IMPORTANTEvery building must be designed and constructed in such a way that there will not be a threat tothe building or the health of the occupants as a result of moisture from precipitation penetratingto the inner face of the building. SR Mandatory 3.10.

Products and systems are for use in masonry constructiondesigned in accordance with the BS EN series of Eurocodes.

PD 6697:2010 states guidance on structuralconsiderations affecting the selection of DPCs,trays and flashings is given in BS 8215.

However, please be aware we identified anddrew attention to errors in the original BS8215:1991 on pages 7 & 8 relating to steppedDPC provision in gables. Importantly the designswithin this section avoid those shortcomings andhave been awarded European TechnicalApproval / LABC product approval.

PD 6697:2010 also makes reference to a DPCwithin a parapet wall sometimes steppinginwardly and we believe this to be in error assuch construction is susceptible to water ingress.Our design for parapet walls avoids thisshortcoming and removes the associated risk.

Type B Vertical DPC TrayuseProvides vertical DPC element to existing cavitywall.

solutionThe Type B semi-rigid vertical cavitray may beintroduced into the existing exterior skin of a cavitywall following vertical cutting of the masonry toprovide a 4mm slot.

The Type B establishes a permanent DPCpresence. Addressing this vertical requirement inaddition to any horizontal requirement (see Type E)is important where a skin changes status by virtueof an extension being added to an existingstructure. Where metal profile links are employedto attach masonry and the existing wall is not cut-out to create

T-junction cavity continuity, the Type B approachcan introduce DPC integrity. See separate pageentry for Cavilinks.

Type BA Barrier ArchuseProvides a moulded DPC barrier only for arches,thus permitting traditional construction.

solutionThe type BA barrier arch is a DPC, supplied ready-shaped to suit the arch opening. The type BA isincorporated within the cavity wall with its basesection positioned on the traditional centring. Thebarrier arch DPC is normally returned into theinside skin, at the appropriate level. The type BA isparticularly appropriate for wide arches becauseit can be supplied in connecting sections.

Because Type C cavitrays are profiled from rigidsolid DPC, they support themselves. They do notrequired building into the inside skin. Self-supporting Type C cavitrays can thus beused with either traditional or timber frameconstruction. Alternatively, if a return into theinside skin is desired, it can be provided uponrequest. Trays can be supplied for anydesignated cavity width and are biased-formedto take-up the actual cavity encountered.

Type C CavitrayuseA range of preformed, ready-shaped DPCcavitrays for use with proprietary metal lintels.Also suitable for use with cast in-situ, prestressedand precast concrete lintels.

solutionType C cavitrays provide a harmonising yetindependent DPC tray for all lintel openings.Manufactured from solid DPC, Type C cavitraysare pre-shaped to suit customer’s specificconstruction needs. Being pre-shaped means theinstaller establishes exactly what is being built intothe cavity wall, whilst eliminating the dangers ofdistortion and misplacement. Cavicloak PreformedDamp CoursesusePreformed moulded cavicloaks for use withincavity walls. Cavicloaks are shaped to exactly fitthe construction detail intended. Cavicloaks areoffered in a wide range of standard sizes. Also tailor-made to suit specific applications.

Type CD CavityDropcloaksuseTo prevent damp penetration via a masonryfeature within an external skin, withoutenvelopment within that skin. Thus structuralintegrity is unaffected and masonry mass ismaintained.

solutionArchitectural masonry features such as dentils,running break stones or stringcourses oftenrestrict, reduce or interrupt the cavity plane. Thus it is always desirable to minimise andprotect against the affects of any volume wash ofwater around such features. If such masonryfeatures occur towards the top of a cavity wall,any dpc in the external skin separates themasonry below from the masonry above. Thebonding is broken and the masonry mass isisolated. The external skin is weakened at the verypoint where it should ideally be strengthened.

Type CD Cavity Dropcloaks can eliminate suchproblems. Dropcloaks are preformed dpc sectionsmoulded in petheleyne biased to take-up a widerange of cavity dimensions. Type CD Dropcloaksdo not break or affect the bonding of the externalskin. Structural stability is enhanced rather thanreduced, weakened or isolated. Cloaking to guard

against damp transmission is achieved droppingfrom the inner leaf only, but protecting from dampin the outer leaf.

solutionThe Cavilintel is designed for use with cavity walls.Unlike a conventional lintel, the Cavilintelincorporates a roller shutter within its box design.Electrically operated with an internal manualoverride facility, the shutter descends to protect thedoor or window opening under. The Cavilintelpackage includes shutter guides that are built intothe cavity wall reveals. The shutter ends are thusretained within the channels behind the externalmasonry skin. Caviroll Premium DPCuseGeneral purpose DPC suitable for specific horizontaland vertical damp proofing of cavity walls.

solutionPremium Caviroll DPC is manufactured from solidpolyethylene which conforms with BS6515. Itpromotes excellent tensile strength and retainsflexibility through a temperature range of minus50 degrees up to plus 80 degrees centigrade.Premium Caviroll DPC is a homogeneousmaterial, possessing superior waterimpermeability. solutionGround bearing slab construction commonlyrequires perimeter edge insulation at its junctionwith all walls. Similar requirements exist with otherforms of construction, to prevent cold-bridging. Byselecting an appropriate combination edgeinsulator, the thermal and acoustic arrangementcan be accompanied by damp-protection, actingin addition to or as part of the ground floor DPMconfiguration. The semi-rigid DPC is preformed at90° to maintain shape and placement and provideeasy lapping and interfacing with any adjacentDPM . Thus barriers can be incorporated at screedlevel (above slab) or below slab level, pending theDPM configuration. This extends the constructionoptions available to meet requirements of BuildingRegulations and Robust Details where the overallresistance of the edge is required to achieve3.04m²K/W minimum.

Profiled DPC’s for TimberFrame Construction & SIP SystemsusePre-shaped DPC’s for use under sole plates intimber frame and construction utilising structurallyinsulated panels.

solutionTraditional roll dpc can distort and misshape duringplacement and operations on site. Profiled DPC’sare accurately dimensioned semi-rigid shaped dpc’sthat permit the installer to establish consistent dpcprotection around the base of timber framed walls.Laid and lapped under the sole plate, the profilesrise vertically to protect the inner face of the plate,as depicted in NHBC Standards 6.2. They can alsoextend inwardly. In so doing the oversitemembrane can benefit both horizontal andvertical interfacing. Profiled DPC’s will not extrudeunder load and functionality is unaffected bynormal packing/point loading. Internal/externalangles and bespoke profiles available.

Profiled DPC’s for RaftConstruction / GroundBeamuseTo provide perimeter DPC when constructing usingraft foundations or where the cavity does notcontinue below DPC level.

solutionDPC Profiles for raft foundation construction aremanufactured from accurately dimensionedsemi-rigid shaped Petheleyne. They are beddedand lapped on the foundation prior to thecommencement of masonry being laid.

Unlike roll material, the DPC Profile cannot sag ordistort and fulfils the requirements of NHBC 4.5D12 –D13. The cranked DPC Profile ismanufactured in a range of heights correspondingwith masonry course heights. Because there is nocontinuation of cavity by virtue of the concrete raft,water is drained out of the structure usingCaviweeps appropriately positioned in perp jointsaround the structure at DPC level.

Type E CavitrayuseTo introduce a horizontal DPC at roof intersectionlevel in an outside wall which has become an insidewall, by virtue of an extension being built.

solutionThe Type E is a preformed DPC cavitray which isinserted into an existing cavity wall. The Type Erequires only one course of bricks to be disturbed,with just a few bricks removed at any time. The self-contained Type E cavitrays are the lengthof two bricks, and clip together, so long runs areeasily and quickly created. Preformed angles caterfor corners and piers. Each unit has stand-alonedischarge via a weep. Suitable for all popularcavity widths because the cavity upstand of theType E is hinged and adjusts to always suit the ‘as-found’ cavity width.

Step 2 - One cavitray is insertedtogether with the flashing intendedfor dressing over the skirting of theroof finish (flashing approx 50mminto wall). Lead flashing is notrequired in most remedialapplications.

Step 3 - Two bricks are replaced in thewall into the cavitray. They are jointedand securely slate pinned, leaving thewall above safe and firm. A weepvent is incorporated in themiddle perp. Two more bricks areremoved again forming a three brickspace. The flashing is extended and asecond cavitray inserted. The integral Uclip joins the trays, ensuring that nowater can penetrate. Two more bricksare inserted and a weephole againformed. There are now two adjoiningbut completely self-contained cavitrays.The method is continued until therequired run is completed. (Always bedon mortar. Do not dry bed.)

Step 1 - Three bricks are removedfrom the wall forming a 675mmopening (an angle grinder/cutter isideal for cutting out).

Type E RemedialuseTo introduce an effective DPC into an existingcavity wall in which the original high level dampproofing element has been omitted, damaged,incorrectly formed or is suspect/faulty.

solutionWhen dampness is experienced at a horizontalintersection, roof junction, ringbeam or over awindow or door opening, the Type E may be usedand introduced as a remedial DPC, to arrest thepenetrating rain water. Type E cavitrays may besupplied in various lengths, widths and depths.Therefore the external skin masonry moduleencountered on site may be matched.

Long runs of trays are easily created, whilstmaintaining self-contained and stand-alone status.Installation is from the outside of the building only.

Type E cavitrays used without flashing, over an existingopening where the original damp course has failed or hasbeen omitted. The exact course in which the cavitray isintroduced varies depending on the construction detail.

The Type E is available in an infinitechoice of widths and lengths.

Type J Support and CloseruseProvides DPC support and closes cavity underparapet copings. Also provides means of closingcavity in open eaves and other eaves details.

solutionParapet construction requires a DPC immediatelyunder the coping. BS5628:Part 3 qualifies themanner in which the DPC must be supported. TheType J closer fulfils the requirements of the BritishStandard, and also the N.H.B.C. performancestandard, chapter 6.1, S4 (c) to (d). Type PWRB Party Wall Rising BarrierusePrevents water transference from one dwelling toanother via the party wall. Acts as a gas-resistantmembrane link barrier from one membrane toadjoining membrane. Reduces construction cost.

solutionNHBC 6.6.2(d) deals with providing a means toprevent water originating from one dwellingcontaminating the adjoining dwelling via the partywall. The Type PWRB fulfils the requirements in a morecost-effective and functional manner. The barrierprojects upwardly in the cavity to provide protection,rather than vice-versa (that necessitates work to theslab to provide a channel to falls). The profile of theType PWRB is capable of holding back a greaterextent of water compared with the channel approach.The profile also makes interfacing considerably easierwith any perimeter cavity barriers that might beinstalled as part of contaminated land protectivemeasures. Type U CavitrayuseFor use under brick or tile sills, providing a DPCand integral guide for sill formation.

solutionThe formation of a brick or tile sill is easilyaccomplished with the use of a Type U undersilltray. Trays are supplied in a variety of profiles tosuit the shape of sill required. Once bedded inposition, the bricklayer has automaticallyestablished an undersill DPC. The sill bricks or tilescan then be laid using the profiled tray as integralguide shuttering. The entire front section of theType U which projects forward of the masonry line,is fully detachable. An integral separating link,permits this front portion of the tray to be removed,once the mortar has cured. solutionThe beak weep provides an alternative way ofreleasing penetrating water from lintels and cavitytrays installed within a cavity wall. The beak weepmatches the height of a standard perp joint, buthas a reduced front section (beak) shaped to bealmost indistinguishable from the mortar joint.

The beak is finished in glass-clear polypropylene,and successfully merges with all colours of mortarand masonry making the beak weep unobtrusiveand difficult to detect. solutionEvery stepped and every staggered gableabutment must be so constructed to preventrainwater and dampness from penetrating belowthe abutting roof line. This is because the externalskin changes status below the roof line andbecomes an internal skin. The system fulfils threebasic requirements:1 It prevents dampness from penetrating belowthe critical stepped roof line.2 It externally weatherproofs and flashes thephysical roof/masonry intersection.3 It also prevents the inside skin from becomingdamp.The high performance Type X cavitray speeds upoperations on site and ensures a good and knownquality of build. Type X RemedialuseFor insertion into existing cavity walls, to introducea functional DPC and flashing where an existinghas failed, has been omitted, or is requiredbecause a new pitched roof is to abut. (eg.Extension or conservatory roof).

solutionThe upstand of the Type X cavitray is hinged, whichpermits it to be turned to horizontal status. In thisposition, the standard Type X cavitray takes up theheight of one brick course only, which allows itsintroduction into a cavity wall with the minimum ofdisturbance to the surrounding structure.

The cavitray is bedded onto the mortar as it ispushed into position, and at the same time thecavity upstand is allowed to take up its correctangle within the cavity. The amount of masonrywhich must be removed is kept to an absoluteminimum compared with most methods.

Type X Cavitray for Curved Gable AbutmentsWhere a pitched roof abuts a curved wall, theangle of the roof may remain constant but theactual angle of intersection differs on everycourse, depending at which point it meets thecurved wall. In the example shown the size ofevery tray is different. The protective arrangementcommences with a catchment tray followed bydifferently sized intermediate trays and finisheswith a horizontal ridge tray. Type Q Cavitray for Curved Walls requiringArresting BarriersCurved Type Q trays eliminate the requirement toprovide support from the inside skin. In contrastthe use of roll DPC requires support and sufferssurplus puckering within the cavity in concave

Acoustic Stops andThermal BarriersuseSleeved compressible stops and barriers to inhibitnoise transmission and improve the thermalperformance.

solutionAcoustic Stops and Thermal Barriers areavailable in a wide range of sleeved sizes forintroduction into cavities, thresholds, lintelarrangements etc. Applications at ground levelcan provide a minimum R-value of 0.75m²K/W.

When used as an insertion between lintels that areindependent of each other over a cavity wallopening, the arrangement can minimise coldbridging at the window head to an extent notpossible with combined lintels. Lintel infillencapsulations are shaped to fully fill the angledvoid for the full cavity width under the Cavitray void.

At level thresholds an Acoustic and ThermalBarrier may be introduced between skins toenhance the thermal integrity twixt Type LTT traysto the inner and outer masonry skins.

Encapsulations will not support vermin and arechemically inert. Select sleeve size that is 15-20mm wider than cavity size to facilitate correctfriction fit. Bespoke service also operates.

Bespoke Traditional Closing ServicesolutionWhere construction or reconstruction of aproperty is required to replicate a traditionalstyle, the opportunity exists to eliminateshortcomings or areas in which the dampproofing and thermal qualities are not ideal. It isusually possible to introduce measures that donot affect the aesthetics of the structure but doraise the performance and improve thebehaviour of the wall.

Openings in new and existing buildings can beassessed and preformed closing DPC’s mouldedto aid consistent and accurate construction. At thesame time thermal benefits can be introducedwhere possible.

Both architect and contractor are able to makeuse of preformed solutions that create the desireddetail, thus eliminating problems commonlyassociated with installer error and misplacement.

Continuity ClosersolutionThe faceplate of the Continuity Closer spans bothmasonry skins and provides a rigid finish for revealfinishing of plasterboard on dabs or similar. Theinsulating core is stepped to close the reveal andinterface with the adjacent partial fill cavityinsulation. In so doing the Continuity Closer masksthe thermal spiking path that should not exist butcommonly does in both first fix and second fix closerapplications.

Type DIPuseThe Type DIP is an extended version of the TypeD and permits traditional closing of the revealplus interfacing with the cavity insulation. Theresultant continuity ensures thermal integrity ateach structural opening is optimised.

IMPORTANTEvery building must be designed and constructed in such a way that ventilation is provided so thatthe air quality inside the building is not a threat to the building or the health of the occupants 3.14BR(S) – mandatory.

Ventilation products are divided into five sections, with eachsection dealing with a specific area of construction.• Ventilation at Floor Level • Ventilation Through Walls• Ventilation at Eaves & Fascia Level • Ventilation via the Soffit• Ventilation Where Roofs Abut Walls + Through the Roof

The designer has a choice of ways of providingventilation for each area, and may select fromeach category the most appropriate in terms ofperformance and visual presence. Someproducts appear in more than one category.

Ventilators provide airflow in and out of thebuilding envelope and permit specified rooms,areas and voids to breathe. They are alsonecessary to evacuate contaminated land gasesout of a structure where gas arrestment barriersare present. Options for providing ventilationwhere a flat roof extension is added to an existingbuilding include provision at the attachment pointand corresponding ventilation opposite.

The NHBC advises properties less than twoyears did not cope with the migration of water

vapour from roof space to outside during frostand snow conditions last winter, where moistureevacuation from the roof space relied onpermeable membranes only. The NHBC refersto BS 5250 and its guidance regarding usingventilators to provide adequate airflow levels.NHBC 2011 Standards 7.2- D11 and S11nowincorporate this requirement. It should be notedthat the NHBC has announced that when itintroduces a standard for this particularpurpose, it will take precedence over third partyassessments of underlays - eg. BBA certificates.

Our options to service roof void ventilationhave been increased to address those situationswhere vapour permeable roofing underlayscannot provide the requisite levels offunctionality.

solutionThe Type CLV is popular in after-fit drill and ventapplications. It can be introduced when the wettrades have finished. It differs from most circularventilators as it has an airflow aperture rating of2100mm². Example: if a small circular vent has a free area of300mm, it would require seven such ventilators toequal the free area of one Type CLV. Why is radon presence within a building best avoided?Radon remains the biggest single source ofpublic radiation exposure in the UK. The WorldHealth Organisation (WHO) and theInternational Commission on RadiologicalProtection (ICRP) have recently issued revisedadvice on protection against radon. The adviceincludes recommendations for revisedreference (action) levels because radon hasbeen recognised as being a greater risk tohealth than first thought.

Those most at risk to radon radiation are thoseexposed to high concentrations. Thereforeconstruction incorporating measures to reducesuch levels is the objective.

Dangerous to health?Radon is a natural radioactive gas and there isa risk of lung cancer largely attributable toinhalation of alpha-particle emissions from theradon decay products. The UK governmentfigures acknowledge several thousandavoidable deaths per year are a consequenceof exposure to radon.

How is radon measured?Radon presence is measured in becquerels percubic metre and ideally all domestic propertiesshould have radon readings below 200 Bq mˉ³which was once considered to be anacceptable / tolerable level.

Radon & Methane GasRadon Gas is everywhere - it’s the extent thatvaries and structures are required to be builtso radon exposure risk is minimised.

Whilst this is currently the UK regulation actionlevel, the Governments Health ProtectionAgency advocates a target level of 100 Bqmˉ³ acknowledging there is no same radonlevel so the lowest possible is preferable. (The definition of target being the level forwhich one should aim).

Prof William Angell, Chair of the World HealthOrganisation International Radon Projectadvises it is a long-term misconception thatindoor radon is naturally occurring. Radonindoors is largely caused by the way homes aredesigned and built.

The person(s) who put the building over the land are responsible.This prompts several important questionsdesigner and developer should consider:

Awareness of this health risk exists now, so havedesigner and developer a duty of care toensure the purchaser/inhabitants of thebuilding are not exposed to a health risk?

What will be the designers and developersposition in the future regarding liability if thebuilding (and thus its inhabitants) are notprotected to the extent possible?

Will the building asset value falter in the futureif radon levels within it are higher than intendedor higher than alternatives available that offera better protected standard?

How desirable will the property be if UK radonaction levels are reduced further at some time inthe future – how will it compare?

The response from most clients when asked towhat extent a new property should be protectedis that it should be to the safest and mostpractical level. Achieving this can be bothstraightforward and easy as it simply entailsprotecting the entire footprint of the building,from exterior face to exterior face. By so doingany radon in the ground under the building hasreduced opportunity of entering andaccumulating within the building.

The current UK approach of relying on maps toprovide the only guidance as to whether astructure should be protected against radon isflawed. Maps simply indicate whether there are

structures in an area where radon tests havebeen carried out and elevated levels obtained.

Maps do not take into account that modernstructures by virtue of the new BuildingRegulations will be more airtight and unableto dissipate radon levels in the manner olderstructures permit dissipation.

There is a danger that reliance on maps andthe incorporation of some radon preventionmeasures only will be relied upon by designers,contractors and owners of property as beingadequate to provide protection. Partialmeasures do not address cavities, andfloor/wall interfacing, both of which arerecognised radon entry routes.
