DIRECTIONSFrom Guildford, follow the A281, Horsham Road, south for 1.7 miles to Shalford and, at the roundabout, turn left onto the A248, Kings Road. After 0.9 miles, turn left onto the A248, New Road, towards Chilworth and Albury. Continue for 0.8 miles and, just before the railway crossing, the white pillared entrance to Tangley Mere will be seen on the right.

SITUATIONTangley Mere occupies a wonderful situation in the centre of Chilworth village, set back from the road at the end of a long drive and surrounded by its own extensive grounds.

Owing its existence largely to the development of the gunpowder mills on the Tillingbourne river in the 17th century, Chilworth is a thriving community, lying between Albury and Shalford. There is a parish church, village hall, infant school, junior school, pub and a convenience shop with Post Office for daily needs.

There are farm shops at Abinger Hammer and Shamley Green, whilst the historic town of Guildford offers a full range of shopping and entertainment amenities, including the renowned Yvonne Arnaud Theatre, Electric Theatre, a multiplex cinema, G Live entertainment venue, the Spectrum sports and leisure centre and the Lido open air swimming pool.

Chilworth has its own railway station on the Tonbridge – Reading line providing a link to Guildford, Dorking and Gatwick Airport. Guildford provides a fast and frequent rail service into London Waterloo, with journey times from about 35 minutes. Road connections are good via the A281 south from Guildford to Horsham and the A3, at Burpham or Ripley, providing the route to London and connection with the M25 at Wisley for the airports and the national motorway network.

There is a wide selection of good schools within easy reach, including St Catherine’s, Cranleigh, Longacre, Duke of Kent, Lanesborough, Tormead, Guildford High, Royal Grammar and Charterhouse.

Tangley Mere is surrounded by the Surrey Hills, a designated Area of Outstanding Natural Beauty, and is within an identified Area of Great Landscape Value. In addition, some of the land within the property’s own boundaries is listed as ‘Ancient Woodland’.

Recreational opportunities include golf at a number of local clubs including Bramley, Guildford and Clandon, whilst there is fishing at several local venues, polo at Ewhurst, racing at Sandown Park and Epsom, and sailing at Chichester Harbour. In addition, the immediately surrounding countryside is ideal for walking, cycling and riding.

DESCRIPTIONDating from 1851, Tangley Mere is a substantial and impressive Victorian family house, with a distinct late Georgian flavour. Mellow beige brick elevations and an enclosed pillared portico create an impressive solidity, under a slate roof with tall corbelled chimneys.

Originally built by the Sharpe family, owners of the Chilworth gunpowder mills, the property was also occupied during the early 20th century by Captain William Robert Darwin, a grandson of Charles Darwin, and then William’s son, George Erasmus Darwin, until bought by the present owners in the early 1980s.

Internally, the property presents a range of interesting period features, a result of which it has been used on several occasions for film and television productions, the most recent being an episode of ‘Call the Midwife’.

A grand reception hall is illuminated by a landing skylight, creating an immediate sense of space and light, and from here an impressive dark oak staircase, with barley twist balusters, rises to the galleried landing above.

Principal reception rooms include a spacious drawing room, with high beamed ceiling and a full height bay window offering lovely views towards the lake. A panelled inglenook recess encloses a carved stone ‘Tudor’ style, open fireplace and, in one corner, a spiral staircase leads to a minstrels’ gallery. The light, bright and particularly generous dining room is ideal for entertaining and from here too there are views of the gardens as far as the lake, whilst French doors provide access to the garden terrace and sun loggia. Between the two main rooms there is a comfortable sitting room, with woodburning stove, double doors to the drawing room and French doors to the loggia.

The ‘master’s study’ is an impressive room, with well preserved marquetry floor, dark half-panelled walls and an ornate mahogany fireplace. The ceiling in this room is finished with an unusual set of moulded cornices and highly detailed central rose. There is also a kitchen and adjoining breakfast room, with access to the side gardens and outbuildings.

Accessed from the back hall, there is a substantial cellar comprising six rooms, currently used as wine cellar, workshops and general storage.

First floor accommodation includes a spacious master suite, with dressing room and en-suite bathroom. This room and its adjoining balcony benefits from magnificent views of the grounds and lake. There is an en suite guest bedroom, four further bedrooms, family bathroom and separate wc.

Tangley Mere is an important and historic village house and, whilst in need of sympathetic restoration and upgrading, it offers an outstanding opportunity to create a magnificent family home in a superb and convenient setting.

GARDENS AND GROUNDSTangley Mere is approached via a white brick pillared entrance from the road and double timber gates opening onto a long gravel drive leading to a spacious and secluded forecourt. Both drive and forecourt are flanked by masses of rhododendrons that present a stunning display of flowers in season. The drive continues to the side of the house where there is a further courtyard with adjoining coach house, with garaging for three cars, stable, tack room and stores. There are a number of further outbuildings, including a workshop/boiler house, original lean-to greenhouse and adjacent cold frames.

The grounds are a particular feature of this property and provide a wide variety of interest with many ‘secret areas’ and quiet corners, as well as a wonderful habitat for a varied range of wildlife.

The main areas of garden and grounds lie to the east and south of the house and comprise garden terrace and adjoining open loggia, herbaceous beds and borders and numerous mature trees of many varieties, secluded south-facing patio with lily pond and path leading to a water garden.

Tangley Mere is offered for sale as a whole or in lots, subject to negotiation.
