A Word from our Manager, Stephen McCrea

Thank you for your enquiry regarding Settlers Apartments.

My name is Stephen McCrea and I am the Manager at Settlers Apartments. I was born and raised in Wagga and returned in early 2014 to take up the post here at Settlers.

Settlers Apartments is a continuation of the beautiful Settlers Village, an over 55 village located in Estella, just a short drive from the town centre of Wagga Wagga.

As a result of feedback from prospective residents, The Settlers Group, identified the need in the local community for “Assisted Living”. Settlers Apartments was opened in 2008. Assisted Living gives you the choice, to be as independent as you like knowing that there is always help, care and assistance on hand if and when you need it.

I have recently appointed Cherae Poole to head up our CARE TEAM and she brings a vast array of knowledge and experience to the role. Her background in nursing is a major asset for us.

From the minute you walk in the door at Settlers you are greeted by our friendly administration assistant who works very hard to attend to your daily requests.Our Head Chef, Robert Busico and his team are fantastic at what they do. Preparing healthy and delicious meals cooked in house using the freshest ingredients sourced from local suppliers. Our residents enjoy the delicious meals that are served to you each day in our first class dining room.

Our cleaning staff go that extra mile to ensure that your rooms look fantastic and our girls do a great job washing and drying your clothes each time. As a group we are placing a high focus on resident satisfaction and the feedback that I receive from our current residents confirms to me that we are right on track to achieve our high set goals.

Our staff core values at Settlers are Integrity, Passion, Care, Commitment, Competence and we will always work hard to achieve this high standard.

Frequently Asked Questions

Q1. Who is able to live at Settlers Apartments? Anyone over the age of 55 is welcome to purchase an Apartment at Settlers. There is no means testing requirements necessary and residents are welcome to purchase any apartment that is currently available to suit your requirements. Please note that our apartments are not a high-care nursing facility, so if you think that you are in need of regular high-care support then you may need the services of a nursing home. Our friendly staff will assist you in this area if you have any concerns or questions.

Q2. What can I expect to receive as a resident of Settlers Apartments? Security, companionship and friendly trained staff that will take good care of your daily living needs. You will have less worry with household cleaning and maintenance, which is taken care of so you have more time to enjoy leisure and quality time. Our excellent Kitchen Team will provide you with delicious meals 7 days a week so you can sit back and enjoy the facilities with other happy residents. We have the services of a full-time Care Manager, who is a nurse that will personally oversee all of your care needs. Our Apartments have a full-time Manager, as well as an office administration assistant who is there to provide you with the support you may need.

Q3. Can Settlers Apartments assist me with my medication handling?Yes, our dedicated care team can assist you with managing your medication requirements. Our Care Team can assist you by ordering in your webster packs each month and they will make sure your medication is given to you to take when required.

Q4. Can Settlers Apartments assist me with a care management plan?Yes. Our Care Manager can create and oversee a personalised care management plan for you when you become a resident of Settlers Apartments. She will assist you with your daily health care needs as well as providing you with support and assistance to gain you possible government assisted health care packages.

Please feel free to discuss this with our Care Manager.

Q5. What do I need to bring with me to live at Settlers Apartments?You will need to bring;

• a bed• sets of linen ie sheets/towels/tea towels/pillow

cases/face washers• bedspread, doona cover or similar• In room cutlery and crockery• your personal day to day requisites

We also suggest;• A lounge suite and maybe your special

comfortable chair• Other furniture such as a dining table and display

cases if you wish to• Electrical appliances such as a refrigerator, electric

jug, television, radio, reading lamps etc. • Please Note. Electrical items and appliances may

need to be tested and tagged periodically at your expense if the Operator asks you to do this.

• You can also bring a mobile phone to the apartment.

Q6. What conditions are there on a resident in the use of her/his apartment and the village facilities with regard to:-Having someone else live with him/her;

• Our separate bedroom apartments (Type C, D and E) are suitable for up to two people to live in. Our bedsitter apartments are only suitable for one person to live in.

Having visitors, including overnight or short stay guests;

• Visitors are welcome. The Operator has 2 overnight stay rooms available. If a visitor wishes to use the overnight stay room there is a charge which is currently $55.00 for a double bed room and $35.00 for a single bed room per night including GST. The use of the rooms is subject to availability and to other conditions as set down by the Operator from time-to-time.

• These prices may change in the future so please

ask our Manager for confirmation. Please make sure you book as early as possible to guarantee the availability of the rooms.

• Visitors are also welcome to order meals in the dining room, but will need to pay the current price for any meal they order. Please see Management for details.

Car parking;• Parking for visitors is available in designated

areas.• If one is available, you may also enter an agreement

with the Operator to have sole use of a car parking space. You should discuss this with Village Management.

Pets;• Sorry but Pets are not permitted at Settlers

Apartments.Other conditions

• You must always supervise your visitors and guests, accompany them when using a facility and comply with any directions the Operator issues from time to time. There are currently no specific restrictions on the use of the facilities. However, as Settlers Apartments becomes more populated the Operator may develop Village Rules in consultation with residents which may impose restrictions on the use of the Settlers Apartments facilities and grounds.

• You must obtain the Operator’s approval before you bring any of your possessions to the apartment. Normally approval will be given, however there are some things that will not be approved, particularly where the Operator considers there may be a risk to

the health or safety of other residents or yourself. For example, you cannot have a bar radiator, toaster or any other electrical appliance which has an exposed element.

Please discuss with the manager what possessions you intend to bring in with you so advice can be given for any safety concerns we may have. For example if you wish to use an electric cart, the Operator may give approval initially subject to conditions about the way in which you use the cart (for example that you store it in an area that the Operator nominates, that you only use it outside the building, or that you do not cause damage to any property or injury or discomfort to any person). If you do not comply with the conditions the Operator imposes, the Operator may require you to cease using the cart and to remove the cart from the Village.

Q7. If a resident leaves the Village for any reason, for how long do any charges continue to apply? Costs continue even if you are away from the apartment, so the recurrent charges continue to be payable while you are away.

Recurrent charges are reduced by 30% for any period when you, or if you are a couple, both of you are away for more than four weeks, calculated on a daily basis. If you are a couple and only one of you is away for more than 4 weeks, recurrent charges are reduced to the single occupant rate. You should let

us know if you are going to be away and when you will be returning.

If your lease ends and you permanently leave the apartment, 70% of the recurrent charges will continue to be payable from the day you vacate your apartment until the next resident moves in, or 42 days has elapsed. Whichever happens first.

Charges for any additional personal service you request are only payable if you request the service.

Q8. Can residents be made liable for any additional or extraordinary charges?Only if the village residents want additional general services or additional facilities, hold a meeting and vote in favour of the additional expenditure. You will also have to pay for repair costs if you or your visitors cause damage to your apartment or its contents or to any of the Village property.

If you activate the emergency alarm or the fire alarm and there is no emergency or fire, the Operator can require you to pay for the cost of responding to the alarm. This does not mean you should be discouraged from activating the alarm if you are genuinely concerned about your welfare. The Operator will only ever impose these charges if the Operator thinks it is reasonable in the circumstances.

Q9. What other costs is a resident likely to incur on a weekly basis?This depends entirely on your own needs. You will need to pay for your own personal requisites, your outings and your entertainment, your personal telephone charges, We will provide you with free electricity up to the value of $160 per quarter. (Our experience tells us that this value is adequate enough for a resident) If there was usage over that amount the resident will be invoiced for the extra cost.

The Operator also recommends that you take out and keep current a home content’s insurance policy to insure your own belongings, and make sure that policy includes a public liability cover for at least 10 million dollars.

Q10. Does the resident have an unrestricted right to alter existing fixtures or fittings or to add new fixtures and fittings?You must obtain the Operator’s written consent before you alter existing fixtures or fittings, or add new fixtures or fittings or carry out renovations.

If consent is given it will be on the basis that when the lease ends the apartment must be returned to the same condition it was in immediately before the consent was given.

Q11. What protection does a resident have against a loss of rights (including accommodation rights) if the village is sold to another organisation?

Your lease is registered on the Certificate of Title of the Village land and this ensures your right to occupy your apartment.

The terms of your registered lease bind any new owner. The Retirement Villages Act 1999 also requires a purchaser to comply with your lease.

Q12 Can a resident have their own doctor at Settlers Apartments?You certainly can, and your doctor can call on you in the privacy of your own apartment.

Q13. What other personal care can be arranged? Settlers Apartments can arrange for you to be provided with any little extras you may need, at your cost, including help with your showering and dressing, providing you with meals in your apartment, additional cleaning of your apartment and assistance with your laundry or ironing, or perhaps minor maintenance in your apartment if you have accidentally caused damage.

This additional care service is run on a user pays basis, so you only have to pay for what you need. Please speak to our manager who will assist you with this information.

Settlers Apartments can also help arrange for any current or future Community Care Packages or similar to be provided to you in the comfort of your new apartment.

Q14. What utilities and services are connected to Settlers Apartments? Telephone, water, sewerage, gas and electricity are all connected underground. You have either one or two TV outlets (depending on apartment choice), an emergency call button and adequate power points.

You can only use the telephone in your apartment to make emergency calls to Management and personal calls to apartment residents. If you ask Management to unlock the telephone in your apartment you can use it to make local, STD or international calls as well. If you wish to use the telephone to make local, STD and international calls please speak to our manager who will provide you with the information.

Q15. What about supplies like newspapers and pharmaceuticals? The local chemists will call to deliver medications. The Operator can also assist you in arranging for regular paper and magazine deliveries.

You may prefer to do your own shopping at the local Centres. Just hop on the local bus services or use the Village transport. Our receptionist will be happy to give you a hand with organising this.

Q16. If a resident is assessed by the Aged Care Team through the Area Health Services and is considered in need of Nursing Home Care, how would this affect their residency at Settlers Apartments? If your health deteriorates over time and you are assessed as requiring high care nursing support then our Care Manager will speak to you or your guardian about the options available to you for support or possible relocation to appropriate services. We will always endeavour to provide you with as much assistance and advice as possible.

Q17. Is there a government relocation grant if I move from a Capital City to Settlers?There may be a regional relocation grant available for those that relocate from the Sydney metropolitan Area, Newcastle or Wollongong local government area. Please contact the NSW Government office.

Q18. What is the background and experience of Settlers Senior Management? Stephen McCrea - Apartments Manager - brings to the role a high level of senior management experience as well as enthusiasm and a good work ethic.

Stephens’ background is quite diverse and involves experience in different fields of business. Born and raised in Wagga, Stephen completed a hand and

machine compositor trade at Moore Paragon Wagga working in the printing industry. He worked for Moore’s for 13.5 years and moved to Sydney with his wife to work in the pre-press department for the company in 1994. Stephen made the move to Sebel Furniture for 5 years where he was the production manager of the timber manufacturing site. In 2002 he was appointed Branch Manager of Disability Services Australia in Sydney and was responsible for their Industrial Packaging Division in Sydney. In 2004 he was promoted to Regional Manager and managed 2 sites and was also responsible for sales and new business. In 2008 Stephen was promoted to the position of Group Operations Manager. His role encompassed all facets of the business which included sales, HR, WHS, staff training and quality assurance.

Recently Stephen relocated with his wife and family back “home” to be closer to their families and to take on the role as Apartments Manager in early 2014.

Cherae Poole - Care Manager - Joined Settlers Apartments as Care Manager in April 2014. She is an Endorsed Enrolled Nurse with many years experience in nursing and care management, specifically having extensive knowledge and passion for working in the aged care sector.

Cherae started her journey as an Assistant in Nursing in a Griffith aged care facility. To further her studies she moved to the Gold Coast for 3 years working as a Domiciliary Nurse. Returning to the Riverina to

be closer to family, Cherae became the facilitator for a Community Aged Care provider. In early 2014, Cherae joined the Team at Settlers Apartments. To once again become more hands on, getting to know the Residents and assisting to make their life easier and enjoyable.

Dan Redman - Director has been a Certified Practicing Accountant, and Financial Planner. He operated his own accounting firm for nearly 20 years.

His experience also includes various real estate developments such as rural residential living, offices and shopping centres, as well as being an owner and/or operator of a number of small businesses.

Dan was appointed Director of Settlers Village Wagga Wagga Pty Ltd in 2002, and has been a Director of Settlers Apartments since 2008.
