TAX COLLECTOR’S SALE
OF VALUABLE REAL ESTATE
IN GARRETT COUNTY, MD
Under and by virtue of the powers and authority vested in the Tax Collector of Garrett County,
Maryland, by Tax Property Article, Section 14-808 through 14-854 of the Annotated Code of
Maryland, 2001 Edition and amendments thereto, the undersigned will on:

At the hour of 10 a.m. D.S.T.
In the Courthouse Building in the Town of Oakland, Maryland, offer and sell at public auction to
the highest bidder all the following described property situate, lying and being in Garrett County,
aforesaid, for nonpayment of State, County, Municipal and/or an other taxing agency taxes as
hereinafter set forth:
Terms of Sale:
Cash, cashier’s check or certified funds (no personal checks) on the day of sale for the full
amount of taxes due on the property sold, together with interest, penalties and expenses of sale.
Residue of purchase price shall remain on credit.
Purchasers will be issued a certificate of sale, which may be recorded among the Land
Records of Garrett County. The holder of any certificate of sale, may at any time after the
expiration of six months from the date of sale, file a bill of complaint to foreclose all rights of
redemption of the property to which such certificate relates. Unless a proceeding to foreclose the
right of redemption is filed within two years of the date of the certificate of sale, the certificate
shall be void, and all rights to the holder of the certificate shall cease and all money received by
the Tax Collector on account of said sale shall be deemed forfeited. Upon foreclosure and
payment of the balance of the purchase price and all taxes, interest, penalties and costs, which
have accrued, in the meantime, the Tax Collector will execute a deed which will vest in the
purchaser an absolute and indefeasible title in fee simple in the property, free and clear of all
alienations and descents.
The right of redemption continues until foreclosed as above, upon payment of the whole
amount of money received by the Tax Collector from the sale of the property, together with
interest at 10 percent (10%) per annum from the date of sale to the date of redemption together
with all taxes, interest and penalties accrued which have been paid by the holders of the
certificate of sale and the total disbursements of the holder of the certificate of sale made in
accordance with law. All costs as to examination of title, preparation of deed, court costs and
other expenses accruing after the sale must be assumed by the purchaser.
