My name is Kevin Morady, manager of Plaza Matrix LLC.We own multiple retail centers is Southern

California and Arizona. Mr. Tom Worth is presently managing our retail center in Vista, CA .

Since we are based in Los Angeles, we do value having a representative with local experience,

management expertise and responsive to us. Majority of our tenants are small business owners. They

need to know that we care abouttheir wellbeing (lnd financial viability. Therefore, any issues which

impedes their daily business are handledimmeqiately.,In turn, we expect tenants to be timely with the!r

rent payment and respect bur guidelines. Tom has been a key factor in enfo~rcingthis policy but he also

possess a proactive attitude managing daily issues particular toour center.

He has been instrumental in handling tenant issues such as: reducing noise level, vandalism to shared

Mail boxes, issues related to TI for new tenants; suggesting contractors & vendors to conduct

improvements to the center and overseeing those projeCts. He has also assisted some tenants with

marketing and advertising to grow their sales.

We have meetings regularly and generally review monthly financials, projects pending and projects

completed.

Overall, we have a satisfactory business relationshipiNith Worth Property Management and do

recommend their services to other property owners. ~

Rockefeller Group Development Corporation (RGDC) is an 80 year old private company deploying internal equity for ground-up development of signature office and industrial real estate for our own account and for private sector and public sector clients nationwide.

Headquartered in New York, RGDC has four U.S. regional offices and broad regional networks of long-standing strategic industry alliances nationwide. RGDC employs over 400 professionals in all aspects of real estate development and investment. RGDC operates within both sole source and joint venture platforms, generally with no financing contingency.

Seven years ago, The Rockefeller Group hired Tom Worth to manage our company-owned buildings/units and the Owner's Association at Seagate Corporate Center (SCC), Oceanside, CA. SCC is a complex project comprised of essentially three (3) parts:

1. Master Association for a 26.5 acre industrial subdivision (2 cost pools)

2. Owner's Association comprised of 205,000 SF mixed-use, multi-tenant industrial andoffice buildings (3 cost pools)

3. Leased product totaling 121,000 SF occupied by 39 tenants in multi-tenant industrialand office space

Tom’s management and accounting teams have performed impressively on Seagate Corporate Center. Having Tom's accountants and management professionals at the same San Diego office has resulted in efficiencies as well as reliably good communication and problem solving.

The management team has worked effectively with our legal, asset management, and accounting professionals; to reformulate and improve the consistency between our cost pools and budgets. Recently Tom’s skilled accounts and managers worked with our New York home office accounting group to create new account codes for each cost pool to facilitate year-end "true up" reconciliations.

Tom helps us optimize occupancy by maintaining a highly effective working relationship with our brokerage team, assisting in negotiations, and following-up from construction through move-in. This entails coordinating the efforts of the brokers, attorney, contractor and tenant.

Tom also coordinates lease renewals and expansions through our brokers, insuring optimal tenant retention and revenue.

We have also insured SCC through Worth Property Management "Umbrella Policy" providing us better coverage at a substantially reduced cost. This has been a real benefit to working with Worth Property Management. In my role as Rockefeller Group National Accounts Manager, it has been a pleasure working with Tom’s entire team of professionals.
