Ski Run Ranch & Retreat

17.22

Ski Run Ranch - The 17 acre parcel had been historically referred to as the MBJ parcel. Previously purchased by Vail Resorts in 1993 for $3,422,800, the Seller contracted the property in anticipation of the Peak 7 base and gondola construction announcement. Their intent was to build 'Pristine Villaggio,' a 30 bedroom - fractionally owned estate to be sold in 1/30th shares. Timing for sales and construction was to coincide with completion of Peak 7 base area. The Seller obtained a minimum lot size variance from Summit County, finding the process comparatively painless. They were beginning the process of submitting building plans, but as the current economic downturn became more apparent, development was wisely halted. The property is located just 2 - 3 blocks to the newly completed and luxurious Peak 7 base, which includes a station for the Breck-Connect Gondola. Ski Run Retreat - The future owner of this unique parcel may be content with the building envelope obtained and consider a private 'on-mountain' retreat on the 10 acres, to compliment their Ski Run Ranch estate or corporate retreat. Another option may be to consider a cabin similar to Beano's at Beaver Creek. No exchange ideas have been discussed with the USFS, but the USFS has indicated interest in a land swap via public news articles.

Ski Run RanchSKI  RUN  RANCH:   a 17.22 acres Estate Site, just 4 blocks from the Breckenridge Ski Resort Base at Peak 7 and Breck-Connect Gondola. The Nordic 'ski-in' mountain parcel is surrounded by 95 acres of preserve and National Forest yet only moments away from all the action. This one-of-a-kind parcel was originally purchased  by  Vail  Resorts  in  1993  for $3,422,800. Ski Run Ranch's access is protected, as it fronts over 1,500 feet of prestigious Ski Hill Road, which within minutes winds you down the mountainside to the charming and historical Main Street of Breckenridge. Or enjoy a scenic gondola ride to town with all its fine dining, shopping, music concerts and art exhibits.

The 17.22 Acre Estate Parcel can be viewed while riding the adjacent BreckConnect Gondola and is surrounded by National Forest.

Ski Run Ranch

The parcel is considered a true trophy property. At 17 acres, it is the largest private alpine ski-in estate parcel available at any of the Worlds ‘100 Best Ski Resorts’ and in June 2008 'Unique Homes Magazine,' the international exclusive property source, designated the parcel as an Estate of Distinction. The Peaks trail head is practically across the street and the ranch is ski-in / ski-out to the Nordic trail system.

Ski Run RetreatSKI RUN RETREAT:    Unknown to most, even Breckenridge locals (until now), there is a private 10.33 acre parcel just off the Monte Cristo trail on the upper portion of the ski area's Peak 7, now known as Ski Run Retreat. Situated between the Peak 7 and proposed Peak 6 Ski Runs, this is the ONLY privately owned parcel within the boundaries of Breckenridge's Ski Resort. Surrounded by White River National Forest lands, which are under permit to Vail Resorts. This home site would be incredible as a Ski-In-Cabin, a wonderful compliment to the whatever is built on Ski Run ranch. With ownership of both these unique and highly desirable parcels, a Buyer will have several development opportunities to choose from. This is truly the most unique and exclusive real estate offering in the Rocky Mountains.
