Message from the EVPDear NOAA Members,
As a lark a couple of years ago during an Associate Council meeting I decided to try something out of the norm. It was a bit of a gamble and I certainly did not want our Primary Member and speaker that day to take it the wrong way or make him uncomfortable, so I just blurted it out: Let’s do an Apartment Intervention.
Jerry Schmelzer, of Schmelzer Brothers Realty Co., was our speaker that day and he looked at me confused. Not to worry; I was confused myself, but I figured if he was willing - he was - we’d noodle it out together. The company’s French Chateau apartment buildings along Lake Boulevard, Edgewater Park Manor and Breakers Apartments, are beautifully constructed and well maintained buildings, but they had occupancy issues. Jerry agreed to go along with the suggestion.
At that meeting, we laid out the goal of the intervention, which was to offer Jerry low-cost suggestions that may improve the building’s curb appeal - and appeal overall - to help him fill his vacant suites.
This project took on a life of its own. Further consideration led me to believe we should rough up a video of this effort and, if nothing else, we will post it online. www.facebook.com/NOAAPage
So I arranged with Shawn Rech to have a videographer or two attend the event and memorialize this effort. The day went well, and in a recent chat with Jerry, he was well pleased with the results. From a statistical point of view, the buildings were near 80 percent occupied when we held our intervention and today they are at 97 percent. But we all know there are many factors that influence those numbers, and while we certainly cannot take full credit, we can take some.
SO WHY AM I MENTIONING THIS NOW? Ryan Flanagan and I met with Judge Pianka this week about a new group that we are trying to form within NOAA: the Independent Rental Owners Group. The judge and his staff are
helping us with this effort, and their goal is to drive some of their courtroom visitors into our professional organization so they don’t become frequent guests of the court.
That’s not to say that is our only goal. In fact, our first group member is none other than Mary Elliott, owner of NWC Properties and a long-time staff member of Judge Pianka and the Cleveland Municipal Housing Court. We are trying to help smaller owners with education, group purchasing, the legal hotline and, if possible, mentoring.
The Judge had an idea. Remembering our Apartment Intervention with Jerry, he asked if we would be willing to select a needy building and marshal our members to help. Whether this idea takes shape depends on how we execute. But Ryan and Shawn have agreed to review the list, drive to the locations and see if there is a candidate worthy of our efforts and of showcasing a makeover for the cameras. Yes, we are going to film it again. This time, the Judge will help us get on the local cable channel and use the results to showcase what can be done with neglected rental property.
INTERESTED IN HELPING?Call our office and let us know. We will be firming up plans and are looking to a late summer date for an initial meeting with the owner and those interested in helping. The owner has to have a budget, and we need to somehow fit inside that budget, but I do promise it will be interesting.
THE KICK OFF!The other event that we have in mind is a gathering at a hall yet to be determined where prospective members can meet members of our group purchasing and associate council as well as a hosted Q&A with members of our legal hotline.

Online Database and Map
The Members section of noaamembers.com (www.noaamembers.com/database) is password protected for current NOAA members. The login information was sent in a May 3rd email for primary members and a May 4th email for associate members. Please contact Ryan Flanagan, [email protected], for login information.
A notable new feature is the map. Database information we upload is displayed on a Google map. Filtering by membership (primary or associate) is done by clicking the icons at the bottom of the map. A search box is available at the top right. Searching by location, contact, business and narrowing membership searches by city is now possible.

Multi-Family Software Survey Results

Here are some highlights of the results.(see table for complete results):
The Four Most Commonly Used Software Products:
1. One-Site (35% of respondents) 2. Yardi (24% of respondents) 3. Skyline (15% of respondents) 4. MRI (9% of respondents) 5. All Other Software (17% of respondents)
Web Hosted:All four of the most commonly used software products are hosted through the web. That means the software (and usually the data files) reside on a hosting company’s server. You, the user, lease the right to access and use the software via the web. Leasing fees vary based on the complexity of the software and the number of licenses you buy. You typically need one license for each simultaneous user.
Licensing fees are typically paid monthly rather than making a one-time purchase of the software. While this typically results in a greater cash outlay over the life of the software it may actually be cheaper when considering all related costs.
You no longer have to back up your data, upgrade your software, provide a stable operating platform and pay for technical support because these services are included in the lease fee. Leasing via web hosting is especially helpful if you do not have internal IT personnel.
Another advantage of web hosting arrangements is that owners, investors and managers have remote access to the software and thus financial and operational reports, from anywhere in the world where there is a high speed internet connection. While a
major internet crash will eliminate your access to your software and operational data, hosted software arrangements are gaining popularity in all industries.
Buy Again Responses:100 percent of the users of the four most frequently used software products said, if given an opportunity to go back in time they would select the same software. That was only true for 50 percent of the other software products.
Number of Properties/Units:While the average number of units for each of the most frequently used software products ranged from 7 properties totaling 266 units, to 33 properties totaling 2,411 units, all four of the most frequently used software product responses included satisfied users with less than 100 units.
Overall Satisfaction Ratings:One-Site by Intuit Real Estate Solutions had the best satisfaction rating of the four most frequently used software products . the best overall satisfaction rating of all the software products in the survey.
The survey, summary of responses and this article were prepared by Thomas G. Bonus, CPA, MBA as a volunteer, for the benefit of NOAA. Tom is a practicing Certified Public Accountant with Walthall, Drake & Wallace LLC, a multi-family property owner-manager, and a long time member of the Northeast Ohio Apartment Association.
We recently surveyed our membership to determine which multi-family software products were being used and the related satisfaction levels. Of the 333 members surveyed, 34 responded. The results provide some very useful information, especially if you are considering changing your current software.

Of course, the hand-off can leave a long, illustrious shadow from which the next up must step and carve out a legacy of his own.
Such is the case with The Goudreau Companies.
The name across the top of a nondescript, two-story brick building in Knollwood Plaza on Brookpark Road in Parma has read “G.J. Goudreau & Co.’’ since it became the firm’s headquarters in 1965.

bylaws to make the organization more inclusive. Under his leadership, NOAA cast a wider net. He thought it was important that as many voices as possible - regardless of company size and prominence - were comfortable at the table.
In fact, that’s how he runs his own company. Meetings are purposely conducted at a round conference table with him sitting somewhere in the middle.
“You’ll never find me at the head. I think it becomes too authoritarian,’’ he said. “I’d rather send a cooperative message. I’d rather get input.
“You get caught up in titles,’’ he said. “I wear any hat I have to.’’
The hat he wore for the longest time was pupil, learning at the elbow of two men he still calls mentors: His father, George Sr., and his father’s brilliant right-hand man for 53 years, Leo Arbeznik, a no-nonsense former naval commander with a law degree and licenses in real estate brokerage and insurance.
The education began when George Jr. joined the company in 1966 after returning home from the University of Dayton with a master’s degree in business.
Actually, the learning started much earlier.
George vividly remembers at 15 accompanying his father to the old Statler Hotel downtown in the summer of the late 1950s. By then, a long-respected leader as a founder of the local and national home-building associations, his father was meeting with fellow builders to discuss how to handle negotiations with the trade unions.
The son remembers how some builders were loud and overly dramatic, while others made their arguments from a more intellectual point of view. And afterwards, leadership discussed which men could be counted on to vote as they
said they would and which ones would turn.
“The things that you learn aren’t so much what you read,’’ George Jr. said, “it’s all the things you absorbed.’’

And there was much to soak in.
His father studied physics and engineering on a full scholarship from the predecessor to what is now Case Western Reserve University. He had hoped to pursue graduate school for architectural engineering, but money was tight, so he began building houses in 1926 to work his way through school.
What they say about best-laid plans... Life took a turn, which set the foundation for the company that exists today - albeit with a few twists along the way.
The Depression temporarily diverted the company’s focus to remodeling and home maintenance. George Sr. also ran a hardware store.
By 1937, Goudreau was back building houses. Then World War II hit. When builders couldn’t get materials because of the war effort, he and others organized a collective voice into what became the National Homebuilders Association.
By around 1948, Goudreau Cos. had expanded into apartments through a HUD-inspired program.
Through 1957, the company had built about 5,000 homes - mainly in Cleveland, Parma, Parma Heights, Shaker Heights and Elyria, and primarily mid-priced houses for working-class families. Goudreau hasn’t built houses ever since.
Aware of the cyclical nature of the business, George Sr. wisely diversified the portfolio into land development, retail and office development and management for a more consistent income stream to help weather market downturns.
He built his first rental properties, Broadview Gardens and Knollwood Apartments, between 1949 and 1951 totaling 1,300 units. At the time he was the largest builder of apartments in the state.
Apartments represent about half of the current Goudreau Cos.’ real estate portfolio.

The balance is shopping centers, office buildings and land, scattered across the country in Ohio, Oklahoma, Texas and California.
That includes the East Brunswick Professional Center in Brunswick Hills, and Knollwood Plaza, the company’s headquarters building.
In a separate business venture, George Jr. is a one of the managing partners in the 56-story, 1.25 million-square-foot Bank of America Center, a signature office tower on the downtown Houston skyline.
Goudreau Cos. has evolved over time, but the systems and management philosophy have remained sturdy for decades.
The operation is hyper-detailed, down to the type of cleaning materials and lawn mowers that must be used by maintenance crews. Rather than use custodial couples on site or subcontractors for property maintenance, Goudreau hires custodial families and puts them into business. The result, the company believes, is a buy-in mentality, consistency and a reliability not often found in property management. They still keep checklists - just as they’ve always done - to make sure nothing is overlooked.
“We’ve always approached our properties as long-term annuities,’’ he said, “which is why maintenance is so important to us. It’s also why we’re very selective about our residents. We spend the time to check them out.’’
His father worked full-time until he was 96. He still came to the office every day and often took work home. Only illness could stop him. He died in 2005, a few months shy of 102.

1. You have to have a philosophy. Ours is, “Fair, firm, friendly, consistent.’’ You’ve got to be consistent, particularly with fair housing. If not, you’re dead.
2. Watch your collections.
3. Don’t lease to anyone just because they walk, talk and breathe, because one bad apple will spoil the barrel real quick. We check out everybody. Call prior landlords. Use your contacts. Check their employment. Our leasing and resident relations (functions) are totally separate because we believe that good sales people don’t make good technical people and, conversely, good technical people don’t generally make good sales people. We’re very thorough.
4. Make preventive maintenance a priority. We keep checklists: “A’s’’ are must-do’s, “B’s’’ are “should-dos and “C’s’’ are “would like to do’’ if money allows. Then adjust your budget accordingly.
5. Be involved in the community. Unfortunately, owners get too removed. We try to stay involved in the communities where we have properties. The building departments know us. You reach out to the people that you’re going to have to interact with.

Canadian from Michigan’s Upper Peninsula, shared a love of the outdoors, which still fuels his passion for the development, design and architectural side of the business. But while his father never really took the time to unplug, George does.
When so moved, he makes the 8 1/2-hour drive from his home in Gates Mills to his slice of wilderness - a 31x31-foot one-bedroom cabin with a loft. It’s built on the shelf of a granite ridge on a channel of Canada’s gorgeous Georgian Bay.
He fishes and boats, collects lighthouses like those adorning the bookshelves of his office, and collects guns for skeet shooting and target practice.
“It’s a different lifestyle. It’s a different mentality. It settles you down,’’ he said of his Canadian getaways. “Running a real estate company is very intense.’’
Which makes you wonder, given his father’s workaholic tendencies, whether George Jr., 69 and still directing the operation, maintains a similar philosophy about retirement.
“Well, my wife asked me when I was 52 what I was going to do. I hadn’t even thought about it,’’ he said.
“Now, as long as my mind’s good and as long as my health is good and as long as we still have good people, I enjoy doing it. As long as God gives me the mental capacity and physical capacity, I’m happy to do it. It’s still exciting.’’At the Goudreau Cos., the baton remains firmly in his grasp.

Statler Arms Changes Hands
Rick Johns, the property manager at the Statler, said the apartments are more than 99 percent leased. Empty apartments are scarce in downtown Cleveland and nearby neighborhoods, thanks to little new construction and movement of young professionals and families without children into the city.
“We’re going to see zero change at the property,” Johns said, in response to questions about the ownership change. “It has nothing to do with the property. We’re just going to keep plugging away.”

Another issue is that VoIP systems cannot be used if there is a power or Internet outage. A traditional phone can function during a power outage because the phone company transmits electricity over the phone line. This electricity is used to power the phone (cordless phones being the exception). That way, even if the power goes out, the phone will usually still work because the phone’s power is coming from a different source.

While there are a number of advantages to a VoIP system over a standard phone system, the biggest reason companies switch is to save money. It’s not uncommon for a company making a lot of long distance calls to save 50% or more on their phone bill. Of course, there’s no guarantee of this since there are a lot of different VoIP systems and the amount of money that you will save really just depends on which system you buy – and in some cases, no savings will make up for poor sound quality or dropped calls. So what are the pros and cons?
The upside is that most business class VoIP systems will offer you the same features you’re used to with your current phone system, including call forwarding, call waiting, conferencing, voice mail, and (depending on what your current phone system is) additional features like the ability to share data, applications and even transmit video in addition to voice so that you can see and hear the person that you are talking to.
Of course, there are some downsides you need to consider before jumping on the VoIP bandwagon. The biggest problem with VoIP systems is the sound quality. In some cases, it’s a bandwidth issue that will cause problems, but it’s not the only one. Since the voice data is being broken up into a series of packets and transmitted over the Internet, there could be moments of silence, broken voice patterns, echoes, delays and static sounds. Sound quality is the #1 complaint most VoIP users have about the service.
Since Alexander Graham Bell made the first phone call to his assistant Watson, the phone has come a long way. And now thanks to Internet technology, it’s possible to make phone calls over the Internet using VoIP technology or voice over Internet Protocol (IP).
