2. WALLS: Landlord shall provide unpainted drywall (taped and spackled)along the front and side walls. The rear wall shall be exposed uninsulatedConcrete Masonry Units (C.M.U.) or unpainted drywall. Demising walls between the stores shall extend to the underside of the roof deck.
3. FLOORING: Unfinished concrete floors. Tenant shall be responsible for all floor finishes with the exception of the powder room. Powder rooms shallreceive Vinyl Composition Tile (V.C.T.) floor coverings as manufactured byArmstrong. 12” x 12” x 1/8” thick, color to be selected by Landlord.

4. CEILINGS: A standard 2’x 4’ suspended acoustical ceiling system isprovided. Ceiling grid is white enameled metal at a minimum height of approximately 10’-0” above concrete floors unless otherwise specified.Ceiling tiles are white.
5. DOORS: Landlord shall provide a complete storefront including the entrydoor, rear exit door and powder room door. All doors shall be 36” wide andminimum of 80” high. Storefront door shall be glass with aluminum frame.The rear door shall be a hollow metal door in a hollow metal frame. Thepowder room door will be solid core pre-finished birch veneer set in a hollow metal frame. Powder room hardware shall be light commercial grade, ADAcompliant, lever type. Panic hardware will be provided on the rear door or as required by applicable building codes.
6. HEATING, VENTILATION, AND AIR CONDITIONING (HVAC): Aself-contained gas-fired heating and electric air conditioning roof top unit isincluded and is sized based on one (1) ton per maximum of 350 square feet of floor area.. Ductwork, diffusers, and return air grilles, shall be provided asrequired for a complete heating and cooling system. Unless otherwisespecified, a single thermostat shall be provided for each HVAC unit in thefacility. Additional air-conditioning, or specialized zones, if required, shall be the Tenant’s responsibility. Gas piping will be located within Tenant’s spaceto enable connection (at Tenant’s expense) to Tenant’s equipment.
7. ELECTRIC: Each store shall be separately metered directly to the Tenant.Unless otherwise specified, each store shall receive 200 amp 120-208v threephase service. No allowances are provided for special electrical equipment.Standard 2’ x 4’ drop-in fluorescent fixtures shall be provided as indicated on Landlord’s plans. Receptacles shall be installed along the perimeter walls asrequired by code. Battery operated emergency lighting systems shall beprovided for the shell of each space according to all applicable building codes.
8. TELEPHONE: Each store shall be provided with a conduit to connect to the demarcation panel located in a central location within the Center. Tenantshall be responsible to connect to the demarcation panel.
9. AUTOMATIC SPRINKLERS: All tenant spaces shall be fully sprinklered
according to N.F.P.A. #13. Any modifications required shall be theresponsibility of the Tenant.
10. TENANT RESPONSIBILITIES: Painting, vinyl wall coverings, ceramic
tile, floor coverings, window treatments, special cabinetry, wall signs, fire and alarm and burglar equipment, communications or telephone systems, redesign and reconstruction of the sprinkler system, plumbing systems, HVAC system and electrical system based on Tenant’s store design shall be the responsibility of Tenant. All work shall be submitted to the Landlord for approval prior toconstruction. Tenants are responsible for securing building permits forimprovements beyond the scope of the Landlord’s Work as defined above.

SPECIFICATIONS OF LANDLORD’S WORK RETAIL PAD SPACE
New Pad Retail
Route 422
1. DEMOLISION: Landlord will demolish all existing improvements, removeall debris and unsuitable soil conditions, provide for storm sewer connectionand will grade and compact the site to 95% modified proctor.
2. IMPROVED PAD: Fully improved pad providing gas, water, electric, telephone, cable, and sanitary sewer to a location five (5) feet inside of thebuilding perimeter curb, at locations and capacities as approved in advance and in writing by Landlord and Tenant. Landlord will pave all driveways, drive lanes, parking areas and provide curbing around perimeter of pad. Landlord will provide landscaping, ingress and egress, and all other land development requirements according to recorded final approved municipal plan.
3. UTILITIES DEFINED:
a. Electric: Landlord to provide primary service from utility provider totransformer pad, transformer pad, and conduit from transformer pad to alocation five (5) feet inside of the building perimeter curb, at locations and conduit capacities as approved in advance and in writing by Landlord andTenant. Tenant to provide transformer, secondary service and all otherelectric requirements.
b. Gas: Landlord to provide gas service line from the utility provider to a
location five (5) feet inside of the building perimeter curb, at locations and piping capacities as approved in advance and in writing by Landlord andTenant. Tenant to provide meter and all other gas requirements.
e. Sanitary Sewer: Landlord to provide sanitary sewer line to a location five (5) feet inside of the building perimeter curb, at locations and piping capacities as approved in advance and in writing by Landlord and Tenant. Tenant to provide grease traps, separators and all other required sanitary sewer equipment.
4. IMPACT, TAP & CONNECTION FEES: To be acquired by Tenant at Tenant’scost.
d. Water: Landlord to provide water service to a location five (5) feet inside of the building perimeter curb, at locations and piping capacities as approved in advance and in writing by Landlord and Tenant. Tenant to provide backflow preventor, meter and meter pit, separation of fire service, and all other required water service equipment.
c. Telephone/Cable: Landlord to provide conduit for telephone and cable to a location five (5) feet inside of the building perimeter curb, at locations and conduit capacities as approved in advance and in writing by Landlord and Tenant. Tenant to provide telephone and cable and all other required communications equipment.
