CCP HOME-OWNER TIPS In the wake of record-breaking winter storm Jonas, you may be busy digging out your car,shoveling your driveway or sidewalks, but have you looked up and thought about your roof?20-inches of fresh snow sitting atop your house....Here's a great article by UrbanTurf on how to assess your roof after a 20-inch snow fall!

As the city emerges from its bunkers post-Storm Jonas, homeowners will want to pay extra attention tohow their homes held up, and the health of the roof may be at the top of that list.While you may look at all the snow on your roof and think you need to get up there and shovel it offbefore things start caving in, it probably isn't wise or even necessary.

Following are roof snow-mitigation tips from the Federal Emergency Management Agency (FEMA):

1. Take note of any signs that your roof is over-stressed by snow. For buildings constructed of metal,steel, or wood, signs of stress can include cracks or splits in the walls, wood beams or masonry of thehome; severe leaking or excessive water accumulation "at non-drainage locations"; windows or doors nolonger opening or closing; creaking or cracking noises; or sagging ceiling tiles. If you observe any of the

aforementioned, evacuate the house and consult a qualified professional who can assess the integrity ofthe structure.Roofs tend to fail in circumstances like when the roof's geometric shape is different than the typical steepslope; when snow-, water-, or ice-loads concentrate in various areas due to improper roof draining ornatural drifting; or when heavy rainfall follows snow pile-up, as the subsequent melting snow can over-saturate the roof.

2. Depending on the signs of stress or the severity of the snowfall, homeowners may need to enlist anexpert on how or whether to remove snow. There are various methods of snow removal, all of whichrequire using Occupational Safety and Health Administration protocols. Everything from the direction ofsnow removal and types of tools used can dictate the effectiveness of those measures and should beoverseen by a professional. Make sure that any snow removal efforts avoid stockpiling snow on the roof;any use of mechanical or sharp equipment; or even removing all of the snow, as a couple of inches shouldbe left to prevent damage to the roof covering.

COMMUNITY CORNER CCP loves featuring past clients, friends, local vendors, lenders and more in our Community Cornersection. This month we have the privilege of featuring some long-time clients and dear friends ofours...Mark & Heather Morton! Without further ado...

In 2002, Mark and I had been married for just a year. We didn't have much money but knew wewanted to settle in the DC area for the foreseeable future and knew houses in the Districtand in Northern Virginia, where we were renting at the time, were selling like hotcakes. Wehappened to sit next to Jason's mother at a dinner party, and when she passed his businesscard into our hands halfway through dinner and told us it was time to start looking for ahouse, we took it as a sign.

We contacted Jason and asked him to show us some homes. Jason took us to a number ofproperties in our price range, cautiously recommending a row house near RFK Stadium thathe said would be his top pick if he were in our situation. After only one afternoon of browsingthe houses on the market in Arlington, Alexandria, and Capitol Hill, we knew he was right.Even though the property had been "flipped" by a developer, he carefully explained why itcould be a great opportunity to get more house for less. We decided to "play hardball." Jasonhelped us successfully low-ball our offer, then cleverly counteroffer and navigate thecomplications of securing a VA loan. We lived in that house, which still holds a special place in our hearts, for three years beforewe started our family. In 2005 we contacted Jason again, saying it was time to move out intothe suburbs where we could have more space and a yard for our kids to play in. Mark was

deployed to Iraq at the time, so I was on my own in finding "the perfect home" for our family.This time Jason suggested Cheverly, a lovely, little known (at the time) town in PrinceGeorge's county just a ten-minute drive from Capitol Hill. It was tough trying to choose ahouse without my husband's input, but since I knew Mark trusted Jason's instincts, I felt goodnarrowing it down to a three-bedroom home on a large corner lot at a beautiful intersectionin Cheverly. Mark returned from Iraq, the next day went out to see the property, and agreedit was a good fit. Though this house wasn't perfect in every respect, we cherished theneighborhood, and especially the many wonderful neighbors we grew to love.

We moved to Germany for six years, rented the property out, and returned to the house, nowmuch smaller, since our family had grown to three school-age kids during our absence! Butwith a bit of remodeling, we're once again very content in the home we bought more than tenyears ago.
