Urban DevelopmentAs Bahrain has witnessed tremendous growth in the urban development sector, Kooheji continues to play an integral role at the forefront of turning these visions into reality. Appointed as the partner in the prestigious Durrat Al-Bahrain project we developed Atoll 2, comprised of 160 luxurious villas in an impressive timeframe of 96 weeks.

The $3.1 billion Diyar Al-Muharraq, is another example where Kooheji Contractors were commissioned to build all types of villas in 16 weeks for the inauguration of the project, where the mission was accomplished to the fullest satisfaction of the client.

Industrial ProjectsWe take a great pride in being a key player in another truly global special project with Korea’s world leader in engineering, Samsung Engineering for the highly-prestigious $1.2 billion steel mill SULB Project.

As a sub-contractor, we have formed a strategic alliance with UAE-based”Amana Steel” to work under the JV as “Amana Kooheji Contractors”. The massive work involved 100,000 cubic meters of concrete and 13,000 tons of steel erection in 36 weeks. Kooheji Contractor has massively employed the workforce of 1500, working in 2 shifts to achieve the milestones. When completed in 2013 the SULB steel mill design-and-build will stand as one of the largest steel mills in the region.

Mechanical and Steel Structure KC has an extensive mechanical & engineering capabilities with well established infrastructure of 12,000 square meters factory equipped with all the necessary CNC machinery to execute all types of mechanical and structural steel projects. One of Kooheji Contractors prestigious achievements to date is the fabrication and installation of Bahrain World Trade Centre spires, in its self a massive precision engineering project. At an overall height of 57 meters and erected at level of 183 meters the spires that adore The Bahrain World Trade Centre were a ground breaking first for the Construction industry in Bahrain. Precision was the key as this 150 tons structures were assembled in 5 tiers to reached an overall building height of 250 meters the first time in the Kingdom.

complianceProject Management Kooheji executes and manages all projects in strict adherence of a proven Project Management System that has been developed in consideration of current international construction practices, codes and techniques. The company project management manual consists of the following plans:

Design PlanDetailed design plan shall be developed based on the concept drawings of the project and the client’s defined scope of work and expected deliverables.

Quality Management Plan A Quality Management Plan for each project shall be established, considering the company policy and client’s specifications, expectations and project objectives. This includes the required measures, policies and tools to ensure performance compliance from the initiation stage of the project to its completion with adequate controls, tools and techniques.

Health & Safety Plan (HSE) An Effective Health & Safety (HSE) Management Plan shall be prepared and effectively implemented to ensure that the Health, Safety and Environmental requirements set by client, local laws, regulations and applicable standards are met. This plan will ensure safe working conditions from initiation of the project and throughout the project life cycle.

Schedule Management PlanBased on the contract requirements Schedule Management Plan shall be developed to plan, manage and control project activity durations, sequencing, processes, and resources, since the Time is an essence of contract.

International Procurement, Logistics and AcquisitionDetailed procurement plans, for the logistics shall be developed in order to organise the acquisition of goods and services with delivery from around the globe, as required to progress with the work without causing any significant impact.

Cost & Risk ManagementBased on the contract requirements, Cost and Risk Management plans shall be developed to identify, measure, control and manage the risk involved in the project and associated cost implications as applicable.

Design and Build ManagementScope of work and project’s objectives shall be defined with the client where a detailed plan will be developed to ensure that all the project’s deliverables are addressed in terms of scope of work, quality, budget and delivery time.

Durrat Al BahrainKooheji Contractors was assigned to develop Atoll 2, which comprises of 160 luxury villas. The project was successfully completed to the highest standard in a challenging time frame of 96 weeks.

Porta Reef projectKooheji Contractors was associated with Reef Island, the country’s most luxurious island development, when it was assigned a US$ 45 million contract to build three buildings with design and construct in a very short time frame of 64 weeks. Kooheji Contractors conducted the project in fast track method where design phase and construction were executed in parallel to achieve the short time frame of the project.

SULB Steel Mill project at Hidd industrial area Today, we take a great pride in being associated with yet another truly global project, the massive and highly prestigious 1.2$ billion steel mill SULB Project for Korea’s world leader in engineering - Samsung Engineering.

As a sub-contractor, we formed a tie-up with UAE-based Amana Steels to work under the joint venture ‘Amana Kooheji Contractors’.

The massive work involved 100,000 cubic meters of concrete and 13000 tons of steel erection in 36 weeks. Kooheji Contractor had to employ a massive manpower of 1500 working 2 shifts to achieve the milestone.

When completed in 2013, the design-and-build and highly complex project will stand as one of the largest steel mills in the region.

Fontana Series Kooheji construction got the credit in Development, Construction, Commissioning, Furnishing, and Maintenance for all Fontana series projects. A Joint venture with Fontana real estate, including four of the most luxurious and prestigious residential buildings in the kingdom of Bahrain and GCC; Fontana tower; with 404 apartments, Fontana Gardens; with 413 apartments, Fontana Suites; with 373 apartments, and Fontana Infinity which is under construction with more than 800 apartments.

IKEA - BahrainWe built biggest Ikea store in the Gulf region construction works from the Pile cap to final completion including the Testing and commissioning carried out by Kooheji Contractors.The store, located in Salmabad, in a total retail area of 37,000 sq m and an investment of BD47 million (124.76$ million).The store is being opened in partnership with Saudi Arabia’s Ghassan Ahmed Al Sulaiman Furniture Trading Company, Ikea Saudi Arabia.This Project involved 35,000 cubic meters of cast in place concrete, 48,500M2 Precast elements and 3000 tons of steel erection in 72 weeks.

Spring SeriesKooheji construction got the credit in Development , Construction, Commissioning, Furnishing, and Maintenance for all Spring series project: Spring Hall 1, with 70 apartments, Spring Hall 2, with 104 apartments, Spring field 1, with 85 apartments, and Spring field 2, with 70 apartments.

Catamran Kooheji Contractors was assigned to develop one tower for Catamran project in the Seef District, Which comprises of 306 apartments in 36 floors. This has an impressive overall area of 86,530 sqm with contract value of BHD 15 Million.

Calicner plant (ALBA)Kooheji Contractors are also responsible for another large-scale project, the green coke storage shelter assignment for Alba Calicner plant. This has an impressive overall area of 12,000 sq. meters with a single span roof of 84 meters. The lack of span support and a massive 1500 tons load offered a tremendous challenge. With design and engineering by Motridal Italy, Kooheji Contractors were an obvious choice for structural fabrication and erection.

الشركة الكورية الرائدة عالميًا ”سامسونجللهندسة“.

بصفتنا المقاولين الفرعيين فقد قمنا بعقدشراكة مع شركة أمانة اإلماراتية للفوالذ

وذلك للعمل ضمن الشراكة ”أمانة كوهجيللمقاوالت“.

تضّمن المشروع الضخم 100٬000 متر مكعبمن الخرسانة و 13000 طنًا من الفوالذ للتركيبخالل 36 أسبوعًا. حيث ترتب على الكوهجيللمقاوالت توظيف قوة عاملة كبيرة وصلت

إلى 1500 عامل يعملون من خالل ورديتين بهدفتسليم المشروع.

إيكيالقد قمنا ببناء أكبر متجر إيكيا في منطقة الخليج من أعمال البناء إلى التسليم، بالشراكة مع شركة

غسان أحمد السليمان لتجارة األثاث في المملكة العربية السعودية »شركة إيكيا السعودية«.

يقع المتجر في سلماباد، بمساحة إجمالية تبلغ 37٬000 متر مربع، واستثمار بلغ 47 مليون دينار

بحريني ) 124.76 مليون دوالر(.يشمل هذا المشروع على 35٬000 متر مكعب من الخرسانة المصبوبة في الموقع، 48٬500 متر مربع

لقد قامت شركة الكوهجي ببناء أحد المعالم البارزة في البحرين وباألخص في منطقة السيف

وبالشراكة مع شركة عليال للعقارات، وهو أحد أبراج مشروع كاتمران. ويتميز كاتمران بتصميمه الهندسي المميز والفريد من نوعه في المملكة.بني المشروع بمساحة اجمالية تبلغ 86٬530 متر

مربع، ويتكون من 36 طابق تحتوي على 306 شقة فاخرة، واستثمار بلغ 15 مليون دينار بحريني.

مصنع كاليسنر )ألبا(قامت الكوهجي للمقاوالت بالعمل على

مشروع ضخم آخر هو مشروع تخزين فحمالكوك األخضر لمصنع كاليسنر التابع أللبا.حيث تبلغ اجمالي مساحته 12,000 متر مربع

مع سقف ذو قطعة واحدة يبلغ 84 مترًا.حيث شكلت عملية عدم توافر الدعم

شركة تنال شهادة الجودة ISO 9001 في قطاع المقاوالت في مملكة البحرين. حيث تلتزم

الصحة والسالمة والبيئة والتي يتم تحديدها من قبل العميل والقوانين المحلية واللوائح

والمعايير المعمول بها. حيث تضمن هذه الخطة توفير بيئة عمل آمنة منذ البداية

وخالل دورة حياة المشروع.

خطة إدارة الجدول الزمني يتم اعداد خطة إدارة الجدول الزمني باالعتماد على متطلبات العقد وذلك

للتخطيط وإدارة ومراقبة الجداول الزمنية ألنشطة المشروع باالضافة إلى التسلسل

والعمليات والموارد حيث يشكل الوقت العامل الجوهري ألي عقد.

المشتريات الدولية والخدمات اللوجستية واالستحواذ

يتم تطوير خطط تفصيلية للخدمات اللوجستية وذلك لتنظيم عملية الحصول

على البضائع والخدمات والتسليم من جميع أنحاء العالم وحسب المطلوب

لضمان عملية السير والتقدم بالمشروع بدون التسبب بأية تأثيرات بالغة.

إدارة النفقات والمخاطر يتم اعداد خطط إلدارة المخاطر والنفقات

بناءًا على متطلبات المشروع بهدف إدارة وتحديد وقياس والسيطرة على المخاطر

لقد كانت عملية تصنيع وتركيب أبراج مبنى التجارة العالمي في مملكة البحرين أحد أبرز انجازات الكوهجي للمقاوالت، باعتبارها عملية هندسية فائقة الدقة، فلقد كانت هذه األبراج التي بلغ اجمالي طولها 57 مترًا وتم تنصيبها على ارتفاع 183 مترًا حدثًا رائدًا في قطاع االنشاءات في البحرين. لقد كانت الدقة هي العامل األساسي في عملية تجميع الهيكل الذي بلغ وزنه 150 طنًا في خمسة مستويات للوصول إلى

قسم المشاريع التجارية بشكل أساسي على مشاريع المباني الضخمة وناطحات السحب،

المساحات المكتبية ذات الجودة العالية، مشاريع التطوير الحضري، الفنادق، المساكن

باالضافة إلى جميع أنواع المباني األخرى.

مشاريع التطوير الحضريلقد شهدت مملكة البحرين نموًا هائلًا في قطاع التطوير الحضري، حيث كانت شركة

الكوهجي للمقاوالت في الطليعة دائمًا عن طريق لعب دور متكامل فيه من خالل تحويل

تلك الرؤى إلى حقيقة. فمن خالل تعيينها كشريك في مشروع درة البحرين المرموق،

قامت ببناء Atoll 2 والمكون من 160 فيال فاخرة ضمن جدول زمني الفت استمر 96 أسبوعًا.

أن مشروع ديار المحرق والبالغ كلفته 3,1 مليار دوالر هو مثال آخر تم فيه تفويض شركة

الكوهجي للمقاوالت لعملية بناء نماذج عن كافة أنواع الفلل خالل 16 أسبوعًا من أجل

افتتاح المشروع. لقد تم انجاز هذه المهمة على أتم وجه وبالحصول على الرضى التام

للعميل.

المشاريع الصناعيةإننا نفتخر بأن نكون مشاركين رئيسيين في

مشروع عالمي متميز آخر إلى جانب الشركة الكورية الرائدة عالميًا “سامسوج للهندسة”

ضمن مشروع “صلب” المتكامل للحديد والفوالذ والذي تبلغ قيمته 1,2 مليار دوالر.

بصفتنا مقاولين فرعيين قمنا بتشكيل تحالف استراتيجي مع شركة “أمانة لمقاولة

المباني الحديدية” اإلماراتية وذلك للعمل من خالل شراكة تحمل اسم “أمانة كوهجي

للمقاوالت”. تضمنت العمليات الضخمة ما حجمه 100,000 متر مكعب من الخرسانة و 13,000 طن من الفوالذ المركب خالل 36 أسبوع. كما

قامت الكوهجي للمقاوالت بتوظيف عدد كبير من القوة العاملة تمثلت بـ 1500 عامل

يعملون في وردتين بهدف انجاز العمل. سيكون مشروع صلب للحديد والفوالذ عند

اكتماله في العام 2013 أحد أكبر معامل الفوالذ في المنطقة.

المنشئات الميكانيكية والفوالذيةلدى الكوهجي للمقاوالت قدرات ميكانيكية

وهندسية واسعة باالضافة إلى بنية تحتية راسخة تتمثل في مصنع تبلغ مساحته 12,000 متر مربع مجهز بكافة آليات التصنيع المدارة

عن طريق الحاسب اإللكتروني CNC الضرورية

لتنفيذ جميع أنواع مشاريع الهياكل الفوالذية والميكانيكية. وقد أنجز هذا القسم جميع

مشاريعه بنجاح تام باستخدام مزودين رئيسيين عالميين للتكنولوجيا لمصانع الفوالذ،

المسابك، محطات الطاقة والتوربينات. أن القسم الميكانيكي لدى الكوهجي

للمقاوالت يحمل سجلًا حافلًا من الوفاء بمتطلبات الشركات المتعددة الجنسيات من

حيث القدرات الهندسية وااللتزامات والمنتجات ذات الجودة العالية.
