JOB GROWTH KICKS BACK INTO HIGH GEAR

• According to the recent BLS report, January hiring resulted in 227,000 new jobs and a slight uptick in the unemployment rate to 4.8% as more people entered the labor force

• The best performing sectors were Retail Trade (+46,000), Construction (+36,000), Financial Activities(+32,000), Food Services and Drinking Places (+30,000), Professional and Technical Services (+23,000),and Health Care (+18,000). All other sectors were essentially flat.

ECONOMICTALKINGPOINTS

• After a robust 3.5% annualized GDP growth rate in the 3rd quarter, the initial estimate of 4th quarter GDP revealed a slow down to a 1.9% annualized rate, meaning 2016 grew at an initial estimate of 1.6%for the year, a marked slowdown from 2.6% in 2015.

• Overall, for real estate investors this type of “goldilocks” report is good in the sense that it tempers the need for the Fed to move rates aggressively; and this number may be revised upward in the coming months as the first reading is notoriously unreliable.
