Thank you for your interest in our homes. We are delighted to have the opportunity to begin building our new relationship. JC Jackson Homes, LLC strives to provide quality homes to families at an excellent value. We trust you find the home buying process to be a positive experience.

Watching your home take shape is one of the most exciting parts of purchasing a new home. JC Jackson Homes works to schedule our trade partners efficiently. At times you may notice a great deal of activity going on at once: carpenters, electricians, and many others may be busy on your home. At other times there is little observable activity, such as during the drywall and taping. Regardless of the activity you can see, important and time-sensitive activities do occur throughout the building process.

Our typical building schedule takes approximately 4-6 months to complete a home. However, working days must have weather conditions permitting work to progress. Adverse weather conditions sometimes occur, such as rain, which may affect the ability of the crews to work in a safe and productive environment. The day is declared a schedule delay or a workable condition, depending upon the scope of work. For instance, home framers are unable to work in rainy conditions, while some interior trades could feasibly continue to work in homes that are further along in the construction process.

The jobsite is closed to the general public, with the exception of limited visits accompanied by a JC Jackson representative. This is strictly enforced in order to ensure the safety of all customers and trade partners. If you have any questions or concerns, your representative will be happy to assist you.

The timely selection of exterior vinyl, shingles, kitchen cabinets, and interior flooring is essential in enabling us to order materials for our trade partners without delaying the construction schedule. For your convenience, our extensive color selections are provided to you through your builder representative. All of the available choices give you the opportunity to personalize your home, which means that every home can be unique. Exterior selections must be made within 14 days of contract execution. Interior selections must be completed within 30 days of contract execution, or sooner depending upon the current status of your home. JC Jackson Homes reserves the right to make any color selections not provided by the buyer after the respective periods expire. Please schedule an appointment with our selections coordinator to help complete and sign the “JC Jackson Homes - Buyer Selection Form” provided by your representative.

Change Request Policy Change Request (Change Order)

JC Jackson Homes uses a change request form (see sample at the end of this section) to describe and document all changes you may request to your new home's plans and specifications. Change orders fall into three categories. You may decide to:

• Add or delete items from the “Available Options” list after signing your selection sheet• Change a selection previously ordered• Personalize your home plans still further with a non-standard option (NSO)

In order to deliver your home as close as possible to the target date, we order many items well in advance of installation. Once a particular item is ordered, making further changes may involve adjusting the planned delivery date and additional costs. By requesting all changes prior to signing the Buyer Start Order, you avoid both. No administrative fees for change requests are collected prior to the Buyer Start Order being signed. Please note the cut-off date matrix for making Change Requests.

Processing

When you request a change, the Onsite Builder will document the request and submit it for approval and, in the case of non-standard options, pricing. Pricing of non-standard options typically takes 7 to 10 business days.

Sometimes a seemingly minor change impacts other elements of the home and therefore may come with hidden costs – for example, if you order a ceiling fan, the framing that will hold it is reinforced. If you add a window, framing, drywall, interior and exterior trim, and paint costs may all be affected.

Changes of any kind requested after the Buyer Start Order will include an administrative fee. This is necessary because previously issued paperwork must be canceled and reissued. Errors in this process are JC Jackson Homes responsibility. If JC Jackson Homes is providing financing during construction and the change you request impacts the construction schedule, our pricing will include construction loan interest for the additional days. The cost of deleted items will be credited to you although administrative fees are non-refundable.

The following fee schedule applies to Change Requests after the Buyer Start Order has been signed:

• 1st Change Request No Fee • 2nd - 4th Change Request $300 per Change Request • 5th - 10th Change Request $500 per Change Request • More than 10 Change Requests $1,000 per Change Request

ü Change Requests (from Available Options) – All costs associated with Change Requests for AvailableOptions and all administrative fees per the fee schedule are due and payable in full by the client at the time ofacceptance and prior to the expiration date.

o Example – Client selects flooring upgrade for Owner Bath from Available Options and requestspricing after the Buyer Start Order and prior to the cut-off date. Client receives Change Request form including all costs associated with the change request including the applicable administrative fee.

ü Change Requests (on Non-Standard Options) - Administrative fees per the fee schedule are to be paidupon request for pricing of non-standard options and are non-refundable. All costs associated with ChangeRequests for non-standard options are due and payable in full by the client at the time of acceptance and priorto the expiration date.

o Example – Client requests pricing for non-standard option after the Buyer Start Order and prior tothe cut-off date. Client provides applicable non-refundable administrative fee at the time of request.Typically within 7-10 business days Client receives Change Request form including all costs associatedwith the change request.

ü After completion of the Buyer Start Order all Change Requests are to be processed by the Onsite Builder.

Information on pricing and any schedule adjustment is returned to your Onsite Builder who will then contact you for a final decision. If you elect to proceed with the change, we ask that you sign the change order and make full payment. Change Requests that remain unsigned or unpaid become null and void upon the expiration date shown on the Change Request.

For the protection of all concerned, all changes are documented and incorporated into your new home only after

• JC Jackson Homes has approved and signed the change request• You have approved, signed, and paid for the change request prior to its expiration date• The applicable building department has approved the change, where applicable

Our contracts with our trade contractors prohibit them from making any changes to plans or specifications without written change order authorization from JC Jackson Homes.
