The CDD has a staff of six full time maintenance personnel to keep up all the common
areas which includes the clubhouse, amenities such as the tennis courts, parks, the nature trail, irrigation systems, etc. When the CDD Board became resident controlled in November 2008, we decided for the CDD maintenance staff to work some of the tasks previously given to contractors. The biggest change in this area we made was in April 2011 when we changed from a contractor maintaining the irrigation system to hiring two additional staff to do the work “in house”. For calendar year 2010, the CDD paid the irrigation contractor $164,348.53. The cost for the irrigation staff is $72,789. Supplies from April 2011 through March 2012 was $21,513 -- total cost $94,302.
Even though I have been on the CDD Board for over three years, I did not realize all the various things that the maintenance staff does until I did the research for this article in the last few days. The maintenance staff is like general contractors who work on a variety of tasks. Here’s some of the projects they work on.
Bob SempleBob as the CDD Maintenance Su-pervisor is responsible for determin-ing the daily jobs of the five people who work for him, but this is only a small part of his daily routine. Most of his day involves working on
projects such as repairing the motors to the water fountains at the S.R. 56/Ancient Oaks Blvd entrance to Seven Oaks (see Bob’s picture on this page).
Mike RitchieBrian Hutchinson
Mike and Brian primarily work on the irrigation systems at Seven Oaks. Pictures of Mike and Brian are at the top of page 7. They are respon-sible for keeping operational the 12 masters and the thousands of sprayers and rotors that the masters control. They replace 20-25 sprayers and 10-15 rotors each month due to kids, cars, and the landscape maintenance contractor damaging them. To ensure they can repair them as soon as they stop working, Mike and Brian maintain a $10,000 to $15,000 stock of irrigation items on site that they have purchased from John Deere Landscapes.
John GentilellaJohn has many tasks at Seven Oaks such as repairing and painting the trellises in the parks and traffic circle. His picture painting the trellises in Grassglen is on page 7. To repair a trellis, John replaces the rotten boards, pressure washes all the boards, caulks any cracks, and then paints the entire trellis to include the top. His repair job on the trellises usually lasts 3-4 years with pressure washing about twice a year to keep them looking clean.
James BrownJames has one of the most visible tasks of picking up trash. Most residents have probably seen him driving around on one of the golf carts picking up trash along the roads and parks. He also pres-sure washes CDD assets such as sidewalks, and other areas. On page 7 is a picture of James pressure washing the sidewalk next to the large park in Amberside. James also is responsible for emptying the trash cans, picking up toys in the common areas, etc.
Jeremy HuntJeremy does a lot of different repair jobs to include maintaining the clay tennis courts. To keep the tennis courts in good repair, he rakes them three times a week (see picture on page 7) and uses a Brutus roller once a month. During the summer, he adds four 80 lb bags of clay to each of the courts. In addition, he supervises Welch Tennis Courts Inc. during the winter when they add an additional thirty 80 lb bags of clay to each court.

I think that sometimes it’s good to try something new or to get a dif-ferent perspective on things. I’m
sure you’re tired of reading what I have to say about Seven Oaks and the SO-POA board. That’s why I’ve brought in a “Guest Author” this month. Dan Saccavino is the head of the Seven Oaks DRC (Design Review Commit-tee). He and his group on the DRC have the thankless job of reviewing all the requests to change or modify the exterior of our homes. Dan wrote the following article:
“It’s 4:30pm on a steamy Saturday afternoon and you are down to your last bead of sweat. Your back is killing you, hands are cov-ered in dirt and shins are splashed with mud. You stand across the street and take a long look at the front of your home; at the beauty that is your new landscaping, it’s picture-perfect and it’s yours. Your efforts are helping to make Seven Oaks such a beautiful neighborhood. To the rest of us who are sitting on the couch read-ing this.. maybe we’ve been slack-ing, simply doing barely enough to avoid those guilt-soaked violation letters from Rampart. So let me help you get started and take a few steps in the right direction.
First, you need a plan. Start with The Seven Oaks Master Devel-opment Guidelines - it’s the big rulebook for all homeowners in Seven Oaks and it is online at my-sevenoaks.com. This booklet can best help guide your decisions.
The Master Development Guide-lines booklet is full of information
- what you can and can’t do with your landscaping, trees, fences, pools, paint color choices and just about all the major decisions you’ll make about your home’s exterior. Generally speaking, it’s tough to violate the landscaping rules in Seven Oaks.
If you play by the rules in the Guide, you really can’t go wrong. If you’re putting in a pool or fence, there are a few rules regarding what you can and cannot do - the DRC members find the highest failure rate among the Architec-tural Modification Request (AMR) forms where fences are involved. Use this book as your guide to understanding how things work and what is permissible in our deed-restricted community.
Second, know what to do and how to do it. Look at other homes. Ask neighbors for help or ideas. If the answer you need isn’t in
the Guide, feel free to come to one of the monthly DRC meeting and ask your questions. We’re a friendly bunch and we’ll do our best to answer your questions. Our job isn’t to enforce compli-ance - we help people understand what they can and cannot do and encourage them to the do former. (Those doing the latter end up with a few of those letters from Rampart.)
The appendixes in the back (called Exhibits) are particularly useful - especially the ones about foliage and permitted plants. I can barely tell the difference between palm trees and the St Augustine grass (the short one’s the grass, right?). But armed with the knowledge from this guide and the Internet, you can act like a seasoned arborist at the local nursery and know exactly what you need to make your landscaping choices perfect.
Lastly, when you’re filling out your paperwork, don’t do it while rock-eting downhill on a rollercoaster. Some family members have very nice handwriting - I encourage you to seek those people out for assistance. When the DRC folks read these submissions, we’re usually at the mercy of however
much caffeine you’ve had that morning. Help us keep our sanity by keeping the submitted forms neat. Remember: if you have any associated documentation that helps us understand your improvement plans, include it. No one has ever had an application fail because of too much detail.
Once your plan is in place and your forms are submitted to Rampart, the difficult part is done. After a short approval period, you’ll get notification as to the request and if you’ve done all the right things you’ll be able to end up as the person who is exhaust-ed, sweaty and proud after a long Saturday afternoon. You’ll be able to become that person who does it right and makes a difference in the neighborhood.”
I think that Dan’s article was timely and will be very helpful as we get into the growing season and want to make some changes to our landscaping.

Seven Oaks, Please Do Your Part!Recycling is one way to help us live sustainably in our communities. Here is one fact about a recyclable material. Recycling an aluminum can takes 95% less energy than making a new one. A new can has to first be extracted from the ground and the natural resource converted to the product. Aluminum can be recycled over and over. Doesn’t this make recycling more logical than throwing a can in the garbage? Pasco County’s “Blue Bag” curbside residential recycling program is a voluntary program and it’s EASY.
If you are paying for twice-a-week garbage pickup, you’re already pay-ing for recycling service. Call your hauler for a recycling schedule. In Pasco we recycle #1 and #2 plastic bottles and jars, aluminum cans and metal food cans, and clear, green and brown glass bottles and jars. Blue bags can be purchased at Pasco area grocery stores and at some local “super store” retailers.
PERSISTEnT RECyCLInG MyTHS
Myth: Pasco County burns its recyclables. This is false. All material delivered from our curbside program and our
drop offs is separated, baled and sold to market. As long as the recycling materials are not contaminated at the source, only a small amount of material ends up as residue (leftover) from the process. This can be sent to an incinerator or a landfill. The residue rate of our current processor is less than 5%. Myth: If a garbage truck picks up my recyclables that means my recy-cling is going in the garbage. This is false. Many trash haulers use the same trucks to pick up both trash and recycling, but on different days. If it’s your recycling pick up day and a garbage truck picks up your recycling, it is going to the recycling processing facility.
On the other hand, if you see both your trash and your recycling going into the same compartment, on the same truck, at the same time – then there’s a problem. Please call your trash hauler for an explanation. If you are not satisfied, call Pasco County Recycling at 727-847-8041

projection, DBOX technology, and a summer packed full of free family films, there are plenty of thrills in store for moviegoers.
Sony 4K: Crystal Clear Onscreen Action.Starlight 20 uses Sony 4K digital projection for all of their theater screens. Among the latest advances in theater technology, Sony 4K produces super-sharp images and breathtaking detail that make for a truly amazing cinematic experience.
Here’s how it works: Digital cinema pro-jection is similar to the technology used for digital TVs and computer displays. This means it’s based on pixels. HEaLTHy SwIMMInGWith warm weather approaching and birds chirping we are looking forward to spending a fun, exciting and eventful season with all of you residents. Management and the staff of Seven Oaks take pride in maintaining our facilities. We would like to keep our reputation in good standing so we are asking for your help in order to keep our pools in operating condition for the entire season. Yes, there are times that we may have to close a pool during peek hours due to a safety issue and /or other conditions that we can’t control.
However, with your help we can control age appropriate children to be geared with a water resistant swim diaper to prevent anyone from receiving a recreational water illness (RWI). All of our pools are properly chlorinated and checked throughout the day, but even at perfect levels it takes time for chlorine to kill contaminants that may be in the water. This is why we ask that you please help us keep our pools safe by following the guidelines regarding small children and the appropriate swimwear. We thank you all for your cooperation and understanding, and we all look forward to a fun-filled summer.
In the event that you forget to gear up your children with a swim diaper, you can conveniently purchase an age appropriate, water resistant swim diaper from the Clubhouse.

KEEPInG THE CLUBHOUSE SaFEAs the spring and summer season begin, there is an increased volume of activity at the Clubhouse. It is important for security and the safety of the all the patrons of the Clubhouse that you report any lost or stolen access cards. If we are not notified of a lost card, it remains active and there is the possibility that someone may find it and use it to gain access that should otherwise not be here. If you have lost your card please call management so that we may deactivate the card and we can issue you a new one. The new grill has been installed. The charcoal grill will be located in the park area in the corner by the picnic tables. The grill can be utilized on

There are a number of tasks that you as a homeowner need to be aware of for proper
maintenance of your home’s HVAC system. Regularly changing the air filter in your furnace, air conditioner, and indoor air quality system should be at the top of your list.
While it may not be immediately obvious why it is so important to
change these, air filters can have a major impact on your health, the efficiency of your HVAC system, and the comfort level of your family.
Problems Caused by dirty air Filters
Air filters are rated for a certain duration, if they are not properly replaced or cleaned at the end of that
time period, a number of problems can develop that may result in costly maintenance for you system.
• Inadequate Air Flow - A clean air filter is designed to let air pass through without interrupting the flow of the system. A dirty air filter, however, is filled with debris like pet hair and dander, dust, dirt and mold spores. This can slow air flow and put extra pressure on your HVAC system to maintain temperature. Over time, a dirty air filter can result in undue stress on your furnace motor or blower fan or the compressor in your air conditioner.
• Poor Indoor Air Quality - Again, a clean air filter is amazingly effective at removing these particles from the air circulated through your home. However, when the filter is clogged, those same particles can be thrown back into the air and actually make indoor air quality worse.
Knowing When to Change Your Filters Almost every component of your HVAC system has some sort of filter. Most people don’t know that they will need to change their filter every 30-90 days. You should refer to your user manual to find out how often your particular filter should be changed. Permanent filters often need to be cleaned once every 30-60 days, especially HEPA filters, which can get clogged easily. Disposable filters will vary slightly based on their overall MERV rating and the material used in the filter, but they are rarely rated for more than 90 days per filter.

Girl Scouts in West Central Florida will receive their Girl Scout Gold Awards – the
highest achievement in Girl Scout-ing – at a recognition event at the Museum of Science and Industry in Tampa. The Girl Scout Gold Award is the culmination of the Girl Scout Leader-ship Experience, and the three keys to leadership: discover, connect, and take action. The award recognizes out-standing accomplishments in the areas of leadership, sustainable community service, career planning and personal development. A Girl Scout must be in at least ninth grade and successfully complete requirements before she begins working on her Gold Award project.
This year’s Girl Scout Gold Award recipients completed projects focused on a variety of community issues that will have a lasting impact, including bringing awareness to the plight in Northern Uganda, creating memory books for foster kids, raising awareness about pet obesity, developing reading
programs for younger kids, and plant-ing 5,000 salt marsh plugs, just to name a few. “To earn a Gold Award, a Girl Scout must take all of the knowledge, leader-ship and networking skills she has developed over the years and set forth to complete a service project that will benefit her community,” said Linda Babb, president, Girl Scouts of West Central Florida. “She must discover what it is that her

Girl Scouts spend a minimum of 80 hours planning and implementing their Gold Award projects, which have positive and lasting impacts on the community. The award is a dramatic example of how Girl Scouts’ all-girl setting gives girls leadership experi-ences so they can contribute to society now and in the future. In addition, A Girl Scout who has earned her Gold Award immediately rises one rank in any of the U.S. military branches and is eligible for a number of scholarships. Jamila Blake, Audrey Clark, Andrea Esinart and Anastasia Myers each received Girl Scouts of West Central Florida scholarships for their outstand-ing accomplishments in Girl Scouting, contributions to their local com-
munities and their future aspirations following high school graduation. Jamila, Audrey, Andrea and Anastasia also each earned their Gold Award this year. Girl Scouts of West Central Florida scholarships are awarded to graduating seniors pursuing a higher education. To receive a scholarship, the applicants must have been a Gold Award recipi-ent; maintained a 3.0 GPA (or higher) throughout their high school career; detailed their Girl Scout accomplish-ments, community/volunteer awards, academic achievements and school activities, and plans for higher educa-tion; and submitted a 500-word essay reflecting how Girl Scouts has helped them to make their world and com-munity a better place. Two of the scholarships were made available through the generosity of Girl Scout Troop 128, who donated a portion of their Girl Scout Cookie proceeds to support their sister Girl Scouts. Penny ForPasCo HIsToryOn March 9th, 2004, the voters of Pasco County approved a penny sales tax, 45% of which went directly to our school system. The remaining portion went to the county and local cities. The school system has received over $139 million in Penny for Pasco proceeds which have been used on the construction of new schools and the renovation of older schools. These funds were vital in helping the District ease massive overcrowding in our schools.

These new schools eased immense overcrowding in nearby schools and helped to ensure that all students are able to learn in a safe and supportive environment. In addition, several older schools in need of
major repair (Stewart Middle, Pasco Middle and Pasco High) have been completely renovated using Penny proceeds. Numerous other schools around the county also had significant
construction projects funded by the Penny
for Pasco.
anoTHeroPPorTunITyTo HelP CHIldrenThe current penny sales tax will expire in 2014, unless renewed by the voters of Pasco County. Voters will have the opportunity to renew the Penny for Pasco sales tax until 2024 by voting yes on the November 6th, 2012 ballot. If approved, the new Penny for Pasco sales tax will generate $226 million that will be used to provide much needed repair and renovations to aging schools. It will also be used improve energy efficiency in schools and to retrofit and equip older schools built before 1975 with the technology students need to succeed in the 21st century. The projects are spread throughout the entire county, as the need is great in every part of our community.
With recent cuts and increasing need, the school system currently has over $1.12 billion of identified need for construction and repair over the next twelve years. Projections of current federal, state and local projected funding are woefully insufficient to meet this overwhelming need.
The renewal of the Penny will result in the School District receiving approximately $226 million to be used on much needed school renovations around the county. By law, none of the money from this sales tax can be used for salaries or administration, only construction and technology related projects and improvements. The Penny collected through this sales tax has a positive impact on the lives of children and will provide greater opportunities for learning. v

Driving inside immediately sets you in a natural setting, welcomed by a clock tower, beautiful trees and flow-ers, it makes you feel like you arrived
in paradise. One of the best attrac-tions is definitely the Clubhouse. WOW! The clubhouse is teeming with excitement, activities, classes, and fun! They have different lessons for children and adults for swim-ming, sports, dancing, fitness, music and many more!
The Clubhouse is surrounded by sport areas for tennis, basketball, vol-leyball and it even has baseball and soccer fields. These can be enjoyed by the whole family or by local teams. grass fields. You don’t have to drive anywhere, just walk out of your house. My family and I enjoy the recreation in Seven Oaks everyday.

Games held in Parkland, Fl. May 18-20 when the Tampa Tribe beat The Vero Beach StickBenders.. The second SSG lacrosse series was held at the University of Florida, June 9-10. It was here the Tampa Tribe girls played Tampa Elite for the championship and won the first place gold medal in overtime. WCAA was host to the third Sunshine State Games held June 16-17, Father’s Day weekend, at the Wesley Chapel District Park. The Tampa Tribe boys’ high school team also took third place in the HS A division and won the bronze medal. The Sunshine State Games are presented by the Florida Sports Charitable Foundation which serves as the lead organization in promoting and developing the Florida’s Sports industry. WCAA is proud to be a part of their endeavor to promote and develop amateur sports in the state of Florida. Since the south has become a hotbed for the sport of lacrosse, the Tampa Tribe competitive boys’ lacrosse program has existed for 8 summer and fall seasons, however the girls’ program is only in its 6th
season. WCAA has done a great job promoting both boys and girls recreational and competitive lacrosse programs. This season alone, the team is made up of girls from Wesley Chapel, and nearby communities with other girls traveling from Ocala, Palm Harbor, and Apollo Beach to practice and play.
Another plus for the girls’ team are the nine current and former Tribe players who were also selected this year to represent the Florida Gulf Coast at the U.S. National Tournament played in Stonybrook, N.Y. The winning of three championships at the Sunshine State Games is a testimony to the talent, hard work and sportsmanship they bring to every game. On behalf of the WCAA Lacrosse Program, we extend our thanks to the Tampa Tribe players and their supporting family and friends.
