Once you make a decision to put a property on themarket, how do you know how to price it accurately?We have these five tips for sellers:

Remember housing markets are local – While national reports onhouse price trends can provide a useful indication of the state of thewider property market, it’s essential to realise that housing marketsare local. Even within local areas there can be a number of micromarkets. Make sure you do your research into how house prices havebeen affected in your region, town – even street. Take a look onwebsites to see how other properties in the area are priced. Also checkto find out how much similar homes on your street sold for; a numberof websites provide this information.

Be aware of trends and price accordingly – It’s not enough simplyto understand how houses are priced in your area at the moment - it’salso important to know the direction that they are travelling. This canalso help you to price cleverly. For example, if prices are dropping byone per cent every month and you want to sell within three months –drop your price by three per cent at the outset. This will give you amore competitive price and increase the chances of getting a good

offer. Additionally there are areas and types of property where pricesare still increasing.Ask the professionals – Often the easiest way of getting the most up-to-date information you need is to consult a respected, localprofessional. Agents who are members of the NAEA, which meansthey are experienced and qualified, can be found at www.naea.co.uk.A professional agent can be invaluable in the selling process.Put yourself in the buyer’s position – You need to be realistic whenyou price your property – the memories that make the house sovaluable to you aren’t shared by the buyer. FIRST-TIME BUYERS TO RECEIVE HELP WITH DEPOSIT FOR FIRST HOME

First-time buyers will get £50 for every £200 they save towards a deposit for their first home, it was announced in theBudget.First-time buyers are to receive a new ‘Help to Buy ISA`, which will see the government add £50 to every £200 buyersmanage to save towards a deposit.Only available for the next four years and being introduced in the autumn, the new savings account will only be available toconsumers who are yet to buy their first home and will have no limit to how long people can use the accounts for.The account will also be available per person rather than per home, which means that couples looking to buy their first homewill receive double the amount.The accounts will come with no minimum monthly payment, though it should be noted that a maximum of £200 per monthcan be put into the account by the saver. The government has also capped the bonus they will pay in at £3,000.First-time buyers based in London will be able to use the savings to buy properties worth up to £450,000, whilst the rest ofthe UK will see a ceiling of £250,000.

David Dirkx (Assistant Lettings Manager of Drewery Property Consultants)gives his view on what local tenants are looking for and what investorsshould consider when viewing investment properties:

A large proportion of tenants looking to rent are young professional couples choosing torent first before purchasing, either because they have not got the large deposit required tobuy, have relocated or just started professional working careers. Larger properties tend torent to families who have moved due to a job relocation and want to get to know the localareas first before committing to a purchase or have sold their property and wish to rent whilst taking time to find theirideal next home.

It is a good idea to always look at each property before buying as if you were a tenant considering the property torent, most tenants for example will now give greater consideration to safety aspects of property when choosing aproperty to rent. A Landlord should avoid purchasing property in run down areas, places situated next to loudfacilities such as pubs, night clubs etc just because the purchase price is less.

The type and age of a property tend to be unimportant as long as the property is in good condition and the layoutis not unusual or too small. A tenant will normally consider the same factors when choosing a property to rent aswould a person looking for a property to buy. It would therefore be advisable to look for property with fairly modernbathrooms and kitchens, decorated to a good standard and modern heating facilities.

Most tenants who contact our company are looking for good quality one or two bedroomed flats in well maintainedblocks. Larger flats from our experience sometimes produce a lower rate of return and can be more difficult to let.A prospective landlord should also give consideration to the exterior appearance of the block and quality andupkeep of communal areas. Research should also be made into the cost of maintenance charged by the freeholderor managing agent and details of any forthcoming maintenance projects to the block.

Small properties on modern developments are also an ideal investment but might have to mature before greaterreturns are achieved. Other properties such as larger homes will let but often do not provide the on going highreturns most investors are looking for.
