pay the referring agent a gross commissionof nearly $1,000! JUST FOR GIVING ME A NAME AND A PHONE NUMBER. If youwant to be more involved in the listing and/or sales process, we can negotiate a largershare of the commission based upon the amount of work you bring to the process. Ihave some referrals paying 50% because the agent is inputting equal amount of workas I. The commercial real estate market is still on the slow side, but things are picking upand will continue to do so. Do not turn down any commercial opportunities. Get thebasic information and get with me and we will make some money together.

Selling REO Properties- Mike Scott

Selling REO Properties is like juggling many things at one time andhoping you don't drop any of them EVER. In selling bank owned ormortgage company owned properties agents must become expertsin many fields. The most important field is "how to" sell theseproperties. In most cases these REO's have some type of challenges, they are not thebest properties, challenges can be BAD condition, to non-functioning or missing utilities,to needed repairs. Most REO companies simply want the properties sold in the leastamount of time with the least cost. The REO agents have to wear many hats to get thisjob done. A lot of agents might not want to do ALL the work needed to get these typeproperties sold. I had one agent came to me and said I can't do this because I can'tanswer to 27 different bosses and ALL of them want something different. I have been managing this type of real estate for many years and every day somethingdifferent is thrown in my direction, it is not for everyone. Some agents have asked mehow to get into the REO business. I first explain the difficulties, challenges and timenecessary to get these type properties to the closing table. I also explain there is costthat sometimes comes out of their pockets and might not be reimbursed. Most banksand mortgage companies have assigned there assets to national companies thatspecialize in disposing of properties they are called outsourcers. Agents can researchfor their areas to see what comes handle their areas from national websites. Oncedetermined what outsourcers are used, the agents can zero in on the particular assetmanagers and try to get in front of them. One big thing the new agents DO NOT needto do with these managers is to email them. These managers have very heavy workloads and will not respond to emails from agents they don't know. New agent need toget in front of those managers, not always easy since most national companies areheadquartered in other states. Once a new agent is "tested" with properties and theyperform, the business will mushroom. The forecast for REO properties is going to be strong over the next few years. Manyhomeowners just can't handle the present loans they have. The big banks andmortgage companies say they are trying to help, but in a lot of cases just can't work outnew loan programs. A large national company came out last week saying that 30% ofthe US mortgages for homeowners are underwater. The larger market areas such asCalifornia, Atlanta and Orlando are harder hit. South Carolina is better than most. My experience with handling REO properties with ERA Wilder has been a good one. Ihave learned a lot over the years and do enjoy getting satisfaction on a job well done.The best thing about the business is having my son Michael help me every day andgetting time with my granddaughter on the weekends.
