The provincial government has an-nounced significant changes to the Provincial Land Transfer Tax

(PLTT), including a doubling of the rebate available to first-time home buyers, bring-ing it in line with the City of Toronto's re-bate, and an increase in the PLTT paid on the portion of the price of properties over $2,000,000 to help pay for the increase in the first-time buyer rebate.

The provincial government is moving to double the maximum rebate for first-time home buyers from $2,000 to $4,000. The changes are to take effect on January 1, 2017. The real estate industry wel-comes this change, which will help to make housing more affordable in the GTA.

FINTRAC has reached out to TREB in a bid to make the compliance experience easier for Members.

On November 29, 2016 at Parkview Manor (map) at 8:30 a.m., TREB will host a complimentary Broker Breakfast that will give you, the TREB Member, a rare opportunity to share your experience, frustrations, and suggested changes regarding the FINTRAC compliance process.

In addition to sharing your feedback on FINTRAC, this special Broker Breakfast will also feature:

Members may be aware of a story recently published by the Globe and Mail and

that aired on CBC’s Marketplace on November 4 surrounding an investiga-tion into REALTOR® conduct with re-spect to multiple representation.

TREB REALTOR® Members are required to adhere to a strict Code of Ethics un-der the Real Estate and Business Brokers

Act, 2002 administered by the Real Estate Council of Ontario (RECO). Violations of the Code could be subject to penalties. Multiple representation is permitted un-der the REBBA 2002, subject to disclo-sure obligations.

TREB strongly condemns the actions of any REALTOR® who knowingly behaves in an unethical manner during the course of a real estate transaction, and RECO

has provisions in place to deal with such actions.

The vast majority of TREB Members are diligent, ethical, professional REALTORS® who have their clients’ best interests in mind, and care about the communities they serve.

Year in Review and President & CEO Update

Before delivering their President & CEO Update, and to support the release of TREB’s 2015–2016 Annual Report, a video look at TREB’s year in review was played. TREB Presi-dent Larry Cerqua remarked at what a successful year we had and shared

Cerqua and DiMichele provided a snap-shot of some of the key issues that TREB will face in the year ahead, including the ongoing issue with the Competition Tri-bunal, the future of the real estate market, regulating the industry, foreign buyers, amalgamation issues, and reviewing the Three Way Agreement.

We’re Moving! TREB’s Mississauga Office is Relocating

The Toronto Real Estate Board is pleased to announce the open-ing of a brand new facility dedi-

cated to serving TREB Members. TREB’s new office will be centrally located at 5670 McAdam Rd. in Mississauga, which is eas-ily accessible from the 401 and 403.

The new facility will contain two professional development classrooms as well as a REAL-TOR® STORE and will also provide Member Services, such as account payments and au-thenticator/MobilePASS administration.

The current TREB Mississauga office, lo-cated in the Mississauga REB office, will close as of November 29, 2016, and the new location will be open for business on January 3, 2017.

“The staff did a great job in considering Member convenience and needs when selecting this location and the types of services provided. I hope Members make use of and appreciate the new facility,” said TREB President Larry Cerqua.

When loading a condomin-ium listing into Add/Edit, Condominium Corporation

numbers are a required field. You could call the building’s management compa-ny to get this information, but if you’re loading a list-ing after office hours, what do you do? Log in to Stratus and click the Con-do Corner. The Condo Regis-try has a searchable database of residential and commercial building names, condo corporation numbers, property manage-ment and concierge telephone numbers, and builder names.

The Condo Registry is a wiki, which means that Members can change infor-mation that they believe is incorrect or

missing. If a building isn’t included in the database, simply use a link in the Condo Registry to suggest that it be added, pend-ing TREB staff verification.

Even if you aren’t loading a new listing, check out the Condo Registry, do some searches, and if you notice buildings that aren’t in the list, add them. With your co-operation, the Condo Registry will be-come an even more valuable resource for Members in the future.

As real estate professionals, you have to keep on top of a great deal of government

legislation, and Association rules and policies. It’s no easy task! Where to go for help is also confusing. TREB has created a Compli-ance map that will direct you to the right place to find the information you need, including the RECO Code of Ethics, PIPEDA, FINTRAC, CASL, the Do Not Call List, Municipal sign by-laws, and Association rules and policies.

another way to send a property to a client: Suggestions. When you suggest a prop-erty, you have the opportunity to add a comment before you send it.
