Phillips is the author of more than twenty books. Known for his ability to bring history alive with crisp compelling prose, his trilogy on American leadership ( The Founding Fathers On Leadership, Lincoln On Leadership, Martin Luther King, Jr. On Leadership) has won worldwide acclaim. His first book, Lincoln On Leadership, helped pave the way toward the creation of an entire new genre of books on historical leadership. Mr. Phillips has also collaborated on books with Norman Brinker, Mike Kryzyewski, Phil Mickelson, Greg Norman, Cal Rip- ken, Jr., Lieutenant General Ricardo S. Sanchez, and George Bodenheimer. Andy Carothers intro-duced today's speaker: Karl Zavitkovsky. Hr was the Direc-tor of Economic Development for the City of Dallas for 12 years after a long career in pri-vate sector banking with signi-

ficant US and international experience. Mr. Zavitkovsky spoke about the Challenges of Shared Prosperity. In effect, there are two Dallases - north and south. While Dallas has thrived since the great recession, it still has the highest level of poverty of any large city in Texas with over 152,000 families living at or below the poverty level. Our collective edu-cational attainment is low compared to Hous-ton and Austin. For example, for every six col-lege graduates in Dallas, there are five Dallas-ites who do not have a high school diploma. The strain of this lack of collective education is beginning to be felt as Dallas' median in-come has declined in the last 15 years. The imbalance of north/south economics continue as it has for the past several decades with over 85% of jobs, property value and permit values in north Dallas. As Dallas competes with hundreds of North American cities for Amazon's second headquarters (HQ2), our transportation issues present a significant hurdle. Essentially, workers do not live in Dal-las and Dallas residents do not work here. Fewer than 20% of jobs are accessible by mass transit within a 90-minute window and over 70% of public housing are considered un-affordable when housing and transportation costs are combined. Though Dallas/Fort Worth ranks 5th in the US for jobs, it ranks 21st for the number of jobs accessible by transit within 60 minutes. Mr. Zavitkovsky put this in perspective with the following sta-tistics: 625,000 workers commute into Dal-las every day for work and (cont. on pg. 3)

263,000 workers leave Dallas daily for jobs out-side the city. The strain on the traffic system can be described as gridlock for several hours each workday.

Mr. Zavitkovsky presented recent succes-ses in building a more equitable economic boom for all its citizens. Examples include Bishop Arts, which only a few years ago, was rundown and crime-ridden. Today, Bishop Arts is a thriv-ing enclave of restaurants, shops and galleries; hundreds of jobs have been created through this revitalization effort. Business parks at Moun-tain Creek and Pinnacle Park represent the

positive result when the private and public sec-tor come together to create sustainable jobs in areas previously not developed. In 2015, these business parks had a combined valuation of nearly $875 million; prior to development, they were valued at a combined $9.5 million - a near-ly 100-fold in valuation, benefitting all segments of our population. Klyde Warren Park was the recipient of some $20 million in public invest-ment (i.e. tax abatement or tax increment fi-nance district) and today is valued at $1.5 billion with more development in construction.with thanks to John Gilchrist for these Notes
