SITUATIONThe Old Vicarage is situated in one of the most attractive, unspoilt
yet readily accessible parts of North Devon. The Old Vicarage is
approximately half a mile to the north-east of the delightful village
of Chittlehampton. Chittlehampton has a fine church, which
dominates the square and has the second tallest church tower in
Devon. The village has a Post Office/general stores and inn. There
are a number of excellent schools in the area.
The market town of South Molton is four miles to the east and is able
to meet most everyday requirements with a health centre, banks, Post
Office, good range of shops, a supermarket, garage, restaurant and
pubs. A wider range of facilities is available in the North Devon town
of Barnstaple, about eight miles to the north-west.
The cathedral city and county town of Exeter, about 30 miles to the
south-east, offers a comprehensive range of educational, cultural,
recreational and shopping facilities.
The Old Vicarage is readily accessible to the Exmoor National Park to
the north, the Dartmoor National Park to the south and the excellent
surfing beaches of North Devon and the dramatic and unspoilt
coastline of the North Devon and North Cornish coasts, much of
which is in the ownership and protection of the National Trust.
CommunicationsRoad – The North Devon Link Road is only three miles to the
north. This provides good access to Barnstaple, Tiverton and links
with the M5 motorway at Junction 27.
Rail – Tiverton Parkway railway station provides services to the
Midlands and north of England and via Taunton and Westbury
to London Paddington. A branch line operates from Barnstaple to
Exeter, with a station at Umberleigh (approximately two and a half
miles to the south-west), with links both with the mainline railway
to London Paddington and also via Salisbury to London Waterloo
and the Eurostar service to the Continent.
Ferry – A ferry service operates from Plymouth to Roscoff in
Brittany and to Santander in Northern Spain.
THE OLD VICARAGE The Old Vicarage was built in 1844 as an early Victorian vicarage
and occupies an elevated position with stunning views over open
countryside. The house, which is constructed of stone with casement
windows under a slate roof with brick chimneys, is Grade II Listed as
being of Significant Architectural Importance or Historic Interest.
The house is approached over a tree-lined drive and is enhanced by
wisteria and a wealth of original features inside and out. The house’s
bell tower has recently been restored to working condition.
Approached from the gravel drive the main entrance takes you into an
entrance porch with a set of double doors with original glass. To the
right of the entrance is the study with original shutters, bookcases and
a storage room. Through another set of double doors you are led into
the spacious hall with a wide oak staircase leading to the first floor with
extensive under stair storage space.
To the left is a grand dining room with the original stone fireplace, bay
window with shutters and the views over the surrounding countryside.
Straight ahead is the drawing room, another good sized room with a
functioning fireplace with a carved stone surround, original shutters
and window seat again overlooking the panoramic view.
Another hall leads to the kitchen with slate floors, handmade units by
Robinson and Cornish, granite work surfaces and a half electric, half
oil-fired Aga with an electric hob. A door takes you through to a boot
room which houses the boiler and provides access to the larder with
original slate shelving and has a door to the garden. There is a further
pantry, currently used as a utility room/second kitchen, playroom and
downstairs WC. The back stairs lead up to the first floor and attic from
this end of the house.
The main staircases, including a half landing with a stunning oriel
window, lead to a spacious galleried landing with the master bedroom
and guest bedroom on either side. Both rooms have good-sized
ensuite bathrooms and dressing areas. A further hall takes you to four
further bedrooms, three doubles and a single. A family bathroom and
a separate WC complete the first floor accommodation.
The second floor level comprises seven rooms, two of which are
currently used as an office and library. There is a separate phone line
and broadband connection making it an ideal space for an office or
apartment. The other rooms could be used as further bedrooms or
living space.
There are extensive cellars running under the whole house. One
of them is currently used as a wine cellar whilst the others provide
ample storage.
GROUNDS AND GARDENS The Old Vicarage has the benefit of a part stone and part concrete
block double garage with a concrete floor, with electricity connected,
under a slate roof.
One of the most attractive features of The Old Vicarage are the
landscaped gardens and grounds which surround and protect
the property. To the south of the house is an area of sweeping
lawn enhanced by a magnificent Lucombe Oak, a number of fine
specimen trees including a gingko tree. The gardens also comprise to
the north of the house an area of enclosed lawn with a magnificent
yew tree and a greenhouse. A recently constructed tennis court
complements the garden.
An arch and gate leads to a vegetable garden with hornbeam and
beech hedges and a flowering cherry tree.
To the east of the house is an orchard/paddock planted with a
number of productive fruit trees, including apple, pear cherry, plum
and quince.

DIRECTIONSFrom the M5 motorway exit at Junction 27 and take the A361
North Devon Link Road, bypassing Tiverton, and continue towards
Barnstaple. Ignoring the first turning for South Molton and North
Molton, continue to the second roundabout and take the first exit
onto the B3226 towards South Molton. Proceed to the edge of
South Molton and turn right onto the B3227. After 5 miles turn
right at crossroads (Homedown Cross) signposted Chittlehampton
and the Bell Inn. Turn right at next crossroads signposted Filleigh
and drive through village past pub, and take left fork at the stocks.
Turn left at the thatched cottage signposted Filleigh. The entrance to
The Old Vicarage will soon be seen on the right hand side.
