with a number of trees, shrubs, flower borders and surrounds. There are additional features including a raised patio,

small garden pavilion with a number of delightful compartments providing ample space to enjoy a families occupation

of the property of this calibre.

OPTIONAL PADDOCK:

In addition and available as a second Lot, the paddock (as shown on the attached plan) extending to 3 acres or

thereabouts (subject to survey) lies on the south side of Northgate bounded with Glenside North to the west and the

River Glen to the south.

This mature parcel of permanent grass is available as a second option to The Grange and may be particularly of

interest to those families who are looking for this additional facility to provide a pony paddock, basis for an equestrian

interest or accommodating a range of livestock.

The paddock is accessed in the south west corner of Glenside South, is fenced and has water connected.

HISTORICAL INFORMATION ON THE GRANGE, NORTHGATE, PINCHBECK

“In 1531 a Richard Burton was recorded as living with his wife Elizabeth in Northgate ‘opposite where the cross

standeth’. Every April at this cross, the remains of which are in the memorial ground opposite the church, stock was

gathered prior to being driven down to the fen by the drovers who had just emerged from the alehouse. The journey

was reversed in October as the now fattened animals arrived back at the cross to be united with their owners any

strays being confined to the nearby pinfold. Those living in the house which came to be called the Grange would have

witnessed this twice yearly operation when a melee of excited animals and excited men who had drunk too much ale

tried to find one another.

In 1576 Robert White, a yeoman who had lived in the Grange died and as he had neither wife nor children he left ‘the

mansion house where I now dwell to be a grammar school for the village’. This is unattributable evidence that there

were a number of schools at the property and its name and the medieval foundations found there point to a religious

connection. The 1583 Acre Book reveals that the one and a half acres immediately behind and to the east of the

house were at that time in the ownership of the Chantry of Rippingale. It may be that the institution had a room in the

house for educational reasons or to pray for the departed still fulfilling its original purpose. As late as 1976 there was

a small room at the top of the house with a long row of iron pegs for the pupils, be they willing or unwilling, to hang

their coats.

The Grange has a long history and the inhabitants who lived there were movers and shakers in the village who along

with farming folk would have been involved with the drainage of their corner of Lincolnshire. All these years later it is

still standing, a testament to its endurance when many similar houses have gone for ever.”
