    Sun City and Sun City West are the mostrecognizable, and certainly the most suc-cessful, adult communities in the world.Reasons for this success are as varied asthe interests of the residents, but one in par-ticular stands out.The Del E. Webb Development Co. ap-proach is unique in that lifestyle consider-ations are paramount to the developmentRather than simply building and then tryingto sell homes, we recognized long ago thatpeople wanted an active way of life whichincluded recreational and cultural opportu-nities. Most importantly, the people who callthese communities home are dedicated toa fulfilling and active lifestyle, and the peo-ple of the Del E. Webb Development Co. arecommitted to providing that lifestyle. Theresidents of the two communities providemore than 70% of all new home buyer refer-rals and invaluable information for the con-tinued expansion and improvement of SunCity West.     he Sun City and Sun City West develop-nts started as the dream ot one man ande become the reality for more than00 residents.el E. Webb conceived the idea of ane retirement community. Webb alreadyestablished himself as a dynamic busi-s leader by turning a one-man construc-company into an industry giant and anrest in baseball into ownership of theYork Yankees. Not satisfied with hiscess, he envisioned an entire commu-of active adults who wanted more thana retirement home; they wanted recrea-al facilities, cultural attractions and ae range of addit ional activit ies.ebb became familiar with a large cotton-wing area about 20 miles northwest ofenix when he built Luke Air Field (nowe Air Force Base) in 1941 in the samea. When he began planning Sun City innest 18 years later, Webb rememberedse thousands of acres of cotton fields.he land was owned by a prominenton farmer, J. G. Boswell. Webb andwell formed Del E. Webb Development(DEVCO) in 1959 to master plan andelop this new concept in resort/retire-nt lifestyle.he company purchased thousands ofes from Boswell and Sun City was born.

    In keeping with Webb's philosophy of anactive adult lifestyle, DEVCO built the firstrecreation center, golf course and shoppingareas before the first homes.Sun City, Arizona, premiered on Jan. 1,1960. The first weekend saw 100,000 vis-itors flock to the unique development. Morethan 260 homes were sold that weekendBy the end of 1960, more than 1,300 resi-dences had been sold, and the communityboasted a population of more than 2,500.Today, DEVCO is a wholly-owned subsid-iary of the Del E. Webb Corporation. InApril, 1983, DEVCO purchased Boswell's49 percent minority interest in the company,making it owned 100 percent by the Del E.Webb Corporation.DEVCO's success in making Sun Citythe premier active retirement community inthe nation gave birth to Sun City West inOctober, 1978. Its initial phase will see5,697 acres developed. Eventually, the com-m unity will encom pass 11,100 acres.Maintaining the Del E Webb tradition ofexcellence, the community includes the fin-est recreational and cultural facilit ies imag-inable, providing residents a full range ofactivities.With nearly 400 employees involved inconstruction management, land acquisition,commercial development, sales, market-ing and necessary support functions,DEVCO continues to be the general con-tractor for all new home construction in SunCilyWesl.Its purpose from the outset has been tomake Del Webb's dream of an active adultcommunity a reality.
