Pulse Data Centre (Pulse DC) is the first
of its kind offering highly resilient, Tier III
Uptime designed large scale data centre
capacity outside of major capital cities.
Designed as a primary site to support corporate
and enterprise customers; local, state and federal
government and global technology giants.
Easily accessed from Brisbane by road and air, with
freight and passenger services available via the
nearby Toowoomba Wellcamp Airport.
Located approximately 120 km from Brisbane,
700 km from Sydney and 900 km from Canberra
CBD, the site is unique as it offers true business
continuity protection due to its independence
from major capital cities and an elevation of 507
metres above sea level.
With diverse fibre feed paths from multiple
carriers the site is not reliant on any one major city
for continuous connectivity, providing a very high
level of connectivity resilience. This site is also an
ideal carrier point of presence and distribution
hub for servicing Western Queensland and
beyond.
Construction of Pulse DC commenced in June
2017 with completion, testing and commissioning
finalised April 2018.
Pulse DC will comprise three separate data
buildings, each with independent mechanical and
electrical infrastructure.
The 29 hectare master plan includes a large scale,
dedicated low cost storage and archiving facility
for corporate and government customers.
Early adopters have the opportunity to customise
and design their data building to suit their
business needs, with multiple tier levels and
tailored security requirements, up to ASIO T4 if
required.
All components of Pulse DC design are optimised
for the local climatic conditions which are ideal for
utilising free cooling capability providing excellent
operating efficiency and PUE (Power Usage
Effectiveness).
With high power capacity and a large available
footprint this site is ideal for any size business,
including global technology giants, guaranteeing
exceptional delivery of a first class data centre at a
very competitive cost.

Toowoomba Technology Park (TTP) is ideally
located within Witmack Industry Park. TTP is
securely surrounded by a substantial physical
access barrier, with one primary access point and a
second access point available as emergency access.
The TTP is a 29 hectare site surrounding the Pulse
DC facility. Apart from Pulse DC, other initial
facilities of the TTP will include a café, recreational
facilities, outdoor collaboration spaces, disaster
recovery facilities and a variety of office spaces from
300 m2 to 3000 m2.
Options within the office spaces will include
collaborative hot desk style open work spaces
through to strata titled stand alone office buildings.
The TTP has direct access to the second range
crossing with interchanges to the north and south
and is only 5 kms from the Toowoomba Wellcamp
Airport for ease of travel for staff and distribution of
freight.
Local businesses, especially those enterprises
relevant to technology, innovation and research will
benefit from the immediate proximity of Pulse DC
and its connectivity.

In February 2016 a detailed independent risk assessment of the TTP was undertaken by Risk Frontiers.
Risk Frontiers is a leading independent research centre sponsored by the insurance industry to aid better
understanding and pricing of natural hazard risks in the Asia-Pacific region. The risk assessment of the TTP site
considered the following perils:
Risk Frontier’s Risk Management Report stated that there are no major risks identified confirming that the
TTP is an ideal location for a risk mitigation or business continuity function.

Flexible modular design for incremental deployment:
Pulse DC consists of three stand alone data centres linked by a central security facility. Each data centre
contains four separate data halls spanning 365 m2 and will house approximately 180 racks per hall. Each hall
is designed to support, as a base, 625 kW of IT load. The design allows for various density racks and has the
ability to support larger loads as required.

BUSINESS CONTINUITYA dedicated Business Continuity Facility (BCF) will form part of the TTP and provide shared and dedicated work
spaces for both small and large teams. Integrated with the BCF is a hot desk and business accelerator facility
that will utilise the capability of the shared BCF during non-active periods. The BCF will be supported by full
generator back up power and direct connectivity to the Pulse DC facility.
OFFICE SPACE RELEASEThe TTP will also provide dedicated office space for enterprises wishing to align with technology related
enterprise innovation and business activity within the TTP. Spaces range from hot desks in shared community
areas through to dedicated private offices to bespoke standalone buildings.

OFFERING
Lease of Pulse DC terms (incorporated into a licence agreement with SLA)
1. Commencement date 1 April 2018 (or the date to be jointly agreed between the parties)
2. Minimum term of three (3) years.
3. Licence agreement with option to register on title
4. Technical Area leased as:
a. per contiguous racks (minimum 2.0 kW - max 30 kW per rack)
b. per kW redundant capacity (min density 800 W/m2)
c. per m2 (min density 800 W/m2)
d. 73 m2 private suite (min density 800 W/m2)
e. 362 m2 private hall (min density 800 W/m2)
5. Technical Area comprises 700 mm raised data centre floor space with the following base capabilities:
a. Minimum 800 W/m2 redundant UPS power (optional A+B+C)
b. Cooling and humidity management to agreed tolerances
c. Tier III with 100% uptime guarantee
d. Access to overhead telecommunications cabling trays
e. Up to 5 staff security access
f. Floor loading to 1500 kg/m2
6. Indicative Commencement Rent:
a. From $3,360 per m2 per annum
b. From $672 per rack space per month
7. Rent:
a. Invoiced monthly in advance from the Commencement Date
b. Inclusive of outgoings but excluding utility consumption
c. Subject to annual indexation of 4%
d. Exclusive of GST
Subject to availability, clients may reserve additional
capacity for up to 24 months.
Discounts apply for technical areas of 840 m2 or
greater.
Discounts may also apply for larger scale technical
areas with a density of less than 362 W/m2.
Cages and additional security requirements are
available on application.
Access will be granted to clients upon receipt of
executed lease documents, 6 month bank guarantee
and certificates of current insurance by the client.
