Whether you’re buying property, listing your property for sale or simply an existing homeowner, a home warranty is a very affordable way to preserve peace of mind and protect your most valuable asset. A home warranty, also known as a home protection plan, is a one-year residential service contract that provides repair or replacement coverage for electrical, plumbing and mechanical systems as well as built-in appliances such as an oven/range, microwave and dishwasher, in a home that fail due to normal wear and tear. Research shows that homeowners spend, on average, between $800 to $1,000 per year to repair systems and appliances in their homes. Repairs on an appliance or system typically run $75 to $2,000. Replacing a system or appliance averages $1,100.

Home Buyers’ Benefits Buyers are more confident purchasing a home that has a warranty included in the sale. They can move into their new home with assurance that they are covered for unexpected home repairs or replacement costs. Their coverage is in force, regardless of the appliances’ age, make or model. Under a home warranty plan, if a covered item can’t be fixed, it will be replaced. “A typical warranty on an existing home results in an average of nearly two buyer claims in the first year. Since many buyers stretch their budget to get into their dream home, the last thing they need is a mechanical breakdown to disrupt their budget,” says Lisa Stein, Assistant Vice President, Fidelity National Home Warranty, who has been in the business for 16 years. “With a home warranty, buyers no longer have to worry about out-of-pocket expenses due to unexpected repairs. A home warranty offers peace of mind and cash flow protection, so it just makes good sense to have one on your home.”

Home Sellers’ Benefits Having a home warranty gives sellers a competitive edge over other homes on the market. By offering a home

warranty plan with the purchase of their home, sellers can transact business with confidence and avoid after-the-sale disputes if something goes wrong. Home warranties also offer protection against costly repairs while the home is listed. Moreover, homes listed with a home warranty are often more attractive to potential buyers and tend to sell faster and closer to the asking price than those without one. When a buyer has confidence in your home, it discourages downward price bargaining.

How much does a home warranty cost? A home warranty plan is affordable protection against unforeseen circumstances. The average cost of a Fidelity National Home Warranty plan is approximately $455, according to Lisa Stein. Additional coverage is available under most home warranties at an extra charge for pool and spa equipment, central air conditioning and free-standing appliances, such as a refrigerator, washer and dryer. Without a home warranty, the homeowner must bear the full expense for any repairs.

How does a home warranty work? When a malfunction occurs that involves a system covered by the home warranty plan, the homeowner calls the warranty company and requests a service call. The cost of the service call, which averages $50 to $75 per visit, is paid by the homeowner. The warranty company assigns the call to an approved contractor, and the home protection company pays for the system repair or replacement.

How long is the coverage term? A home warranty plan usually runs for a year, but it may be renewed. Some people keep their home warranty policy in place for many years. If you are living in your home but do not have a home warranty, existing homeowners also may purchase a plan for their home. It isn’t necessarily only a function of a real estate transaction.

Who pays for the home warranty in a sales transaction? The seller usually pays for the coverage; however, the cost is negotiable and should be addressed in the purchase agreement. The type of coverage, including what equipment is to be included and the maximum policy fee should also be specified.

Taking the Indoors Out Many homeowners are searching for ways to create the ultimate in backyard living. While an oversized flat-screen TV, swim-up pool bar, rock speakers with surround sound and putting green have become common in luxury homes, so has the outdoor kitchen. The possibilities in your outdoor kitchen amenities have grown from a simple built-in grill to an entire space dedicated to the gourmet chef in the household. Built-in wine storage, under-cabinet beer kegs with built-in taps, ice makers, rotisserie spits, woks and even a wood-burning pizza oven are options.

An Island Paradise The grill is often the focal point of the outdoor kitchen. Today’s high-end grills offer a host of well-engineered features to make cooking on them as consistent and convenient as cooking on an indoor range or in an oven, such as large grilling surfaces, multi-zoned burners and convenient side burners. You can choose a freestanding grill or one built into an island. Grilling islands come in two forms: permanently installed custom-built masonry islands and semi-custom prefabricated units. Permanent islands are customized to meet your needs and afford the most flexibility in terms of design and materials. You can use the same stone or brick as your patio or house exterior for the island base. Prefabricated islands cost considerably less than custom islands and don’t require a building permit.
