Basic guidelines for Shophouse Lots

No building shall be more that three (3) stories high and shall not exceed 14.00 meters in height reckoned from the sidewalk elevation of the main road or service road, to the roof of the apex wall.

The arcade elevation shall be .10m higher than the sidewalk elevation

The ground floor up to the second floor shall have a maximum height of 5.00 meters and shall be .10m higher in elevation than the arcade level.

Basic guidelines for Shophouse Lots

Provision of roofs, decks and attic shall be in compliance with the designated architectural character in the particular zone by the Declarants

An attic may be allowed at the 3rd floor provided that the floor plate of attic shall not exceed 50% of the building footprint of the immediately preceding floor and must part of the roof.

Building footprints shall not exceed 70% of the lot area, but should not less than 50% of the lot area.
