Health/Safety Asbestos: Asbestos material observed - Homes built prior to 1978 may be built with materials known
to contain asbestos. Products like acoustic ceiling spray texture ("popcorn" or "cottage cheese"
ceilings), tiles, vent flues, and linoleum are some examples of materials that may contain asbestos. In
many cases it is safe to leave these materials in the home, if they are in places where they will not be
disturbed. If the material must be removed (as in the case of renovation or remodel), it should be
handled and disposed of in accordance with EPA guidelines.
Health/Safety Lead Paint: Lead paint suspected based on age - Homes built prior to 1978 may contain lead paint.
Lead paint can deteriorate into lead dust that can be harmful when inhaled, especially by the elderly or
young children. While lead paint can be "encapsulated" by painting over it with non-lead paint, chips of
paint may still be dangerous. Painted wooden windows are also sources of lead dust in a home as the
abrasive action of opening & closing makes dust more likely. An environmental services company can

condition worsens, correction may be necessary in order to ensure stability of driveway.

pest infestation. Only treated wood should be in contact with the dirt. Dirt should be removed from
the bottom of the fence.

3. Marginal Material: Asphalt shingle - Shingles throughout the roof had missing granules. There were torn
and cracked shingles in various places. While no evidence of current leakage was observed, leaks
may develop without warning.
Roof had exposed fasteners that could be an entry point for water. An appropriate sealant should
be applied over the fasteners. This is a regular maintenance issue that should be performed as
needed.

Roof (Continued)9. Health/Safety Electrical Mast: Mast with tie back at roof - Drip loops were not of adequate length to keep water
from running down the mast to the electrical service. Drip loops should be repaired for occupants'
safety to help prevent a possible service outage.

10. Defective Gutters: Partial, Plastic - Some gutters were present. The addition of gutters would help ensure
that rainwater gets transported away from the building structure and foundation, improving the life
of both.
11. Marginal Gutters: Partial, Plastic - Gutters had debris in them and should be cleaned in order to function
properly.
12. Defective Downspouts: None present - Downspouts were not installed. Recommend adding downspouts
to guide water down from the roof, toward extended leaders and/or a drainage system that can
move water away from any structures.

deterioration and tripping hazards.
3. Fence: Wood - Wooden fence was in contact with the dirt below, which can lead to decay and pest infestation.
Only treated wood should be in contact with the dirt. Dirt should be removed from the bottom of the fence.
Roof
4. Gutters: Partial, Plastic - Some gutters were present. The addition of gutters would help ensure that rainwater
gets transported away from the building structure and foundation, improving the life of both.
5. Downspouts: None present - Downspouts were not installed. Recommend adding downspouts to guide water
down from the roof, toward extended leaders and/or a drainage system that can move water away from any
structures.
Kitchen
6. Main Kitchen Air Gap Present? No Dishwasher did not have an Air Gap installed. A physical air gap helps protect
the public water supply in case of a loss of pressure. Although required by the local building code, many people
opt to go without. If this is the case, a high-loop of the dishwasher drain line under the counter is highly
recommended (or some other means of backflow prevention).
7. Main Kitchen Counter Tops: Tile - Grout was damaged or missing and should be repaired. Damaged grout could
allow tiles to move or water to move off the counter into the cabinets below.

General Information
1. Asbestos: Asbestos material observed - Homes built prior to 1978 may be built with materials known to contain
asbestos. Products like acoustic ceiling spray texture ("popcorn" or "cottage cheese" ceilings), tiles, vent flues, and
linoleum are some examples of materials that may contain asbestos. In many cases it is safe to leave these
materials in the home, if they are in places where they will not be disturbed. If the material must be removed (as
in the case of renovation or remodel), it should be handled and disposed of in accordance with EPA guidelines.
2. Lead Paint: Lead paint suspected based on age - Homes built prior to 1978 may contain lead paint. Lead paint
can deteriorate into lead dust that can be harmful when inhaled, especially by the elderly or young children. While
lead paint can be "encapsulated" by painting over it with non-lead paint, chips of paint may still be dangerous.
Painted wooden windows are also sources of lead dust in a home as the abrasive action of opening & closing
makes dust more likely. An environmental services company can determine if lead paint is present.
