Before you go..
§ Sustainability infrastructure includes items like Solar PV Panels, Rain water tanks and Grey water systems. § Anything affixed to common area needs
approval such as excusive use of a dedicated area for solar PV
§ A By-law should be registered on the title to ensure indemnity, responsibility / maintenance and insurance are covered
§ If an item is not approved by strata then it is likely not insured
§ Issues such as structural integrity and indemnification can arise.
Strata By-laws & Sustainability Infrastructure: What to look out for..

Have they asked the Strata Company for permission to install Solar Panels?
• Is there a by-law that regulates the appearance of the Lot? • How much of the roof area will they occupy? • Where will they be placed? (designated area on roof space) • What is the value of the item? (for insurance purposes) • How have they been fitted? • Was the installer Licensed to carry out the work? • What are the warranties, etc • Will the home owner need additional insurance cover or is it covered by contents?
