Adam,Blair and JordanBangerter wanted toshow the greater SaltLake community that

their company could build justabout any home a person couldimagine.

During the 2011 Parade ofHomes, they replicated a homefrom a famousmovie. It just hap-pened to be a cartoon film.TheDisneymovie “Up” was a hugehit on the big screen, and its starwas a home that spent most ofthe time floating in the sky.

The quaint and colorfulhouse served as inspirationfor a new custom floor plan byBangerter. “Themessage:We canbuild anything that people candream,” Bangerter said.

Bangerter Homes special-izes in custom homes that can bedesigned from an empty plot ofland to completion.The SouthJordan company is a full-servicehome outfit, with a licensed realestate brokerage, drafter andconstruction team on staff.Thatmeans you can walk into theiroffice without land or a plan andcome out six months later witha one-of-a-kind dream home—for about the same price as a typi-cal tract home.

Whether you have a lot, orneed to find one, “You don’t

have to settle for a subdivision,”Bangerter said.

Their homes range from thehigh $300s tomore than amil-lion dollars.The process of work-ing with the Bangerter Homescan fit just about any potentialhomeowner.They can serve asreal estate agents, home design-ers and builders. Or all three forthose who come to themwitha little more than a desire for aunique place to call home.

Each house they design andbuild is one-of-a-kind. Some-times they start a project bydesigning from the dirt andother times they’ll customize apopular layout used in the past tomeet individual needs.

“We rarely build the samehouse twice,” Bangerter said.

And sometimes they re-create Hollywood.

When poised with the chal-lenge of designing somethingthat would stand out in the 2011Parade, the brothers set tomimicthe cartoon world.The outsidewas fairly easy to emulate as itsnuances and vibrant colors werefeatured in great detail through-out “Up.”The inside required abit more imagination in trying tohonor the design without properfloor plans to follow.

It took a fewweeks for theteam to finalize the plans, andwhen it was completed severalmonths later, more than 50,000people toured the home duringand after the Parade of Homes. Itwas a success.

Disney, which had grantedthe brothers' permission to re-create the home royalty free,were equally impressed. “It actu-ally turned out to be a nice little

home,” Bangerter said. “(Disneywas) just thrilled to death withit.”

Bangerter Homes illustratedthat a custom home doesn't haveto be a 5,000-square-foot expan-sive project, whichmany peoplethink. “It really shows the housedoesn’t have to be amansion, itjust has to be yours,” Bangertersaid.

The irony?They have li-censed the floor plans to Disney,meaning that home is about theonly option they cannot buildyou.

“That’s the one house wecannot do,” Bangerter said.

So when you walk into theiroffice, you’ll have to ask forsomething different.

photography.Almost all of us have

access to good-quality photosthrough even the mostinexpensive camera. So whynot take advantage of theopportunity? Get outside andlook around your landscapingand snap photos of flowersif flowers excite you. Or godowntown and grab some shotsof buildings. Get the wholebuilding or just focus on a fewarchitectural details. Maybe you

love animals; if so, photographyour pets or visit the zoo!

Once you have yourphotos, download them toyour computer. Use variousprograms to brighten them, ormake the colors more saturated,or crop out details that youdon't want. Some programs willlet you move things around inphotos or even remove thingsaltogether— like wrinkles!

Once you have your photothe way you want it, you can addborders.

Then, when you are ready, justprint it out!Of course,make sureyour ink cartridges are full and

that you are using photo paper inthe printer. You can choose eitheramatte finish for your photopaper or a gloss finish.

When you use glossy paper,the image is sharper, but youreally need to use a cut andsized matte with the photo sothe printed photo doesn't touchthe glass. We think the ink sitson the glossy paper, and whenit is pressed against the glass itcreates almost a watermark. Wehaven't had that happen whenwe used matte-finish photopaper; though we don't think it'sa good idea for the ink to touchthe glass no matter what type of

paper is used.When you do have mattes

available to you, you can printthe photo large enough for theedges to be hidden with thematte of your choice. And youcan buy mattes already cut in avariety of different sizes. So buyyour matte and frame first andthen size your photos, keepingin mind the largest size you canprint on your printer.

Then position the photo inthe matte, and tape it in place.We tend to use painter's tape tohold them in because we have alot of it. It works great.

Take time to clean theinside of the glass in the frame.This can really be maddening ifyou don't get every speck off theglass. When you are sure thatit's clean, insert the matte withyour photo, add whatever othermaterials may have come withthe frame to keep the back onsnug, and then attach the back.

And, voila! Your very ownoriginal artwork. If you want,you can name your photo andput your signature on the matte.Who knows? Before long, youcould be peddling your bestphotos at an art fair.

Seat wallsYou might have an

intimate dinner for four ora party for 20. Either way,people need places to sit.Designers often integrateseat walls into their projects,which are simply the wallsof raised masonry plantersdesigned to be comfortable tosit on. Seat walls offer a placeto sit when furniture isn't outthere, or when cushions areput away for rain. in the landscape becauseeverything beyond youryard fades away. All thatyou perceive are elements

Century-old living roomgets modern twistKatarina and Tom

love the characterand charm oftheir 100-year-

old house, but they admit thatadapting the century home tomodern-day living was a bitof a challenge. Back when thehouse was built, one commonliving room was all anyone everneeded.

Fast forward to 2012, andit's a totally different story.Katarina, Tom and their tworambunctious boys have justone space in which to live, play,work and entertain.The family'sattempt to introduce thetrappings of modern living intothis stately old space resultedin a jumble of multipurposefurniture and a mishmash ofelectronic equipment, withwires and cables snakingeverywhere across the floor.

There's no doubt thisroom presented several designchallenges -- among them, a lackof usable wall space, which wasbroken up by windows, doors,radiators and a nonfunctioningfireplace. I definitely had mywork cut out for me, but I doenjoy a challenge. So I devised aplan that merges old with new,and tradition with technology.

First, we tackled thefireplace. It hadn't been usedin 50 years, so we expectedit would need work -- we justdidn't realize howmuch. Wehad to call in a chimney expertto repair and insulate theexterior brickwork and inserta stainless-steel liner down theentire length of the chimney.Just when we thought we weredone, we discovered that thehearth was not structurallysound. In fact, it was ready tofall into the basement. Majorrepairs were needed before

we could even contemplatebringing in the brand-new gas-log set I had ordered.

As you would expect,Katarina and Tom's livingroom featured a plaster ceilingand walls.The room had onlyone dim ceiling light, and Iwanted to brighten things up byinstalling recessed lights and acouple of elegant wall sconces,along with state-of-the-art,ceiling-mounted speakers. Wereplaced the old ceiling witha more modern equivalent,but applied molding to give ita traditional look.The wallswere covered in elegant, glass-beaded striped wallpaper, whichis the perfect backdrop to thismultitasking space.

One of the things thatKatarina and Tom love abouttheir century home is theradiator heating system, but theheating elements took up quitea bit of space.The solution wasto construct customized covers,which conceal the heatingelements behind a stylish screenwhile creating much-neededdisplay surfaces.

Throughout this project,the emphasis was on using eachand every square inch of space,and the custom cabinetry Idesigned for the perimeter ofthe room is no exception. Thecabinets house the family'saudio and video equipmentand provide a surface to displaylamps, pictures and accessories.Katarina's desk is flanked bylots of shelving, providingplenty of storage for files andbooks. Best of all, the cabinetshide the unsightly wires andcables from all the moderngizmos and gadgets.

I positioned a rich brownsectional sofa directly acrossfrom the now-functionalfireplace and added a couple of

comfortable yet classy chairsand an ottoman to round outthe room's seating.The thinlegs and open bottoms of theantique-mirror coffee table andside tables help create a feelingof spaciousness.The traditionalshape of the mirror over themantle evokes the room'shistorical roots, while thewoven wooden window shadeswork to transition the eye fromthe beautiful gardens outside tothe elegance inside.

Katarina and Tom hadbecome bogged down bythe challenge of introducingmodern technology into theliving room of their statelyold home.The space was fullof promise, but also full ofproblems. A multitaskingtheme was central to this

design. Space-saving solutionsand cutting-edge equipment,combined with just the rightemphasis on tradition, broughtthis living room into the

modern age without sacrificingany of its classic style.

That thought droveme as I cleared outmy parents’ homeof

50 years. Little did I know, onceeverythingwas gone, the realworkwould begin.

Theultimate goalwas to getthe1700-square-footCaliforniaranchhouse empty, fixedupandon themarket by the endofMarch.I had a lot todo in fourweeks.

Empty, theoldhomesteadlookedevenmore tired thanbefore.Thefurnishingshadbufferedthe facts that thecarpethadseenmoremiles thana footarmy,andthewallpaperwasmoredatedthanBettyCrocker’shairdo.

I lookedaroundthehomeIgrewupin, and insteadof seeingarefugewhere Ionce tankeduponfood, sleep, cleanclothes, andabundantparental loveandadvice,playedhideandseek, andblewoutlotsofbirthdaycandles, I tried tosee it throughabuyer’seyes.

Boy, did that changemyperspective.

Besides the carpet andwallpaper, the cottage-cheeseceilings, dowdy drapes, andworn out cabinets also had to go.Thefix list grew faster than kids.

I calledmy good friendBillWood, who not only owns acouple dozen rental houses socan fix places up in his sleep, butalso has his real estate license.

Unlikeother realtorswhoencouragedmetosell theproperty“as is,”Bill said ifweupdatedtheplaceanddidn’toverspendwe’dnetmoreandsell faster.

“Whatwould it take?” Iasked.“Onemonth and $15,000.”“Howmuch more would

we get?”“Probably $50,000more

than if you sold it as is.”

“A fourth grader can do thatmath.”

“Plus,” he said, “when ahome looks new andmove-inready, buyers are less likely to askyou to drop your price for paintor carpet allowance.”

I pushed upmy sleeves.“Let’s go,” I said.

Noway came the chorusfrom friends, family and thosein real estate.You can’t bring thisplace into the 21st Century thatfast for that price!

In the oneweek Iwas intown, I cleared the house, hadan estate sale, and selected paintcolors, carpet, engineered-woodflooring, tile, hardware andwindow coverings. (Proof thata taskwill expand or contract tofill the amount of time you have.)The rest I did by puppet stringfromFlorida.

Bill lined up painters,flooring crews, and a handymanto do tile, electric and plumbingwork. Crews began the last weed

in February.Onemonth later,wewere ready formarket.

Here’s whatwe did andwhatwe spent:

Good-bye wallpaper.Thefloweredwallpaperthroughoutwas cozy, quaintand just right for its time;that is, whenDorisDaywashot andElvis was cool. Buttoday’s buyerswant a fresh,neutral, but not-boring paletteto build on.We stripped thepaper, retextured thewalls andpainted themSherwinWilliamsBoutiqueBeige, and painteddoors and trimWhisperwhite.

Seeyacellulite ceilings.Whoevercameupwith the idea tocoat smoothceilings instuffthatlooks likecurdledcreamshouldbecovered in thestuffandmadetostand inapublic square. Iheardtheheaven’s sing thehallelujahchoruswhenthesecamedown.Best improvementever.

Farewell floors.Thehouse’s floorswere apatchwork:blue carpet in themaster, yellowinmyold room, green inmybrother’s, light brown in the livingareas.Thekitchenhad the samelinoleumas theEgyptian tombs.

It lookedasbad as it sounds.Withouthesitating, I had all theflooring tornout. In its place,we installed engineeredwoodlaminate, four inchplanksofAntiqueTeak in the entry, livingroom, family room, kitchenand laundry. (I love realwoodfloors, but theirmuch-highercostwouldhave cut too far intoprofits.)Thenweput a low-pilecarpet in a light shade calledFlaxSeed in thebedrooms, andtiled the twopreviously carpeted(ick)bathroomfloors.Next,wereplaced the veryunderwhelmingbaseboardswith four-inchmoldingspainted inWhisper.

Cover those cabinets.Replacing the cabinets wouldhave also blown the budget, butthe home’s dark grainywoodcabinets and crusty bronzehardware looked betterwhenNixonwas in theWhiteHouse.To spiff themup, we sandedand painted them inside andout. Because the freshly paintedcabinetsmade the tired, rustyvent hood over the stovetop lookevenworse, we replaced it.

Hinging on hardware:Metalmatters. And itmust look

new if it’s going to attract buyers.I ditched all the old antiquebronze knobs, pulls, hinges andhandles and replaced themwithhardware in brushed nickel.

Catchup those counters.Nowthat themainbathroomhadnewpaint, knobs and tileflooring, theFormica counterandoriginal sinks cried, “Replaceme.”We tiled the counter, put innewnickel faucets and towel bars,and replaced sinks and toiletsinbothbaths. In themaster,wetradedout a rickety glass andaluminumdoor to the commodewith cafédoors.

Can the lights.Weswapped the large fluorescentkitchen light for six can lights,and the brass bathroom lightfixture for one in brushed nickel.

Ditch the drapes.Afterremoving the dowdy drapery, weleft thewood-panedwindowsundressed, which let in lightand garden views.Over thealuminumwindows, we hung2-inchwhitewood blinds.Theyfinish thewindows, provideprivacy and light control, butwill let newowners add drapes iftheywant to suit their décor.

That thought droveme as I cleared outmy parents’ homeof

50 years. Little did I know, onceeverythingwas gone, the realworkwould begin.

Theultimate goalwas to getthe1700-square-footCaliforniaranchhouse empty, fixedupandon themarket by the endofMarch.I had a lot todo in fourweeks.

Empty, theoldhomesteadlookedevenmore tired thanbefore.Thefurnishingshadbufferedthe facts that thecarpethadseenmoremiles thana footarmy,andthewallpaperwasmoredatedthanBettyCrocker’shairdo.

I lookedaroundthehomeIgrewupin, and insteadof seeingarefugewhere Ionce tankeduponfood, sleep, cleanclothes, andabundantparental loveandadvice,playedhideandseek, andblewoutlotsofbirthdaycandles, I tried tosee it throughabuyer’seyes.

Boy, did that changemyperspective.

Besides the carpet andwallpaper, the cottage-cheeseceilings, dowdy drapes, andworn out cabinets also had to go.Thefix list grew faster than kids.

I calledmy good friendBillWood, who not only owns acouple dozen rental houses socan fix places up in his sleep, butalso has his real estate license.

Unlikeother realtorswhoencouragedmetosell theproperty“as is,”Bill said ifweupdatedtheplaceanddidn’toverspendwe’dnetmoreandsell faster.

“Whatwould it take?” Iasked.“Onemonth and $15,000.”“Howmuch more would

we get?”“Probably $50,000more

than if you sold it as is.”

“A fourth grader can do thatmath.”

“Plus,” he said, “when ahome looks new andmove-inready, buyers are less likely to askyou to drop your price for paintor carpet allowance.”

I pushed upmy sleeves.“Let’s go,” I said.

Noway came the chorusfrom friends, family and thosein real estate.You can’t bring thisplace into the 21st Century thatfast for that price!

In the oneweek Iwas intown, I cleared the house, hadan estate sale, and selected paintcolors, carpet, engineered-woodflooring, tile, hardware andwindow coverings. (Proof thata taskwill expand or contract tofill the amount of time you have.)The rest I did by puppet stringfromFlorida.

Bill lined up painters,flooring crews, and a handymanto do tile, electric and plumbingwork. Crews began the last weed

in February.Onemonth later,wewere ready formarket.

Here’s whatwe did andwhatwe spent:

Good-bye wallpaper.Thefloweredwallpaperthroughoutwas cozy, quaintand just right for its time;that is, whenDorisDaywashot andElvis was cool. Buttoday’s buyerswant a fresh,neutral, but not-boring paletteto build on.We stripped thepaper, retextured thewalls andpainted themSherwinWilliamsBoutiqueBeige, and painteddoors and trimWhisperwhite.

Seeyacellulite ceilings.Whoevercameupwith the idea tocoat smoothceilings instuffthatlooks likecurdledcreamshouldbecovered in thestuffandmadetostand inapublic square. Iheardtheheaven’s sing thehallelujahchoruswhenthesecamedown.Best improvementever.

Farewell floors.Thehouse’s floorswere apatchwork:blue carpet in themaster, yellowinmyold room, green inmybrother’s, light brown in the livingareas.Thekitchenhad the samelinoleumas theEgyptian tombs.

It lookedasbad as it sounds.Withouthesitating, I had all theflooring tornout. In its place,we installed engineeredwoodlaminate, four inchplanksofAntiqueTeak in the entry, livingroom, family room, kitchenand laundry. (I love realwoodfloors, but theirmuch-highercostwouldhave cut too far intoprofits.)Thenweput a low-pilecarpet in a light shade calledFlaxSeed in thebedrooms, andtiled the twopreviously carpeted(ick)bathroomfloors.Next,wereplaced the veryunderwhelmingbaseboardswith four-inchmoldingspainted inWhisper.

Cover those cabinets.Replacing the cabinets wouldhave also blown the budget, butthe home’s dark grainywoodcabinets and crusty bronzehardware looked betterwhenNixonwas in theWhiteHouse.To spiff themup, we sandedand painted them inside andout. Because the freshly paintedcabinetsmade the tired, rustyvent hood over the stovetop lookevenworse, we replaced it.

Hinging on hardware:Metalmatters. And itmust look

new if it’s going to attract buyers.I ditched all the old antiquebronze knobs, pulls, hinges andhandles and replaced themwithhardware in brushed nickel.

Catchup those counters.Nowthat themainbathroomhadnewpaint, knobs and tileflooring, theFormica counterandoriginal sinks cried, “Replaceme.”We tiled the counter, put innewnickel faucets and towel bars,and replaced sinks and toiletsinbothbaths. In themaster,wetradedout a rickety glass andaluminumdoor to the commodewith cafédoors.

Can the lights.Weswapped the large fluorescentkitchen light for six can lights,and the brass bathroom lightfixture for one in brushed nickel.

Ditch the drapes.Afterremoving the dowdy drapery, weleft thewood-panedwindowsundressed, which let in lightand garden views.Over thealuminumwindows, we hung2-inchwhitewood blinds.Theyfinish thewindows, provideprivacy and light control, butwill let newowners add drapes iftheywant to suit their décor.

Buying still cheaper than rentingEven though home

prices are on the rise,buying a house is stillcheaper than rentingone.That’s according toa newTrulia report thatanalyzes the total costsof buying and rentingwithin the 100 largestmetro areas in theU.S.

In Salt Lake, buyinga home is 49 percentcheaper than renting,based on an analysis ofhomes for sale and for rent betweenDec. 1, 2012, and Feb. 28, 2013,which factors in the total costs foreach, including transaction expenses,taxes, maintenance, insurance,security deposits and opportunitycosts.The report assumes a 3.5

percent interestrate on a 30-yearloan, itemizedtax deductions,a 25 percent taxbracket and ahomeownershiplength of seven years.

In each of the100metros studied,buyingwas cheaperthan renting, but therange varied. In SanFrancisco, it was only

19 percentmore affordable to buywhile inDetroit a home purchasewas 70 percent cheaper than a rentalcontract.

The report comes at a timewhen home prices are rising attheir highest rates since the housing

boom.CoreLogic reported this weekthat U.S. home prices increased 10.2percent in February, the biggest year-over-year increase sinceMarch 2006and the 12th consecutivemonthlyincrease nationally.That’s includingdistressed sales such as short salesand foreclosures.

InUtah, priceswereup10.3percent inFebruaryover thepast year,marking the eighthhighest increaseamong states.Withoutdistressed sales,the increasewas10.9percent.

Evenwith these double-digitincreases, buying remains affordabledue to the low interest rates. Trulianotes that even though home askingprices rose 7 percent nationally inthe past year, compared to only a3.2 percent rise for rents, the lowmortgage rates have kept the cost

of ownership low. For theU.S. asa whole, buying a home is still 44percent cheaper than renting, downjust slightly from 46 percent in 2012.

Rates are so low, in fact, thateven a 1 percent rise still keepshomeownership as themoreattractive option. At the higher rateof 4.5 percent, buying in Salt Lakewas 43 percent cheaper than renting.If rates were to rise to 5.5 percent,it would still be 37 percent lessexpensive to buy inUtah’s largestmetro, according to the analysis.

The report also looked at theeffect of length of ownership.This issignificant because the transactioncosts associatedwith buyingmakemore sense the longer a home isheld. According to the originalassumptions, it is 49 percent cheaper

to buy in Salt Lake when the ownerplans to stay for seven years. If thisdrops to five years, buying is 41percent cheaper. If the buyers stayonly three years, it is 22 percent lessexpensive to own.

The only scenario in which itwas cheaper to rent than to buywaswhen interest rates were 5.5 percent,the taxpayer did not itemize and thelength of stay was three years. In thiscase, it was 6 percentmore expensiveto buy in Salt Lake than to rent.

Of course,many consumersare concerned that a rise inpricesor interest rateswill decrease theirbuyingpowerorpush themoutof themarket,which iswhy there is currentlywidespread activity in real estate.FreddieMac’sMarch2013economicoutlook says this year’s springhome-

buying season shouldbe thehealthiestsince2007,withhome sales up8-10percent from2012.

“With the spring home-buyingseason upon us, the recent highsin the stockmarket are a welcomesignal of better times ahead,” saidFrankNothaft, FreddieMac vicepresident and chief economist,in a statement. “But it will be thegradually declining unemploymentrate and steadily improving housingmarket that will deliver broad-basedeconomic benefits for Americansand, in turn, support the overallrecovery.”

Consumers can learnmoreabout the costs of renting and buyingin their own neighborhoods bycontacting a local Realtor.
