real property assets, and separating out personal assets for tax
reporting purposes.

Cost segregation is the application of IRS-approved techniques
that separate the essential (real) and non-essential (personal)
components of a building and then reclassifying their depreciation
schedule. The goal is to identify and re-classify as many
components, including associated costs, from the typical straight
lined non-residential 39-year treatment to 5-, 7-, or 15-year
treatment. A cost segregation analysis will generally produce a
substantial return on investment.
