Spanish Cove Residential Standards, June 2003 updated December 2010 The following standards were developed by the Spanish Cove Homeowner's Association Board of Directors after establishing the Standards Committee. The standards are based on the Declaration of Covenants and Regulations for Spanish Cove at Suntree, Inc., Article VIII (Architectural Controls). (copy may be seen at website here). These standards are provided to help homeowners maintain their individual residence for the mutual aesthetic and property value benefits of all homeowners. The standards have been developed to ensure the maintenance integrity and substantial uniformity of each residence throughout Spanish Cove, and will be used by the Standards Committee during the survey of individual residences. Any homeowner who desires to make a change to their property should provide notification to the Board of Directors prior to starting the project per either the example contained in the Covenants or the attached example. The Spanish Cove Residential Standards are as follows: 1. Exterior Walls: a. Maintained in a clean, well painted condition. Dirt, mildew, chips, cracks, rust and other defects must be promptly corrected. b. Any time the exterior is to be repainted whether it be the same color as the original or a different one, a color sample must be submitted to the Spanish Cove Board of Directors and the Suntree Master Board of Directors. 2. Roof: a. Maintained in a clean and damage-free condition. Any damaged tiles must be promptly replaced with tiles matching the rest of the roof tiles. 3. Exterior House Lighting: a. Maintained in a clean and damage-free condition. Any defective light fixtures or wiring must be promptly repaired. b. Spanish Cove Residential Standards, June 2003 updated December 2010

The following standards were developed by the Spanish Cove Homeowner's Association Board ofDirectors after establishing the Standards Committee. The standards are based on the Declarationof Covenants and Regulations for Spanish Cove at Suntree, Inc., Article VIII (ArchitecturalControls). (copy may be seen at website here).

These standards are provided to help homeowners maintain their individual residence for themutual aesthetic and property value benefits of all homeowners. The Spanish Cove Residential Standards are as follows:

1. Exterior Walls:

b. Any time the exterior is to be repainted whether it be the same color as the original or adifferent one, a color sample must be submitted to the Spanish Cove Board of Directors andthe Suntree Master Board of Directors.

2. Roof:

a. Maintained in a clean and damage-free condition. Any damaged tiles must be promptlyreplaced with tiles matching the rest of the roof tiles.

3. Exterior House Lighting:

a. Maintained in a clean and damage-free condition. Any defective light fixtures or wiringmust be promptly repaired.

b. Attached exterior safety/security lighting should either be recessed into the residencesoffit or securely attached to the soffit.

c. Residents may choose as their garage exterior lights either of the two:

1. Globe lights which are to be the same as that originally installed with the base no taller than 4-inches. The color of the base can be either white or same color as body of house; or

2. Colonial lights (seen in picture to the left) which are Melissa,style #2550 single bulb, and color Umber/Pebble and sold byBrevard Lighting in Cocoa.

4. Screened Enclosures:

a. Maintained in a clean and damage-free condition. Dirty or damaged enclosures must bepromptly cleaned and/or repaired.

b. The structural portions of all screened enclosures must have a white or bronze surface.

5. Sidewalk and Driveway:

a. Maintained in a clean and damage-free condition. Dirty or damaged sidewalks ordriveways, excluding normal settling cracks, must be promptly repaired.

b. Sidewalk:

1. Sidewalks must be cement or concrete pavers and may be either painted or tiled;or pavers may be used.

2. If painted or tiled, it must be in a color or tile similar to that used throughout the community.

3. If pavers are used, a standard ARC application must be made. See pages 6-9

c. Driveway:

1. Driveways must be cement or concrete pavers. If painted, the color must besimilar to that used throughout the community.

2. If pavers are used, a standard ARC application must be made. See pages 6-9here.

d. Any deviations must be approved by the Board of Directors.

6. Landscaping:

a. Maintained in an aesthetically pleasing, neatly trimmed and weed-free condition. Anydead or deteriorating plants or shrubs are to be promptly removed or replaced. Snow birdsare responsible for the proper maintenance of their landscaping, and in particular weedingof mulch beds, during their absence.

Note: Homeowners that have bougainvillea or other such plants with thorns orneedles must maintain these plants in a condition so lawn maintenancepersonnel or others are not injured by these plants.

b. Plants and shrubs used in landscape areas should be similar to those used throughout thecommunity and in keeping with typical Florida-tropical landscaping

c. Landscaped areas are to be mulched using natural-colored cypress mulch as supplied, orsimilar to that supplied by the Association. Any other mulching bed material must beapproved by the Board of Directors.

d. Landscape area borders, including curbing, must be maintained in a clean anddamage-free condition.

e. Landscaped areas must be in proportion to other residences throughout the community.

f. Additional landscaped areas must be approved by the Board of Directors.

7. Trees:

a. Palm Trees. Maintenance of most residential palm trees is currently the responsibility of

the Association. All residents must permit the periodic professional trimming of their treesto maintain a uniform appearance of the trees throughout the community.

b. Other Trees. The homeowner is responsible for maintenance of other residence trees. Alltrees must be well maintained, including proper shaping and free of insects and otherdamaging and spreading conditions (moss, air plants, mistletoe, etc.). Any damaged ordying trees must be promptly treated, replaced and/or removed.

8. Miscellaneous:

a. Air Conditioner/Pool Heater Privacy Fences. Maintained in a clean and damage-freecondition. Dirty or damaged (falling apart, rotting) fencing must be promptly cleaned orrepaired. Fences may be made either of wood or PVC material and similar in look andheight as that used throughout the community.

The color of the fence is to be either that of the exterior wall color or white.

b. Exterior Premises. Exterior areas of the residence must be maintained in a neat,clutter-free condition. Exterior areas, including side yards, are not to be used for storage(mulch bags, fertilizer, potted plants, garbage, etc.).

c. Mail Box. Maintained in a clean and damage-free condition. A damaged mailbox or postmust be promptly replaced with one similar to those used throughout the community.Mailboxes must be a standard size/type black metal or plastic mailbox. Mailbox post mustbe painted white, or the same color as that of the house.

d. Exterior Decorations. Exterior decorations either attached to the residence or placed inlandscape areas should be limited in number and in keeping with the Mediterranean lookused throughout the community.

e. Prohibited Items:

1. Exterior water softeners. 2. Exterior fences, trellises. 3. Exterior paving, rock areas, unless approved by the Board of Directors.

f. Any questions or deviations to these standards are to be addressed to the Board ofDirectors.

Specifications for Concrete Paver Installation

All Spanish Cove homeowners who elect to install concrete pavers as an aleternative to concretedriveways and sidewalks shall comply with the following guidelines:

A. Color: One of the following color schemes as approved by the Board shall be chosen. In the event that any of the color schemes are discontinued, the Board shall choose areplacement color.

B. Installed Patterns: Running Bond or Random T as shown on page 8 here:

C. Installation Standards:

1. All pavers shall be concrete with a minimum thickness of 2 3/8" (60mm) and shall bemanufactured with a “color through” process with the color blended into the entire stone.

2. Existing conrete driveways and sidewalks shall be removed and the pavers installedaccording to the Construction Standards as shown on page 9 here.

3. No driveway shall be more than 18 feet wide and shall terminate at the existing curb atthe same point as the previous concrete driveway.

D. Approval Process:

1. Owner shall complete an ARC application and submit it to the Board of approval. Ifapproved, the owner shall then submit the form to the Suntree Masters HomeownersAssocation for approval along with a check for $25.00.

2. All work is to be done by a licensed contractor who shall secure a building permit fromthe proper local authorities.
