    trix streamlines our decision-making process. It helps to have one consolidated summary o thebenefts, challenges, special notes related to LEED points and cost in ormation o each.

    Guiding Decisions for ShowroomOur design team used the matrix to guide our decisions about the ooring or the new 20,000-square- oot Allsteel/Gunlocke Resource Center at Chicagos Merchandise Mart. The ooring is acombination o carpet tiles and resilient ooring.

    For acoustic and cost reasons, most o the space uses C&A carpet tilethat is certifed as Green Label Plus by the Carpet and Rug Institute (CRI).

    To make the showrooms entry lobby a eature space, we used woodreclaimed rom the timber structures o barns in Indiana. In addition tobeing a local and 100 percent recycled material, this end-grain ooring isextremely durable and long-lasting, while providing a rich, warm fnish.

    The showrooms back-o -house business center and pantry required

    durable, hard sur aces. Capri Corks Cor-Terra rubber cork oor tiles, whichuse recycled cork, were specifed.

    Material SelectionEarlier this year, HOKs Chicago o ce moved into a new space on the14th oor o downtowns CNA building. When we moved, we purged ourexisting materials library. We then started over by requiring every manu-

    acturer that wanted to submit a product to our new library to complete aproduct evaluation orm. On this orm, which we share with the world athttp://hok.com/sustainable/resources, w e asked questions to manu-

    acturers about everything ranging rom third-party certifcations andstandards to LEED applicability and product availability. A product wasnot accepted into our library until we had assessed each submitted ormto ensure that it met our sustainability requirements. We were pleasantlysurprised to receive 100 percent compliance on this request.

    As our irms designers speci y various sustainable looring materi-als, we are sharing our experiences and exchanging in ormation onan online portal and using what we learn to continuously update thesustainable looring matrix.

    In its frst ull year o existence, the ANSI/NSF140 2007 carpet sustainability standard earnedpositive accolades and has flled a need in theexisting market.

    NSF 140 is the comprehensive environ-mental standard developed to help the de-sign community identi y carpet with reducedenvironmental impact. NSF 140-2007 is thefrst multi-attribute ANSI-approved stan-dard developed to identi y environmentallypre erred building materials. The standardevaluates products and manu acturers basedon per ormance in fve areas: public healthand the environment, energy and energye ciency, bio-based and recycled content,manu acturing, and reclamation and end-o -li e management.

    Nine manu acturers have already achievedcertifcation under NSF 140, representing a totalo 28 approved product plat orms. BeaulieuCommercial, Bentley Prince Street, Inter ace-FLOR, Mannington Mills, Masland Contract,Milliken and Company, Shaw Industries, Tandusand J+J|Invision each submitted detailed docu-mentation and underwent exhaustive scrutiny inorder to achieve certifcation or their products.

    Each product plat orm represents a group o styles that share one or more similar charac-teristics, such as a backing or fnishing system,and each approved plat orm can representhundreds o carpet styles. To make it easier orspecifers to fnd NSF 140 approved products,the Carpet and Rug Institute (CRI) has listedthem in a centralized registry on the CRI web-

    Equinox made its green intentions clear upront, setting out to design a project with sus-

    tainable eatures rom top to bottom. Johnsonwas thinking along those same lines, as well,having recently established the Green Earth

    Floor Company, whose motto is Changing theworld, one oor at a time.

    To change the world at Equinox, Johnsonwent with FGS PermaShine, topped o byL&Ms Vivid Dye Concrete Coloring System.

    Its tried, true and tested, Johnson saido the system. Equinox wanted to create anambience to harmonize with their philosophy;they didnt want to use anything hazardous. They, like Savaspace, are very environmentallyconscious. So, PermaShine was per ect orthe project. It worked out well; our clients arealways pleased with how it turns out.

    And Equinox was no exception.Weve gotten nothing but positive eed-

    back, said Equinoxs Abdalla. We were verparticular about what we were looking or inthe oor fnish and this ft the bill. It was justwhat we were looking or.

    Polishing, Coloring andMaintaining the Floor The PermaShine system starts with a drydiamond grinding process o the loors,

    order to protect the sur ace, the oor must be chemically hardened. L&MsFGS Hardener Plus, an odorless and non-toxic solution, hardens and densifesthe polished concrete. It chemically reacts with weaker concrete ingredientsand orms a strong, durable crystalline ormation that provides the concreteits added strength and long-term wear resistance.

    Maintaining the oor over its li etime is relatively simple when com-bining the FGS Hardener Plus with Joint Tite 750, L&Ms rapid-settingpolyurea joint material, and FGS Concrete Conditioner. Joint Tite 750prevents deterioration o unflled joint edges, providing a clean andsa e joint edge, while FGS Concrete Conditioner ensures a low-cost,easy-to-maintain oor sur ace. Routine maintenance is managed withFGS Concrete Conditioner, which delivers a leading-edge degreaserand cleaning agent while simultaneously rein orcing the oorsstrength with the additional protection o its proprietary chemicalhardening agents.

    Johnson and his Savaspace team came in on schedule at Equinox,grinding and polishing the main oor and a second, slightly higher eleva-tion three eet above the frst.

    The oors were then colored with the L&M Vivid Concrete Dye, a post-hardening concrete coloration system thats both practical and visuallycompelling. L&M currently o ers 24 separate translucent colors in thevivid dye system with intensities ranging rom 25 to 100 percent, whicho ers a myriad o color possibilities.

    Vivid Concrete Dye is ormulated to use a ast-drying, VOC-exempt sol-vent (acetone). The acetone present during the application o Vivid Dyeproducts evaporates within minutes o spraying and does not contributeto urban smog conditions, the company reports. This ormula complieswith South Coast Air Quality Management District (SCAQMD) Rule #1168and does not exceed the VOC content limits established in SCAQMD Rule#1113, Architectural Coatings.

    Sustainable ResultsBill McGrath o New Yorks Plaza Construction Corporation was the proj-ect director on Equinox overseeing the 18 weeks o construction or thegeneral contractor. Hes understandably proud o the fnal result.

    The oor turned out beauti ully, McGrath said. It has a nice overalllook and eel to it, something we can all be proud o . Its all part o the

    bigger, greener picture.Plaza Construction itsel has long been an industry leader on the

    green ront. From start to fnish, Equinox was a model o sustainable de-sign, built with an eye toward energy and water savings, and a healthyoverall environment.

    Equinox comes equipped with low-energy, high-output lights outfttedwith smart panels and controls. The heat pumps, which help control thetemperature, are hydrochloro uorocarbon- ree. Flow-reducing controlsdecrease water usage by 80 percent compared with similar acilities.

    Air quality is addressed in a number o ways. Wood products are orm-aldehyde ree, and all paints, sealants and chemicals emit no toxic umes.Carbon monoxide detectors and flters also contribute to the overallhealth o the club.

    One o Equinoxs most striking eatures is its Living Wall o greenvegetation that converts carbon dioxide into oxygen and acts as a naturalsound barrier.

    Every little bit helps according to Equinoxs Abdalla.You cant do things the old way, Abdalla said. This is the uture.

    Whats so sustainable about hard-wood oors? There is no simpleanswer. So, lets begin with an ac-cepted defnition o the popularterm sustainable.

    Our government defnessustainable as to create andmaintain conditions under whichhumans and nature can exist inproductive harmony, that permit

    ulflling the social, economic andother requirements o present and

    uture generations o Americans.Now lets concentrate on the

    acts surrounding hardwood:Hardwoods are the botanicalgroup o trees that have broadleaves, produce a ruit or nutand generally go dormant in thewinter. Requiring a temperate cli-mate, most hardwood orestlandis in the eastern hal o the U.S.

    In North American hardwoodorestry, the predominant

    harvesting method is single-treeselection. By care ully remov-

    ing individual trees, openings inthe orest canopy are created sothat more precipitation, sunlight

    and nutrients reach the orestoor. A trained orester individu-

    ally selects trees or harvesting,and a crew removes the treeswith the least disruption to the

    orest oor. This responsibleorest management takes into

    consideration long-term timberproduction while also addressingwater quality, wildli e habitat,biodiversity, orest aesthetics andrecreational opportunities.

    According to the U.S. Depart-ment o Agriculture Forest Service,nearly twice as much hardwoodgrows each year as is harvested,and in the past 50 years, the vol-ume o hardwood in North Ameri-can orests has nearly doubled. The trees reproduce naturally andprolifcally. Foresters work withthe timeline that nature dictates sustained supply and ongoingreplenishment are the result.

    Healthy orests are netproducers o oxygen, thanks to

    photosynthesis. Growing treestake carbon dioxide rom theatmosphere and separate the

    carbon and oxygen atoms. Treesuse carbon to grow roots, trunk,branches and leaves (a tree uses1.47 pounds o carbon diox-ide to grow a pound o wood)then returns the oxygen to theair (giving o 1.07 pounds o oxygen). This process reducesgreenhouse gases in the atmo-sphere. An acre o trees can re-move about 13 tons o dust andgases rom the atmosphere.

    Additionally, wood requires avery small amount o energy tobecome ooring, and advancedtechnology and responsiblemanu acturing assures the leastwood waste.

    Tree bark becomes mulch andsoil conditioners;

    Sawdust is sold or animalbedding or uels the boilersthat operate dry kilns;

    Trimmings are chipped andprocessed into paper andother products;

    Small wood pieces areprocessed or fnger-jointedinto wood components.

    Although carpet covers morethan 70 percent o the oors inhomes and workplaces in theUnited States, several mythsabout whether it is an appropri-ate choice or green buildingspersist. Misin ormation stems

    rom misconceptions, partial actsand outdated sources. A ew o the more prevalent statementsare exposed below.

    Recycled content is the singlestandard or sustainable carpet.As with any product selection, aholistic approach requires consid-eration o materials, production,design and end-o -li e alterna-tives. Content is only one actor.Multi-attribute certifcation likethe American National StandardsInstitute (ANSI) Sustainable CarpetAssessment Standard NSF-140and SMaRT rom Sustainable Prod-ucts Corporation are examples.

    Carpet does not representa sustainable choice or green

    buildings. Carpet balances designaesthetics and per ormance met-rics to support high per ormancegreen buildings with sustainablematerials produced in an earth-minded manner o ering durability,reclamation and sound reductionamong other benefts. Modularcarpet may be installed withoutonsite adhesives to eliminate VOCs.

    Green buildings and relatedproducts cost more. Accord-ing to the Alliance or Sustain-able Built Environments, greenbuildings are designed, built,renovated, operated or reused inways that not only save energyand money but also providehealthier workplaces. At leastone study estimates that the costsavings generated by construc-tion or renovation to attain LEEDimprovements pay back the origi-nal investment ten times over theli e o the building.

    Products are too hard to fnd. The sources or green product

    in ormation, including carpet,have mushroomed in the pastthree years. In addition to manu-

    acturers, in ormation is availableon certifcation sites like NSF andMTS, green building publicationsand pro essional organizationslike IIDA and IFMA.

    Carpet cannot supporthealthy interiors. Carpet may bewrongly blamed or contributingto asthma and allergies and oremitting high levels o volatileorganic compounds (VOCs). Somestudies (such as Carpet, Asthmaand Allergies - Myth or Realityby Mitchell W. Sauerho , Ph.D.,DABT) have shown that carpetis better at trapping allergensthan hard sur aces becausecarpet fbers catch particles andallergens that all to the oor.Properly maintained carpet maylead to improved air quality anda healthier indoor environment. The American Lung Association

    approves Carpet and Rug Institute(CRI) Green Label carpet or usein its Healthy Homes program,and Green Label carpet exceedsthe green building requirementsdictated by Cali ornia schools.

    Carpet cannot be recycled orreused. Carpet, which is really anassembly o parts in the ace fbersand backing systems, is engineered

    or reuse. To drastically reduce theamount o carpet going to landflls,the carpet industry is recyclingcarpet waste into new carpet andcarpet-related products and sup-porting markets or products madeo spent carpet. Since its inception in2002, the nonproft Carpet AmericaRecovery E ort (CARE) has overseenat least 500 million pounds o usedcarpet diverted rom landflls.
