Some of our Windsor Lakes neighbors have reported problemsusing our gate system. The most common problem has beenthat the access control device has stopped working. The mostcommon solution to this is battery replacement. Remote de-vices can and do fail over time. Replacements, with a newdesign that can be put on a key chain, are available at theWindsor Lodge front desk. The cost is $35.00.

There have been problems reported when programming 2017vehicles with the gate system. To solve this problem, a secondfrequency level has been added to our gate entry system. Ithas solved the problem for most models. It does require thepurchase of a new (additional) access control device which isavailable for $35.00.

A one-page instruction sheet is available at the Windsor Lodgefront desk.

The Windsor Lakes “Door Refinishing Project” will begin againin the next few days. Originally the project was to start in Janu-ary, but weather conditions were so erratic that our contractoropted to wait for better weather to assure better quality.

The streets included this year are: Bagpipe Way, Limerick Lane,Lake Windsor Circle, London Green, Windsor Bridge Drive,Tristan Way, Marlow Way, North and South Dylanshire,Tarrytown Way, Heathcliff Court, Chauncey Court, GreenwichPlace, and Kentwick Place. The total number of doors to berefinished are 191.

Someone must be at home the day your door is scheduled tobe refinished. If the day you are scheduled is not a good timefor you, please try to arrange for a neighbor or a family memberto be at your home the day of refinishing. Southern Paintingwill remove the hardware, sand and clean the exterior side ofthe door (no stripping), touch up the stain and apply one coatof oil spar-urethane (Man’O’War Satin). The door will need tobe ajar for at least three (3) hours. Southern Painting crews willreturn to reinstall the hardware and check the door.

The December 2016 financial report, showing end-of-year re-sults for Windsor Lakes finances, is still being reviewed. Comple-tion is expected in the near term; this will allow our annualaudit to proceed and make possible the release of the January2017 financial report.

For those who have noticed in newsletter reports and at boardmeetings that we have been operating at a deficit, it was due inlarge measure to the change in Operational funding of painting.Now, with the CPA’s blessing, it has been moved back to Re-serve status and we have a clearer picture of Operational ex-penses. A more detailed explanation follows.

Windsor Lakes expenditures are categorized as coming fromthe Replacement Reserve Fund if an item is being replaced orrenewed (e.g., a hot water heater). Replacement reserve fundsare normally dedicated to items that must be renewed or re-placed every three years or more. Thus, funds put into theReplacement Reserve Fund are allowed to accumulate over aperiod of years and then spent when a replacement is neces-sary; in effect, it is a savings account. Contrasting with this isthe Operational Fund that carries funds for expenses normallyborne during a calendar year; thus, clubhouse expenses andlandscaping are drawn from the Operational Fund.

Windsor Lakes has repainted homes on a ten-year cycle withfunds collected over the ten-year period. Repainting has nor-mally been carried out in the four years at the end of the ten-year period. Recently, the Board was told that painting wouldhave to be treated as an Operational item, seemingly forcing itto come from our yearly (rather than long-term) budget. TheOperational Fund is not set up to accumulate funds over aperiod of years for execution at the end of a decade, it is reallyonly for the current year.

Windsor Lakes Board members met with the CPA servicingour account and discussed how best to handle the funds forexternal painting. The result of the meeting was that funds forexternal painting could be included in the Replacement Re-serve Funds as long as the CPA doing the taxes was notified ofthe inclusion. With this result, the Board moved external paint-ing funds from the Operational Fund to the Replacement Re-serve Fund.

The move does not change assessments and it does not changethe painting schedule.

Lighting the walkway at the en-trance to Windsor Lodge hasbeen approved and hopefully, willhave been installed at publica-tion time. In addition to enhanc-ing the entrance, it will be anadded safety factor for enteringthe Lodge after dark. The Boardof Directors recently contractedan outdoor lighting company forthe installation.

Another “facelift” to our Lodgewill be the replacement of the13-year-old carpeting. A seven-

member committee was organized to make the decision andincludes a professional interior decorator, as well as homeownerswho are active in the life of the Clubhouse. The project is ex-pected to be completed by early April.

Both of these projects are funded from the Windsor Lodge Re-serve Account.

The Windsor Lakes Online Book Club will meet again onFriday, May 19, for a Brown Bag Lunch, at 12 Noon, in the Arts& Crafts Room, of the Clubhouse. We will have a group dis-cussion on two historical fiction books: The Nightingale byKristin Hannah, and All The Light We Cannot See, by An-thony Doerr. All book lovers are welcome to attend. “New” mem-bers please sign up in the Activities Book at the Clubhouseso we have a count, since the Club furnishes dessert and abeverage. At our May meeting, we will select a mystery, anovel, and a non-fiction book to read for our Fall Meeting onFriday, September 23, at Noon.

Southern Painting does offer extra services such as thresholdsweep replacements, new door hardware, new kick plates andan additional coat of oil polyurethane at extra costs.

With the arrival of March, it’s back to weekly mowing of homelawns and common areas. Hand weeding, as needed, will alsobegin again.

In March, shrub pruning (tip pruning only) will be done as needed.Also, in March, front lawns and common areas will receivefertilizer applications that will include a fungicide and insecti-cide. (ants and other insects)

Come the month of May, there will be another fertilizer applica-tion, including fungicide and insecticide treatments.

Our next casino trip will be a three day, two night trip to theParagon Casino Resort in Marksville, LA departing themorning of Tuesday, May 9 and returning the afternoon ofThursday, May 11. The initial signup date will be Tuesday,March 28 at 10:00 am in the Clubhouse lobby. A reminderwill be sent via a blast email to all residents and a noticewill be posted on the bulletin board in the Clubhouse.

• The last casino trip was sold out by the afternoon of the first day of signups, so if you want to go, we suggest you plan on being there the morning of the initial signup date or have someone else there for you with your check or cash payment. If there are any remaining spaces avail able, the trip will open to non-residents a week later.

• To enable as many people to go as possible, we encour age singles to pair up with another single to share a 2 bed room. Not only can more people go, but the shared cost for two in a room is much cheaper than one person to a room.

• Note that Paragon provides each person with $30 in perks

for slot play and $10 in perks for food.

Some of our neighbors are having a good time on Tuesday evenings squaredancing. There aren’t any crinolines or cowboy boots at this weekly class,but there always fun and great conversation.

In November the group was invited to be guests at The Woodlands StarsSquare Dance Club. All members had a great time and Wade Driver, theinstructor, called two dances at the student level. Come join the fun onTuesday evenings.

Nine years ago the Garden Club established a nature trail with34 wooden markers. These markers have deteriorated and arebadly in need of updating. A committee led by Ken Kramm isreplacing the wood markers with permanent, plastic markers,

Windsor Lakes will be holding a Spring-time High Tea on April 1, 2017, 2 P.M.,at the Clubhouse. Susan Boswell, ourfounder, started these teas over tenyears ago. The teas have raised money for new book releasesfor the Windsor Lakes Library and for other charitable inter-ests. The sandwiches and desserts will be prepared and servedby Windsor Lakes residents. The speaker at the Tea will belocal author Maria Grace who is known for her historical En-glish fictions and stories of traditions and customs of the JaneAusten Regency era. Check out her blog and website under“Random Bits of Fascination.” Maria Grace will speak to us onthe process of writing, and she will bring some of her books.

Tickets for the Tea are $8 and will go on sale on March 7th.

We hope to see you at the Tea! Remember to bring your favor-ite tea cup!

AMERICAN BEAUTYBERRY (Callicarpaamericana) is a native shrub that produces large clusters ofpurple berries in the fall. The berries are eaten by numerouswildlife. The berries are sometimes used to make jellies andthe roots are used to make herbal tea. Crushed leaves repelbiting insects, such as mosquitoes.

Resolutions about diet and exercise may have come and goneand perhaps a “new and improved” tracker is in your posses-sion. New andused trackers are given to low-income seniors and others whoparticipate in health studies.
