This 1501 Canal Street development involves the restoration of D����VWRU\��HDUO\�����V�RIÀFH�EXLOGLQJ�ORFDWHG�LQ�1HZ�2UOHDQV·�KLJK�SURÀOH�´XSSHU�&DQDO�6WUHHWµ�GLVWULFW��2QFH�RFFXSLHG�E\�Texaco, the building was vacated more than 15 years ago, when WKH�FRPSDQ\�UHORFDWHG�WR�RIÀFHV�LQ�DQRWKHU�SDUW�RI�GRZQWRZQ��Since then, the building has sat as a blighted eyesore. However, with the New Orleans medical district expanding into the neighborhood, 1501 Canal Street is once again a desirable address. The development will target low-income residents 62 years of age and older, with a preference for current residents of the soon-to-be-demolished Iberville Housing Development. Listed on the National Register of Historic Places, the building will be redeveloped with the help of state bond funding and historic tax credits offered at the federal and local levels.

The new complex will include 112 one-bedroom apartments, PHDVXULQJ�DSSUR[LPDWHO\�����VTXDUH�IHHW�HDFK��,W�LV�VSHFLÀFDOO\�designed to accommodate elderly tenants. The apartments will offer these individuals amenities and an environment that were mostly non-existent in their previous homes: Commanding views of the downtown New Orleans skyline; excellent access to nearby public transportation arteries, including New Orleans’s historic streetcar system and the city’s public bus network; 4,500 VTXDUH�IHHW�RI�JURXQG�ÁRRU�UHWDLO��PXOWLSOH�JDUGHQ�WHUUDFHV��DQ�exercise room; beauty salon; and a large, airy community space.

The project includes the detailed restoration of metal-FXUWDLQ�ZDOO�SDQHOV��GLVWLQFWO\�LGHQWLÀDEOH�E\�WKHLU�JUHHQ�FRORU�(popularized in the mid-20th century). In addition, an entirely

The project team included Kyle Condon (project executive), Brad Rizzo (project engineer), David Corona and Jimmy Pilgreen (superintendents), and Alisha Clark (project assistant).

The Convocation Center and Annex were completed just in time IRU�WKH�EDVNHWEDOO�VHDVRQ��DQG�WKH�;DYLHU�WHDPV�ZHUH�KDSS\�WR�EHJLQ�WKHLU�VHDVRQ�LQ�VW\OH��'HVLJQHG�E\�0DQQLQJ�$UFKLWHFWV��the Convocation Center project includes a 94,000-square-foot multipurpose arena and a 23,000-square-foot annex. The structural-steel-framed, precast-pile-supported buildings feature D�EULFN�DQG�*ODVV�)LEHU�5HLQIRUFHG�&RQFUHWH��*)5&��H[WHULRU�that will resemble the rest of the university’s unique appearance.

With a capacity of 4,500 people, the arena will also host baccalaureate ceremonies and convocations for the university. In addition, the facility replaces the old gymnasium, which sustained severe damage during Hurricane Katrina. Also

new mechanical system has been designed for the project, aiding in the effort to achieve the coveted Enterprise *UHHQ�&RPPXQLWLHV�Ranking. This stringent program for the multi-family market is offered by Enterprise Community Partners, Inc. Additional sustainable design features include ORZ�ÁRZ�À[WXUHV��intelligent lighting, and Energy Star appliances throughout. Estimated move-in time for the new residents is Spring 2014.
