BAHNSTADT – THE VISION
Work, live, and have fun surrounded by nature within reach of the city’s historic center:
This vision is now becoming reality in Heidelberg’s newest quarter, Bahnstadt. It’s a concept
that fulfills contemporary living requirements and sets new standards for the future.
Bahnstadt is more than Europe’s largest urban development project. It is the largest urban
construction project based entirely on sustainable passive housing standards. With this type
of advanced energy plan, the city of Heidelberg now leads the field, rightly earning it
a reputation as Germany’s “green capital”.
But it isn’t just the idea that makes Bahnstadt so attractive. The architecture in the new district
also introduces distinctive accents. SKYLABS, the first building in the Bahnstadt to offer state-
of-the-art f lexible office and laboratory space, incorporates a high quality of architecture as
part of the overall urban planning concept. This corresponds with a trend that captured
the world’s attention with the reconstruction of the Neue Feuerwache (“new firehouse”).

Where freight trains once rolled into town with supplies and goods for the region, the
166 hectares that housed a shunting yard and freight station will now support more than
7,500 jobs in research and science institutions, as well as provide offices, commercial
buildings and urban housing for up to 5,000 people.
The next decade will see more than two billion Euros invested in Heidelberg’s most modern
area, helping to create a complete living environment with the largest research and laboratory
campus in Europe, anchored by the 19,000-square-meter SKYLABS. Schools and nurseries,
cultural and leisure facilities, high-quality retail outlets and large urban public spaces
will contribute to the creation of a lively environment that will appeal both to the district’s
residents and to outside visitors. In the Bahnstadt, living and working are two sides of
the same coin. This new area is already seeded with some of Heidelberg’s most notable cultural
institutions, including “halle02”, located directly across from SKYLABS. For years,
“halle02” has been attracting enthusiastic audiences to concerts, readings, and exhibitions.
Short distances and a perfect infrastructure make the new “Wissensquartier” (site of knowl-
edge) a good fit for a wide range of companies. SKYLABS is just 1.3 km away from the
University of Heidelberg and medical campus and has already signed preliminary agreements
with some preeminent institutions to relocate there. Heidelberg’s main train station can
be reached on foot within 5 minutes. And for a stroll in the countryside, the “Schwetzinger
Terrassen” is just a short walk away. The main highway arteries, the A5 and A6, can be easily
reached by the new feeder road, providing access to the rest of the country.
Within ten minutes on public transport Heidelberg’s romantic Old Town, with its many shops,
famous castle and the Neuenheimer Feld can be reached. Germany’s largest cities are only
four hours away by rail on the high-speed ICE train and with Frankfurt International Airport
only an hour away from Heidelberg, the rest of Europe is easily accessible.

Heidelberg is one of the world’s most beautiful cities. The world-famous view overlooking the
Old Town with its baroque castle and Old Bridge, and the Neckar valley nestling by the
edge of forested hills, have for centuries inspired poets and painters and attracted millions
of visitors from around the world.
It isn’t just the history that attracts so many visitors to the Neckar region, but the arts as
well. International festivals, such as the spring Heidelberg Festival for classical music
or “Enjoy Jazz”, contribute to the city’s image as a center of culture and add to its reputation.
No city in Germany invests more money per capita in cultural institutions – and the joint bid
with Mannheim for the title of “European Capital of Culture 2020” looks very promising.
The pulse of the city, however, still beats with Germany’s oldest (founded in 1386) and best
university (1st place in the 2008 THES University Ranking in Germany). More than 35,000
students and scientists see to it that Heidelberg stays forever young. Sixteen percent of
Heidelberg’s 145,000 inhabitants are foreigners, keeping life in the city culturally diverse.
Apart from the Ruprecht-Karl University, the college of education, the University for
Jewish Studies, five other private universities, the European Molecular Biology Laboratory
(EMBL), the German Cancer Research Center (DKFZ) and four Max-Planck Institutes all
add to the city’s unique scientific potential. The University’s medical faculty and the affiliated
hospitals are among the best in the world.
The successful integration of tradition and innovation, science and business, makes Heidelberg
a dynamic, foward-looking city, offering a superior quality of life. In the Bahnstadt, this
development will be systematically implemented on approximately 20 hectares of urban area.
The Bahnstadt will provide plenty of room for the ever-expanding university and medical
campus as well as start-ups, SMEs or global players to shape the future in the fields of life
sciences, biotechnology, ICT, and energy and environmental science.

Heidelberg’s science and research centers are acclaimed all over the world. The basic research
carried out in the city’s scientific institutions is a driving force for dynamic economic develop-
ment. More than 10 Nobel Prize winners and one of the highest numbers of patent ap-
plications in Germany show just how capable Heidelberg is in science. The “BiotechCluster
Rhein-Neckar” and the “Forum Organic Electronics” are two of the very few leading-edge
clusters the federal government subsidizes, to worldwide recognition and acknowledgement.
The BioRN is Europe’s hot spot for personalized medicine and cancer research. It meets
the classical cluster criteria: a combination of geographic density and joint scientific focus.
It concentrates on the development of innovative drugs, diagnostics and platform technologies
in the field of cell-based and molecular medicine. The cluster is located around the cities
of Heidelberg, Mannheim, Ludwigshafen and Darmstadt. It brings together about 200 partners
in business and research, employing 12,000 people in research institutions and 20,000
in the biotech industry. Eighty companies from the field of red biotech and more than
60 contract research and manufacturing organizations and service providers contribute to
the region’s innovative capacity.
Heidelberg is thus one of Europe’s most important centers of excellence both for science and
for a growing knowledge-based economy. As a center of life sciences, the city is a national
and international leader. In addition, printing, publishing, software development, chemistry,
medicine, and environmental technology are all also world-class.
As a key city in the Rhein-Neckar region (which has 2.4 million inhabitants), Heidelberg is
one of the largest industrial centers in Germany. Global companies like Heidelberger
Druckmaschinen, HeidelbergCement, BASF, Roche, Abbott, ABB, MLP, SAP and SAS Institute
are all based here.

SKYLABS – SETTING HIGH STANDARDS IN TECHNOLOGY AND ARCHITECTURE.
SKYLABS, the most prominent laboratory and office building
inspires the growth of this science-based high-tech quarter.
It is based on a highly f lexible concept that sets technical
and architectural precedents while ensuring a high degree of
energy efficiency.
The internal structure of the complex, which consists of two
five-story elements – block and spine – as well as a nine-story
tower, has been designed to ensure the cooperation and
communication of the people who will work here. Added to that,
the architectural design offers maximum flexibility in the ar-
rangement of laboratory, technology and office space.
SKYLABS also includes a central facility for completion of pre-
clinical phase for biotechs and pharma. This capability is
usually reserved only for university and large pharmaceutical
campuses.

Regardless of whether office space is required, or a combination
of laboratory and office space, or even only laboratory rent-
als, SKYLABS can provide optimal solutions for all sorts of
needs. In close consultation with tenants, the SKYLABS
planning team can fulfill almost any technical requirement and
can help with planning and approval processes. Separate units
are available starting from a minimum of 250 square meters.
With 19,000 square meters of rental space, companies of all
sizes will find ideal working conditions. Representative meeting
areas within the building and spacious outdoor facilities
as well as culinary attractions combine to create a pleasant
atmosphere. The striking SKYLABS Tower, with its two
overhanging upper f loors, has already become a landmark
of the Bahnstadt, symbolizing a groundbreaking combination
of science and industry for all to see. For this reason,
many tenants in all fields have already signed on.

The metal facade is particularly distinctive, offering outer solar
protection that can be controlled individually, which ensures
that every room gets just the right amount of direct sunlight.
Five separate access points permit entrance to the complex from
different sides, giving companies unique business addresses
and signage opportunities. Sensitive areas are also well
protected: Electronic access controls at the building entrances,
extra access doors to rental spaces, and video surveillance
all ensure the proper level of security. Ample parking is avail-
able for tenants and visitors in garages in the basement of
the building and in the immediate vicinity.
SKYLABS is set for growth. If new business ideas reach the
next level faster than expected, ideal opportunities for expan-
sion are already in place with options reserved for adjacent
plots of land.
