The enjoyment I have experi- enced serving our association is hard to describe. There is a certain sense of fear as you settle into your new role and this subsides as the months pass and before you know it, you are running in stride and crossing the finish line. This year has truly been an amazing gift from all of you that will not be soon forgotten. The year started off with State Convention and learning about all of the changes that have been made to lending with the CFPB (consumer financial protection bureau) this organization is cer- tainly one that “has teeth” and is truly out for the protection of the consumer. We then faced issues at home with our own “home” upon having several inspections done, it was determined that instead of placing band-aids on the building and still having the same issues that it may make sense to do a complete overhaul. A special thanks to the Building/Audit and finance committee and especially Russ Smith , Steve Eccher and Frank with Animas Valley Con- struction without whom none of this would have been possible. Thank you all for allowing your voices to be heard on extending National Flood insurance and several other call to actions. Please continue to allow the advocacy of our our National, State and Local association work for you through these calls to action. Last but certainly not least and still in the one tuning process is the downsizing of our State Board of Directors which if passed, will allow for decreased local spending on travel and hope- fully a smaller and more effective board. Again, it truly has been a pleasure to serve our association in the past 12 months and it will be a pleasure to serve you as a our Past President, CAR Director as well as your Southwest District Vice President Elect. I welcome the opportunity to serve our association again in the future!!! Thank your for allowing me this amazing opportunity. PRESERVATION OF CONFIDENTIAL INFORMATION

Here is an actual situation that occurred recently in Colorado. The names have been changed. What would you do?

Broker Bud Tugly had a listing that went under contract with buyer Les Ismore (an accountant). The contract price was well below the asking price. Two days after contract acceptance another buyer, Helen Back (a travel agent) to whom Bud had previously shown the property told Bud that she wanted to buy the property. When told the property was under contract she chose not to put in a back-up offer. Two days later the listing contract expired. Three weeks later the contract failed. The seller refused to re-list with Bud. However Bud did obtain permission from the seller to show the property to Helen Back. After seeing the property again Helen decided to make an offer. Here is the dilemma that Bud has…Since he is a buyer’s agent for Helen and has no relationship with the seller, does Bud tell Helen what price the seller accepted with the first buyer? If Bud were a trans-action broker would this affect the situation?

This might be a good question to discuss around your office and with other brokers that you know. What is the answer? You can find it in Standard of Practice 1-9 of the Code of Ethics.
