SITUATION The property is nestled in a valley position within a 5 minute walk along the adjoining public footpath to the famed picturesque North Cornish coastal village of Port Isaac, home of the TV series ‘Doc Martin’, between Polzeath and Tintagel. The village of Port Isaac provides facilities for every day requirements along with the larger former market town of Wadebridge, approximately 8 miles to the south, providing a plethora of boutique retail, professional services and facilities along with educational, leisure and medical facilities. The stunning North Cornish coastline, renowned for its dramatic clifftop walks and coastal scenic beauty, is within easy reach along with a nearby coastal villages of Port Quin, Polzeath with its sandy surfing beach, Rock situated opposite Padstow on the other side of the River Camel, and Tintagel further up the coast, famous for its castle and association with the legend of King Arthur. THE PROPERTY Approached over a partly unmade track and concrete drive, through a neighbouring landowner’s field, leading to the private tarmacadam driveway which meanders down the hill to the properties and providing ample parking and turning. From the driveway there are extensive views enjoyed over the valley and towards Port Isaac and the coast.

The property comprises a detached former miller’s house primarily of traditional stone construction with a later date extension under a slate roof and retaining many period features including slate flagstone floors, beamed ceilings and sash windows. The principal house is situated in an elevated position above the barns and enjoys views across the valley and towards Port Isaac. The property has been in our client’s ownership for just over 40 years and would benefit from a degree of refurbishment and updating. Below the house lies the original water mill constructed in the late 18th Century of local stone and converted in approximately 2003, into two properties benefiting from full residential use. The buildings have been sympathetically converted retaining a wealth of character features by the vendors who have utilised the properties as successful letting units on both a short and long term basis. Mill Barn is currently let on short term arrangements with bookings up until the end of September 2020. To make the most of the views, the water mill properties have been designed and converted with reverse level accommodation and will be ideal for holiday letting or to accommodation multi-generation families. The properties are complemented with car ports and are set in attractive landscaped grounds bordering a natural water course.
